"This is the best mobile home park. kept clean gated and a pool year around. I luv my neighbors and the environment"
"Hardworking people Clean Quiet. Place to live Friendly Well I lit and ton of visitor Parking"
"There's a new Sheriff in town! Things have changed. What's past is past. My name is Joe."
"This is what I heard about Aspen Grove Mobile Home Park from a woman who lived there with her husband for years:My husband and I were there for years and this is one of the cleanest and nicest parks to live in. Yes they had a huge management change problem and hopefully that is all worked out because I plan on returning there. Check them out they are by far the best RV park in the area"
"I have lived here at ColonyPark Estates for the past 2 years and I highly recommend you not bring your kids here. They will be exposed to racism because it is mainly dominated by a Mexican group of office personnel. I have personally felt the disrespect and lowly regard to my needs primarily because I wasn't Mexican. Management is predominately Mexican so I should have been mindful that my family would be treated as leads than. The rules for some did not apply to others and the constant moronistic , micromanagement approach never set well with me. The manager thinks she is so above any of us that rented spaces that were intended to house our RVs. She would apply rules to select individuals over the majority cultures that lived here with us. No empathy or care to provide help to those that just needed an empathic ear. Straight from the gate, anything you would ask for would receive a dead , "No" with no explanation as to how a situation might have a reasonable solution. It think her position here has made her head swell and I believe she thrives on people being at her present need , allowing her to contradict what they ask for as a solution to correct the need. I am leaving this manipulative hell hole, ASAP."
"I recently put my home up for sale and wanted to write a review based on my last 7 years here. What can I say, it's been a pleasure to know I live in a clean, quiet and well managed community of homeowners. I am reading the 1 star reviews and can only say this.....PRO TIP: If you live within the rules you have agreed to, invest in your home and not cause unnecessary problems you will have NO ISSUES. Something tells me the folks writing these negative reviews would have issues wherever they landed. Dan and park management strive to keep the park clean and quiet and free of drama. How anyone would take issue with this is beyond me. He is running a business, not an adult day care center. Be a good member of the community and you will appreciate this place and the management that cares. Two clean pools, laundry facilities, clubhouses, car wash stations, almost daily maintenance of the trees and shrubs, minimal cars on the street and quiet as can be at night. Sounds terrible, huh??? If I was not in a place to have to move for family obligations I simply would not leave. This is one of the last affordable options in the Bay Area and I recommend it highly."
"I have lived in so many places in my life and this mobile home park feels more like home than anywhere else. The management staff is great and they are family so it makes life even easier . Everyone watches out for each other it's great. The park is clean and kept to high standards . I love it so much I can't wait to buy a unit here just like my mom did after I moved it ."
"I can not really rate this place at this time. The Manager is Lidia. I have talked to her in person and over the phone. She seems very nice. She is trying her best to make the place better. She is trying to only have people that pay their rent on time. I know she is hard to get ahold of sometimes. Sounds like she manages more the one Park. PS-Trying to find a place in Fairfield."
"An alright place to stay. Stayed here while on a job and enjoyed my stay. Looks like the other reviewers on here just had a bad experience or are not used to trailer park life. Haven't run into any trouble here but then again I only stayed here to eat and sleep."
"If you like goats and dogs you will love this off-the-grid little place with the friendliest and most honest people you will find anywhere. It is like a place where time stands still. I settled in on a large grassy space under a huge tree and wished I could have spent a week there, just watching egrets on the Stanislaw River and loafing. Don't come here if you are expecting something fancy. It is quiet and the bathrooms and showers were very clean. One thing, though, you do need to be prepared for mosquitoes. I'm not taking any stars away for that because this is country and as one of the locals said "Of course there are mosquitoes, we are on the river!""
"The saying that there is always one, so applies To Jennifer's negative post about this mobile home park. In response find the following; I have been a customer and tenant of this park for over 25 years. As for management being hands off? I have personally evicted an estimated 30 people for violating park rules and regulations over those years. If you have evidence that your neighbor is throwing poop over your fence, and makes noise after hours, and is a trash can peeping tom, stalking you , you really need to report it to Angels PD, not the park. If the PD do nothing that is not the parks fault. Apparently the PD give no credibility to your allegations . Yet you allege, your in mortal fear, with not help for law enforcement. I would suggest, maybe it's time to go to the crises center and obtain a restraining order. As for the so called laundry room, mess with you given no other options? Maybe you should try the laundromat just outside the gate, in the Safemart Center. Lol, forgot about that one? Clearly mam, you are a less than honest persons, who just blew your credibility on that one. I find it interesting that Big Horn has been in business for over 45 years, has 187 sites, yet only one bad report, being from you. I'm sorry but in my opinion, you are just another San Francisco entitlement queen who does not have a life, can't afford to live in the bay area, and gets her joy from peeking over fences, complaining, and gossiping, instead of enjoying her life, living in peace and being grateful she does not have to live in the city madness."

Stayed here for a couple of weeks and it was very quiet and clean. Park is gated which is nice. Staff is very nice and helped me out in a pinch. I would definitely come back if needed.

My friends mother has a unit in there. The management is horrible to her. She has no rights. I will not speak of the lady's name that works in the office as it's not even worth saying. She's horrible. I cannot believe the property management allows this to go on. I work with public for many years never have I had to be mean to anyone like she is. property management needs to check into this she is not a good Manager

If I could pick 0 I would this is the worst place to live they raised the rent from $515.00 to $815.00 and now they want an additional $800.00 for deposit wow then they have your car towed because it was parked in the empty space next to me I just had surgery on my lower back and this made it a little easier to get my groceries in and I forgot to park back in my parking space and when I get up my car is gone. I'm done with this place the racism in this park from the main lady in the park is obvious but it goes unchecked.

