Good location only with easy freeway access, about 30 minutes from San Francisco in normal traffic (during the morning commute hours it can take 90 minutes). Close to the Wine Country (30-45 minutes). 5 minutes to downtown Novato for nearby shopping. Hiking trails nearby. Spacious spots. Nice deli on-site open daily 8-6pm. Clean laundry room. The management is helpful. CONS: On the expensive side but that is expected for this area. The WiFi is somewhat congested."

"I wanted to put in a new review as my initial entry was deleted by the old manager attached with the previous owners. Yes it was a bit horrendous but every word truthful. It's been almost a year or so and wanted to post accolades because they are well deserved. Since putting in the beautiful fence allowing for just one entrance, the theft is almost unheard of as well as homeless and strung out meth heads making their presence recognized. Although I don't use personally - the new, upgraded washers and dryers as well as adding a shower was a nice touch. The current manager is professional and always helpful and courteous. Same goes for the grounds/maintenance couple. They are hardworking and you'll never see these two slacking for anything. Beauty with added flowering trees, corner park plants and bucketed eye catching arrangements are nice. The management is big on promoting mobile home and long term RV renters to keep their space areas tidy. Even with a rent increase and water charge added it's still reasonable in monthly cost if you can find an open spot for long term."
"This park has modern and clean facilities, sells propane, has a small store and most importantly paved level pads with good hookups. The staff know their jobs. They offer complimentary coffee and tea. The laundry is inexpensive and by pay method to have only residents using it. Trash is picked up once a day about 1000. You can hear I-5 and the train with the windows closed if you try to otherwise it's quiet. There are truck stops, fast food, truck washes, and a RV store in walking distance. The park is away from town and car rental places so Uber if needed. We used Passport America for 2 of our 3 nights, Good Sam for the 3rd night and averaged $54 a night."

"What a terrific place!!! First time staying here. I rented the Zen cabin for 5 nights. It was the most relaxing vacation ever! Quiet well kept grounds. The cabin was perfect for me. Just a bed, sink and toilet. And it did have electricity. Campsite also includes a built in bbq, a fire pit and table and two chairs on the deck. Was able to park my car right next to the cabin. Cabin also included a table top fan which was very helpful, as it was a very hot week. As someone who wanted to camp, but didn't want to sleep on the ground, these little cabins they have were perfect! Showers were coin op and just a quick walk from the cabin. Showers were .50 cents for 3 mins. You can add more quarters for more time. The communal bathrooms and showers were VERY clean at all times. Very well kept. The pool was terrific! Perfect temp and was very nice to hang out down there and read a book. Just a 5 min drive to big trees state park. Also a quick drive to Lake Alpine, Stanislaus river, Columbia state park, some terrific restaurants, and the moaning and Mercer caverns. The staff was super friendly and very helpful! All in all I had an amazing trip, and I will definitely be back!"

"This is a large RV park with concrete, paved and gravel pads. The spots are large and can fit any rig we've seen. The hookups are solid. The staff are VERY helpful; they readily agreed to change our spot and though is was pouring rain the manager escorted us though I stated it was unnecessary. The facility is government owned and privately operated so there's no tax on the fee, this savings can be substantial in this state. The security is very good here; police, private security and surveillance are all active. For extra security the restroom/showers require a key (available during office hours with a $20 refundable deposit) and the laundry is only open during office hours. They are clean and could use modernization. The Wi-Fi is adequate with occasional blurring to video on the TV."

The park itself is within sight of I-5 and beautiful views of the hills. It's quiet. The pads are gravel with a paved car spot, and our hookups all work well. There is a dog park, small playground and RV storage with open access. They offer several discount options and monthly rates. It's an easy for us (1 hour) walk to downtown. There's also the warehouse area next to the park that may be walked. There are grocery, restaurants, gas/diesel, and propane here. My only negative is the restrooms through the park are old and NOT cleaned well; the restrooms in the main building are nice but open only 9 to 6. The laundry is also in the main building and is well maintained.

