The worse property management ever. The customer service is horrible. The call backs and returned emails were nil to none. I never received a notification that they were waiting on a response from a reference and still processed my application even though they already rented the house out and never even let me know they rented the property we applied for. I will never use them again and I recommend nobody else use them. I can see why they have a very low rating. I would give them zero stars but I don't have the ability to do so.

I know times are hard and it's hard to find a rental. But whatever you do, don't rent through this company! They are rude and pompous. They will charge you for everything. And don't expect to get much of your security deposit back but they will make up repairs to charge you with. If you just rent from them, take VERY detailed notes and pictures of your walkthrough. Trust me, they are HORRIBLE!

On June 2nd 2020 I applied for a home in hilmar on 19196 Johnson Ave Hilmar Ca paid 70 dollars in application fees and I didn't get any response back on June 7th I called them to check on the status of my application and I was told my credit didn't meet the requirements which didn't make sense because my credit is a 670 so I decided to do my research and found out the home has been on the market for sale since March 13 2020 and is now pending I asked for a refund and they said application fees are non refundable and I agreed to pay for the application fee so there's nothing I can do which I would be fine with if the house got rented out and I really didn't qualify for the home

I mean I saw all the reviews and I mean I was nervous reaching out, but I've worked in customer service for 10 years now and I know that people don't take the time to write a review unless it's to write something negative. So I gave them the benefit of the doubt and so far I have had about 5 or 6 encounters with them, mainly Shauna, and each interaction has been quite pleasant. We got to view the houses right away, our application process took no more than 48 hours, and we are signing our lease next week. I know it could be hard to work with the times they are open, but I did what I needed to do to make it work. I look forward to working with them for the duration of our lease.

Unprofessional, lacking basic human decency. I guess I am grateful to have had a blatantly negative interaction early on to avoid giving this agency further business. May I remind the lazy people behind the desks that your job consists of operations any individual could perform and furthermore there is never a situation that calls for discussing clients' personal information from across the room in a half-shout. No rental property is that important.

Please Do Not Waist Your Time or Money here. I truly Hope this helps Anyone considering renting from this place. They Really deserve ZERO stars. Very Rude and Unprofessional.To start we were not even acknowledged when we first walked through the door. Inquired and the unit we were interested in has had no other applications... We paid the $35 (per adult)fee and were told 3 to 5 days to process.5 days later we called because we hadnt heard anything... we were told they hadnt been able to verify our previous rental history from one place. We gave additional numbers to contact. That was a Friday. Closed on the weekends...so we called again Monday. We were then told our app was in final review, should only take 2 more days. We waited, called again after the 2 days, we were then told they needed an " unbiased rental recommendation form" from the previous place, bc we are currently living with family. So after a couple more days of hounding the previous places office staff, they filled out the form and sent it back. We then called and verified that "cvpm" did receive it. We then told we should have the answer tomorrow. Called the next day, but it was lunchtime..left a message for call back. 2pm still No call. My fiance called again from her cell phone. No answer, sent to VM. She waited and called from work. Then we were told we were denied due to "low credit", but they had our credit info when we submitted our applications. They were actually ignoring the calls. No we Dont have perfect credit, But we do have more than one income that equals more than 3X the rent, and Decent rental history( No evictions). So in all it took them 2 weeks to find the reasons to deny us. Probably for the best...but just a Horrendous experience.

I lived at the 29120 Fentem Rd Gustine home for 3 years. RENTERS BEWARE!!!!! CVPM DISHONEST and very quick to jack up and take your deposit, but very slow in giving what is rightfully yours back!I rented the house so that I could take care of my disabled father and 12-year-old son. The rent at this time was a lot lower then what they are asking for it now. The house's heat runs off of propane. I tried not to use the propane in the winter as the cost to refill the tank was around $500 every 3 months in the winter and would go fast! The cost of electricity and propane together was very expensive and unaffordable. The house sits on working farmland and a working dairy. In the seasons when the farmers would plow the fields, rats and mice would invade the house. In the summer you have thousands of flies in and around the house from the dairy. The roof of the house is a fire hazard and needs to be replaced. All the windows in the house or factory, so keeping heat in and out through the seasons was impossible. After my father passed away in this home due to natural causes, I decided to move. Before moving out, I requested a pre-walk through. Ryan came to the home and gave me a clear walkthrough of the home with no repairs needed on a checklist that I signed! The house was left in GREAT shape. Most of the pictures you see for this home on CVPM are the pictures I took and sent to CVPM to show them the exit condition. In the walkthrough, I reminded Ryan of the toilet leak I reported that needed repairing due to the toilet not being installed with double seals. When the plumber came out to fix the leak, he mentioned the leak had been going on for a while and I would not have known as the leak was under the linoleum. Also, the valve was broken so even when I turned off the water to this toilet, it continued to leak without my knowledge. Ryan said I would not be responsible for the leak as I reported the leak as soon as I noticed it and that it was caused due to not having double seals at the time the toilet was installed. When I finally got my deposit back, it was minus $337.50 for half of the cost to repair the linoleum floor! Their argument was, " I did not tell them about the leak"! This is completely false. I am now pursuing legal action. Do not let CVPM take advantage of you!Civil Code § 1950.5, a landlord may only deduct those items that arereasonably necessary for the repair and cleaning of the premises, exclusive of ordinary wear andtear or pre-existing defects.

If I could I would give them negative stars. They're extremely unprofessional! They're so lazy and very rude. They make assumptions when you call in to have them fix something then raise the rent.... that's because most of the time they end up doing a crappy job. They need new employees...
