Was just living out on the Delta loop each marina or resort within the loop itself as unique characteristics, activities, and views within. This particular location that we went to the Delta Bay Marina at this location they tend to have a good handful of festivities or activities that are family oriented. One visit here they had a flea market another visit as this one was like an arts and craft fair with different vendors and another time they had a tiny. This is also a spot that you can have Tiny residency, as well as RV/camper residency or even just booking your camping outing. They do have a laundry room on site as well as a little community store and a community center that they host events like crockpot night. They also have a community swimming pool that the residenceand campground visitors can use during the holidays. They're also located right across from a kayak rental location for those that water activities.

We have lived at Park Delta Bay, owned by the Marina for the last year and a half. The staff has all been kind and easy to interact with, special shout out to Candice and Jimmy. Our neighbors have been incredible people we are thankful to know... and ultimately the only reason we remained.The owner of Park Delta Bay and the Marina, Eric is the singular problem with the resort. On holiday weekends, and nearly every summer weekend, when he fills the back row of the east side of the park with campers, the power grid cannot keep up and there are constant blackouts. When asked to turn the power back on, the owner has refused. On 4th of July weekend, 2022 he went so far as to put a lock and key on the breakers to prevent them being flipped back on. On Labor Day weekend, when Sacramento county was setting record heatwaves and our temperature was 110°, the power went out again and Eric refused to turn it back on. When he was confronted by myself and two neighbors about why he hadn't upgraded his system to support the amount of people he had on it he closed shop and locked himself behind the Marinas doors and I called the police as a last resort to restore power.Additionally our water quality is terrible. If it's not yellow or brown (even with our filters), it smells so strongly of bleach that it will scorch your throat. This has been going on the entirety of the year and a half we have lived here. Up until a month or so ago we had two functioning washers for the entire park and three dryers. The washers were $1.50 a load and the dryers were free. Of the two washers one didn't really get your clothes clean and the other left them soaking wet, so you had to run the dryer two or three times to get your clothes dry. Eric finally replaced them in October, but is now charging $2 per load of wash and $1 to dry. There is a giant compost pile that is Eric's worm farm running along the entire southern edge of the eastern side of the park. The flies this year have been in the thousands. We set out fly traps and they fill within a day, there's always dozens congregating outside our doors. When the breeze blows up from the south you get the smell of manure and compost.The leech field had a loose cover that could easily be moved to expose the septic waste. The hole was large enough for a grown individual to fall in to. It remained uncovered from June until October, while Eric was managing because Candice was on leave. Basically if anything is wrong in the park it's because Candice isn't there to make sure it's properly taken care of. There are two dumpsters and one recycling bin for the entire park which fill up long before the week is over. The trees overhanging the trailers are not maintained and pose a risk with the high winds we receive out here. Earlier this year a tree did fall onto one of our neighbors trailers, tearing a hole in her roof. Parts of the park are poorly kept, specifically around the "Tiny Home" side you can see some rundown, unoccupied units.For short stays, Park Delta Bay might be enjoyable, so long as you aren't coming on one of those packed weekends where the power is out constantly. But to any who do consider moving here or visiting, be forewarned about the ownership, and bring plenty of bottled water to drink and wash with. When it comes time for you to move out, know that Eric likely won't prorate your monthly rate, even if you give him a thirty day notice, like he did to us. You have so many rights as a tenant. Got a complaint about the park? Get a complaint forum from the office in order to have a paper trail to protect yourself should retaliation be attempted.Good luck to any who come, and blessings to those we leave behind. I love to camp here, Delta Bay has everything you would like to do. There private campgrounds with a restaurant located on the water . Fishing as well, each campsite has their own passcode to the restroom and showers . You have the opportunity to meet new people or just keep to your self. I would recommend you try these campgrounds.

I live at Park Delta Bay, which is associated with the Delta Bay Marina. As the fifth year of my tenancy here draws to a close, I wanted to take a minute to share my experiences here. As others have noted, the staff at Park Delta Bay goes out of the way to make our experience homey and pleasant. Everyone whom I have met that works here seems to genuinely care about those of us who live long-term here as well as the "campers", the vacationers who come and go. I live on the west side of the park in my tiny house, but the whole park is my community. As I read over the reviews left here, the good and the bad, I can't help but mention that any large operation will have good times and not as good times. What counts for me, and why I rate this place highly, is that the people who manage and run the facility care about the place. The Park used to be a KOA and is fairly old. Over the years that I've been here, the staff and ground crew have worked to improve the old infrastructure. I've seen staff, including management as well as the owner, out on a Sunday morning checking leaks in pipes laid long before any of them worked here, tirelessly working to fix problems that were lurking in the old structure. I've seen the staff standing outside watering flowers on their days off and loading packages in their personal vehicles to deliver them to residents whom they know can't carry heavy boxes. That makes the place a good place to live. Every large communal facility will have occasional problems, even big ones, but when the staff cares as much about us as this staff does, they go out of their way to try to fix any problem. The staff lives on site, too, so if you need someone or just need help, one of them will always lend a hand. It's a beautiful park and I feel fortunate that when I moved to California with my tiny house, I found this place.