The good news is that it's only about 30 minutes from San Francisco, they have a nice pool, and laundry room. The bad news is it is a parking lot with gravel, the spaces are very close together, and only one of the two ladies that I spoke to in the office is nice, however the nice lady is really nice. They do have a area between the park and the nature reserve where you can walk your dog. The worst news is it's $100 a night, but that's not shocking as there is not anywhere in around San Francisco for any cheaper than that. We stayed for business, and I would stay again.

We have lived here for 7 months now, and couldn't ask for a better experience. When looking in the area for homes or apartments to rent we decided to live in the trailer instead for one year while my husband is in his PA school rotations and I'm so glad we made this decision. Big pros: + Close enough to the freeway, central location to Turlock, Merced, Modesto, but without freeway noise (You will hear the train frequently but this is something I grew up around so it's actually comforting to me).+Friendly, helpful staff. +On site propane refill: You can leave your empty tank out and they'll refill it for you. Awesome. +Reasonable cost: Rent includes water, you just pay your own electric (get LED bulbs in your RV!)+Safety: The gate closes at night and you need a code to get in. I've never felt unsafe here! Neighbors have been friendly too. +Dog friendly: Dog park for big and little ones.-Con but not worth removing a star: WiFi is crappy. We get by with our hot spot and Starbucks one exit away if we really need to get something done without it kicking us off. Our spot is right on the river and I love waking up and seeing the fog roll over the river. We plan on staying a full year and I know I will have many good memories of this place!

What a find this place is! The sites are very large and level, with nice clean gravel and over-sized concrete patios. The entire park is immaculately maintained, and the management are incredibly friendly and helpful. We stayed here for 5 nights and wish we could have stayed longer: there's so much to do in the area, and Capitol West is so conveniently located, that we still had tons of things we wanted to do when it was time to leave. We're definitely planning on coming back to this gem of a park.

Nice spacious spaces, efficient staff, clean pool and facilities. Super hot in summer. Prices used to be good, now are just reasonable. Great spot for an overnight rest spot, but nothing more. DO NOT pay for their upgraded wi-fi. It's marginally better than the free wi-fi for about 20 minutes, then you have to keep logging out, and logging back in again to keep it working. Really poor Wi-fi, and ATT reception knocks this place down at least a star, maybe two.

We spent six nights here last week. What a hidden gem. ALL the hosts are so kind and helpful. The grounds are truly beautiful. I was afraid the spaces were very close together, they are not. The pool is clean and roomy. The bathrooms and showers are spotless. The laundry room is perfect. Two washers and two dryers. WIFI not so much. Have games and dvds or just talk to each other. LolNot so good things: our spot was not really big enough for our trailer. To open the slide we could not open the awning. If we moved back then we could not hook up sewer. If we moved forward then the tongue was in the road. But by far my biggest disappointment was not being able to sit outside because of the WASPS. We bought two traps and they had one hanging on tree behind us. HERE WE WERE IN ONE OF THE MOST BEAUTIFUL CAMPGROUNDS WE HAVE EVER BEEN AND COULD NOT SIT, COOK OR EAT OUTSIDE. NOT THEIR FAULT. WAS JUST WHAT IT WAS. I would go back tomorrow if I could.

"We were reading Yelp reviews here and noticed two distinct camps; live there and love it, others have difficult time reserve a site due to host ignorance. We thought that probably happen to other folks and not us. Called to check availability as well reserve a site starting 1st day of December, came the reply "May be!" Hmm, either they have site or don't have a site, why implying they are not sure? We plowing on about our 19' travel trailer, 30A requirement... to allow them more flexibility of arrangement. Came the reply "The site is 50A and we don't convert to 30A", even with the Dog Bone we asked. We very sure that their website says 30/50A or 50A, but we know in full that even with 50A shore power it would have standard 120/240V 50A 3-pole 4-prong which we have adapter for. He said something about phase-in regulation BS but we already lost interest in wanting to stay with this place. Ignorance host deserves 1 star but contempt host deserves 0 star, but Yelp doesn't have 0 star rating so Mark J RV Park should feel blessed with 1 star given."
"Was just living out on the Delta loop each marina or resort within the loop itself as unique characteristics, activities, and views within. This particular location that we went to the Delta Bay Marina at this location they tend to have a good handful of festivities or activities that are family oriented. One visit here they had a flea market another visit as this one was like an arts and craft fair with different vendors and another time they had a tiny. This is also a spot that you can have Tiny residency, as well as RV/camper residency or even just booking your camping outing. They do have a laundry room on site as well as a little community store and a community center that they host events like crockpot night. They also have a community swimming pool that the residenceand campground visitors can use during the holidays. They're also located right across from a kayak rental location for those that water activities."
"Today I needed to use a dump station for the first time (the least wonderful thing about RV'ing!) I called first and Clarissa was friendly on the phone. After I arrived I was very impressed by her helpfulness. She has the patience of a preschool teacher mixed with professionalism that makes for *excellent* customer service. There is a nice little store right next door with a good amount of basic supplies (she was kind enough to walk me over there and show me around too.)I can't say enough about how she shared her knowledge. At the same time, she didn't miss a trick. She is a 'hawk eye' (the kids call me that!) meaning while helping one customer she also sees exactly what else is going on nearby and coordinates everything expertly. :) It turns out that Clarissa is the Park Manager. All I can say is that the park owners are very lucky to have her. I drove through the park on my way out and it was very clean. It's a simple property with concrete pads and no foliage other than near the shower house, but it seemed very quiet and peaceful and I imagine people sleep very well here."

"I came here and not gonna lie it was looking kind of sketch. Went on google and yelp reviews and was horrified at the comments. There was no way I was going to be staying here with everything that was going on. Right when I pulled out a lady walked out and greeted me from my car... I guess I looked lost... she had a smile asked me if I she could be of any help. Her name definitely started with an "R".I told her I was looking for 20ft space and some amenities etc you know the basic. She was so helpful I ended up in the office. I felt so welcomed and at ease. Perfect timing!!!"
"I did not stay here but am reviewing based on the hospitality of the staff. Being up this way (In the mountains) cuts you off from the cellular grid depending on your carrier. My group and I starved for some wifi were allowed to used it even though we weren't truly guests there. This is much appreciatedAlso to my surprise they have a washer and dryer here. Being a bit unprepared for the trip in the clothing department I was able to use the laundry room here which again was a big help making it through my week here as hiking and traversing through the woods dirtied up my clothes pretty good.From the looks of the grounds though, it is well taken care of and there is a pool for those who don't feel like going down the hill to Pinecrest Lake. Unlike the camp I stayed at, Pinecrest Chalet seems a bit more on the "high end" side of camping so if you're into more amenities, this looks like the place to be."

"The park was clean and they basically have a monopoly as there aren't any places other RV parks nearby. The booking and email instructions were timely and clear. The check-in was however a little rough. One, the lady who checked us in was very eager to share her knowledge, but unfortunately it wasn't all accurate. For example, she was insistent we could take the ferry from Larkspur to Angel Island, which is inaccurate unless you go to Tiburon or SF and then take another ferry to AI. Second, we booked on-line for a 26 ft travel trailer and truck, the spot they put us in accommodated, at best, a 28-footer so no room for the truck. I go back into the office and say the spot is too small and there isn't enough room for the truck. She replies it's because we booked on-line. I then said what does that have to do with it since I provided all the info and paid the same rate. All I got was deer in headlights look and was assigned a parking spot. Why couldn't that have been the case when I checked in? Third, the spot we were in was so narrow in order to extend the slide-out without encroaching into our neighbors spot, we had to walk on the other side neighbor's spot to get into the RV. Fourth, no room for chairs and nothing else provided for $99 a night.Ultimately, you pay for the location and lack of options."

Without any plans on our next camp site, we called Vineyard RV Park and they gladly took us in under a very short notice.This RV park is mixed with full-time residents. For those who looking for long term stay, it's worth checking out. Their lots far back looked spanking new. Our site on the other hand was an overflow space and still great given the emergency. Full hook ups and area is kept clean. Ground is all gravel preventing dust and mudding.Love the customer service and the sympathy given to our situation. Thank you."