During our camping weekend we found that the facility and grounds were well-kept and in pristine condition. Additionally, the employees are all very helpful and friendly. There is plenty of distance in between RV/Trailer spots. You will not be disappointed camping at Park Delta Bay!

Park Delta Bay is a sweet spot. Mature trees offering ample shade good sized spots that offer full hookups, refurbished pool for the hot days and a short walk across the levy road to the delta. Kayaks and paddle boards can be rented at the marina and they have covered berths if you've got a boat. Launch available nearby. A short distance from Pirates Lair with numerous waterfront restaurants to choose from. A quick drive from the East Bay takes you back in time a little bit. Look past the full timers and come give Park Delta Bay a try. Don't have an RV? They've got tiny homes for rent too. Check out their market every other Sunday in the summer.

First time visiting this campground. Second trip out with our new to us travel trailer. We will be back! Friendly staff, the RV campground has full hook ups and the spots are decently spaced. Most are tree covered which for the weekend we stayed with 100+ degree temps helped keep our trailer out of the direct sun. There is a pool that our kids loved for these hot days! Walked the loops and saw the tiny home community. This park is clean and well kept. Neighbors were respectful of noise too. Definitely family friendly!

I want to preface this review with the fact I'm not a visitor to this park, but rather I live here and have since June of 2019. I can't speak to the vacationer rates or ease of planning (although knowing the staff, I imagine it's very accommodating). Park Delta Bay is located on the San Joaquin River a few miles from where the Sacramento River meets it to spill into the San Francisco Bay. It would be an understatement to call this area "beautiful." It's truly the most peaceful and serene place I've lived. The park itself rests behind a levee which separates it from the river, and a quick 15 second walk gives access to fishing, boating, birdwatching or taking in the sunset (which is unlike anywhere I've been as well.) In the summer months, this place truly shines. A lush, old-growth tree canopy blankets the majority of the park and, in conjunction with the delta winds, truly keeps the temperature comfortable, even on the hottest summer days (although on the river itself, it can get toasty!) The park amenities are the best you'll find along the Delta. The park offers a clean pool in the summer months, a large recreation room with comfortable seating, television, a full kitchen, and an open (but modest) library, tennis courts, ice/propane/firewood for purchase, clean showers and bathrooms, and a general store for food/beer/souvenirs/nick-nacks at the adjoining marina. The park is always clean and well kept. I challenge anybody visiting to find a piece of trash or un-mowed spot anywhere in the park. The staff members are awesome. They bend over backward to accommodate or assist anytime people need anything. They're all polite and very friendly. If I were recommending a place to vacation or summer to friends and family, I wouldn't hesitate to enthusiastically recommend Park Delta Bay. I couldn't be happier with where I get to live.

I am going to give the most blunt honest review here since the reviews are all over the map on this place. I am a weekender... and do not live here but do store my RV there for $50 a month and we do camp overnight quite often but the overnite pricing at $65 a night is THEE most expensive on the Delta Loop... I've dome a alot of research. We also keep our boat there and the Marina is REALLY NICE, they marina bathrooms are always clean. SO I will review the park as someone who visits but doesn't live there.PROs: The staff here are awesome. Each and every one of them. I don't know who says the bathrooms are dirty because that's just not true... the bathrooms have been pristine every time we go. I think the grounds are kept up nicely - it's across the street from the Marina so you can fish off the main dock. The people who live here whom we have met all seem to love it here... it is actually a super cool community where they work together... super impressive. Also the owners have BBQs and wine tasting at least once a month!CONs: The pricing is all over the map - monthly rent is reasonable for the loop at $650 but short termed prices are again SUPER HIGH... $65 a night and $325 a week (we are planning a cross country trip and NO WHERE do we pay over $35 a night). The garbage bins are over stuffed and the lids are never closed which invites FLIES.. Some camper told the office we put in remodeling trash (which was NOT true even remotely)... so we were talked to. The pool has in fact been closed for about a month so far but I know they are working hard at reopening it... some have complained that there seem to be a bias against non tiny homes and families (but I haven't seen or experienced that). Also if I were to give advice I would say make sure you open the bathrooms and rec room on time.All in all I do really like this park but wish they would get their short term pricing in line AND fix the easier things (get the pool open, more trash bins with closing lids) but we have no problem taking our trash home and we have a boat so it doesn't stop us from coming.