"Have lived in the park since March.We moved to New Hope Landing and shortly after there was manager change and it's crazy how much better this park has gotten with a manager that goes above and beyond to care for the park. She has to manage all the tenants as well as the marina guests, and keep the grounds cleaned and maintained. Any issue we have ever had has been resolved quickly and Barbara always seems to be working on some sort of maintenance project. My only wish for this park is that they hire a separate maintenance person in addition to a manager that way undivided attention can be given in each area. Thanks new hope for the great place to stay for summer. We will be back next spring."
"We came to Sacramento area to visit family and had to find a place on the fly when our rig couldn't fit in at the park where we planned on the river. The managers here got us in for the week on last moments notice and were very happy to accommodate us. The neighbors we had were very friendly.This is an older park and most of the RVs were older, many looking like they hadn't been moved in years. I believe that most are long time residents. I did not use any of the facilities and can't comment. The neighborhood around the park is older and somewhat sketchy. Groceries are within a couple of miles and freeway is close by. No cable but good antennae Service. The site was close to level but the sites are close to one another. Concrete slab but no picnic table.The park cannot control the neighborhood it is in So I did not consider it in my rating. I rated on the park itself. Our neighbors and the managers get 5 Stars!"
"New ownership, new way of doing things. Poor communicators to say the least. I had terrible luck trying to reach them during normal business hours in a timely fashion....now this happened. They recently had a break in and it doesn't look like they are going to cover tenant damages from what they wrote here. Terrible to hear for the tenants. Absolutely wrong. If you fail to instal cameras and protect the property, you should cover damages sustained by your failure. Just my $0.02. I won't store my rig there anymore. "We go here every year for our annual kids out of school summer holiday. We bring our boat, fish, take the kids tubing, jet ski, float around by the docks, swim! The cabins are so cute, I get the kids their own and the adults all get their own right next door to each other. It's amazing good fun. "I needed to take a dump. Well, my trailer did. There aren't a lot of places to do this in the East Bay. One you must be camping at, another in a recreation park, and one in SL. The SL was broken and the two others...yeah no. A bit of a drive from the house but worth the drive for a nice clean place to do business. The folks inside the office were nice people. It would be a good enough place to stay for those doing a show circuit and having to stay close for a few days. As campgrounds go, the current rating is accurate, and we wouldn't stay here unless by necessity. Still, nice folks, easy to do your business. Three stars!"

"My wife and I needed a place to stay for a few months in the Antioch area for work, and Eddo's was the cheapest in the area. They didn't take any of our information when we called to make a reservation which ended up being a good thing. The girls in the office who answer the phone were incredibly nice, but the guy at the RV park was anything but.To start, getting there from the south is incredibly tricky - you have to drive through Antioch/Brentwood, and half of the roads don't allow trucks (anything over 7 tons, which most RVs are). Once you figure out a way to get through the city, you have to cross a bridge to get to the island the RV park is located on. This would be no big deal except it is a toll bridge - $5 for autos, it cost us $20 with our truck and fifth wheel. There is no toll crossing back into Antioch.Next, turning off of the main road on the island to get to the RV park is a difficult. The turn is sharp, and the traffic is unforgiving. The road itself is a nightmare. It was barely wide enough for our trailer - God help us if we had met a car on that road. It is sitting on top of a dry dam, so there is no shoulder on either side for most of the road. The pavement looks like it has been through a few earthquakes with massive cracks, humps, and bumps. We drove the 2 miles on this road going about 10 miles per hour, and still everything in the camper was a mess when we finally stopped. Lastly, the RV park is tiny. All of the sites are back in, and they are nearly impossible to get into or out of with a trailer over 30 feet long. There are a lot of gorgeous trees in the area, but your camper will not fit under them if it is over 10 feet tall. We thought we were going to loose our A/C and vent covers trying to back in and pull out. If you have a small camper and are wanting a nice place to take a vacation and spend time on the river delta, this park would be perfectly fine. The surrounding area is really beautiful and peaceful and there was a herd bison near by, but if you have a large rig or need regular access to the city, I cannot recommend this place at all. Once we finally backed into a spot, we immediately left and found another park for our extended stay."
"So nice! I've camper here before in our RV, but tonight im with my son. Lots of RV hook ups, along with tent sites. They even rent out 2 tiny homes and a few campers. The fire pit is way cool. It's a giant globe ( metal) and they fill it with wood in the group fire pit. 25 miles from entrance to Yousemity National Park"