This review is based solely upon my phone call with their office. I left a message at 7:45am and I had a returned call within the hour. My interest in the park was to stay close to my family in Walnut Creek for 6 months while my husband is deployed. Barbara, the women I spoke to, was very upfront about the limited availability of RV spots, their rule about vehicles having to be less than 10 years old, and their rule against pets (though they would accommodate our service dog). She was kind enough to keep my information should anything change. I've traveled all up and down CA in our 92' Tioga RV and rarely have I come across a park employee who is so candid with what my expectations should be while remaining courteous.

Stopped by to see a friend who's dwelling lays within all i can say is wow. I'm not a stuck up person i belove everyone has there right to life and choices are made bye them to where they choose to live. But the staff here should take a lot more caring and effort to improve the lifestyle of their residents. I know that most stereotypes are based off of some grain of truth and in this case nothing can be farther from it. Most of the occupants are hard working families not cracked out trailer trash and deserver a better ground keepers for their hard earned and paid lot fees.

"Golden Gate Trailer is a great value in my opinion. It is an older park with many permanent or semi-permanent residents. The current owner bought the park back from someone he had sold it to a several years ago. The park had gone downhill as far as maintenance. In the last few years we have gone there, the current owner has done an excellent job with repairs and improvements. This is NOT an RV resort, nor is it trying to be. It is a very affordable option for RVers who are on a limited budget (like us) who want to stay in the San Francisco area. It was less than half the price of other options we checked out. We felt very safe at all times and the other people in the park were friendly, quiet, or simply stuck to themselves."
"$20 cash only RV black & grey water tank dump. They also have water to fill your fresh tank. Friendly service and clean area for dumping. They are cash only though!"
"This is a really friendly little park. The manager is very accommodating. The park is well managed and kept clean and secure. It isn't like living at the Ritz but I am very happy here."
"Very nice park. This Mobile Park is landscaped well, if there is a problem on your site, it's repaired quickly. Great neighbors and a friendly park atmosphere. Convent laundry facilities."
"I have a Sprinter Van camper. All I usually need is an extension cord and a restroom/shower facilities when I'm traveling. I found on Yelp there are 3 urban camping options in South S.F. Candlestick RV was waaaay to urban, and that's enough said about that area.S.F. RV is more for the Glamping, "Hey We have a Skylink!!" Yuppie crowd.Treasure Island RV is just right. Good price, next to a Costco, a Trader Joe's, and walking distance to the Bart Station. I came in without a reservation on a Monday afternoon and had no problem.Nahely works the office, she has a great personality and enjoys her job!!The park covers long and short term campers. The property is clean and safe with plenty of space around the pads. The only problem is they have some of the Best Restrooms and Shower facilities anywhere. Unfortunately they deadbolt lock the facilities closed between 9pm and 6am. I didn't find that out until after I paid for 2 days and got the spot next to the building. It's not the end of the world, but I'm 60 and having to go at night is a thing. I understand the issues that could happen, but they have heavy duty combination locks on the doors. I don't have a real shower, and my porta potty is really for emergencies. The facilities are very nice and clean, it was a bummer. If you read the previous reviews there's was a running problem with management. I met Nahely and she is very helpful and her smile really brightens a cloudy day!! I definitely recommend Treasure Island MH and RV can't wait to come back soon."
"I have lived here 2 years now and I must say, I absolutely enjoy my location (Central to every freeway i.e., HWY 4, 101, 80, 580, 680, ect). Fabiola is an awesome caring manager of this property. It is small but everyone is kind.If you have a chance to be here a day, night, week or month, you won't be disappointed. Not fancy like most RV resorts, but you have the basics."
"Sunrise Village is a great family place to live with a few unique opportunities you can own your own mobile home and create your own dream or rent an RV space or one of the newly remodeled Studios there's a school bus that stops right in front of the park that is really convenient for families I've lived here for 3 years and I've seen a lot of great changes stop by and see them for yourself"
"This community is 100% better with Tom as the manager! Everyone is encouraged to join in the many activities at the clubhouse now!!! Tom and Kim go above and beyond! They are willing to go above and beyond to work with residents to resolve problems....AGAIN can't say enough on how much happier we all are in the past year and a half...management change for the BEST!!!!!"
"It's a nice, quiet family oriented park. The swimming pool was very nice and relaxing. Enjoyed our two nights very much and at a very reasonable price. Definitely go back."
"I have lived here a number of years and have always been happy with the upkeep of the public spaces, general friendliness of the residents, and Value. They are one of the higher priced space rents in the area, but you get what you pay for."
"Came across Park Sierra Mobile Home Park as I was helping a recently retired friend look for a place. It is a family-owned and operated park which is quite nice, clean, safe and run by good people. The location is really excellent as well. It's not fancy, but the park has a good feeling throughout and it should be on anyone's list for senior mobile home parks."
"So far, so good! I'm the New Kid on the Block, having only recently moved here a couple of months ago. Management was very thorough in explaining Policies and answered any questions I had. The Park itself is clean, well maintained (for the most part) and quiet, with regular Security patrolling. Residents have been very Friendly and Welcoming."
"I rented back in sept.2015 and I have to say that moving to oakdale has been the best move for me and my little family. It's a nice town and a great place to live. Casa DE amigos."
"This is a beautiful little mobile home park. It's immaculately manicured and the staff is friendly and helpful."
"This place has exceptional Maintenance workers...Ben and his brother work day and night to keep everything in top top shape....Extremely hot or extremely cold weather they are working hard that's a guarantee!!!!"
"Be very careful, you get threatened by the management for parking your truck/car on yard when it is a neighbor. Get told over and over again that we are towing your vehicle, not even telling them that husband is at work and guess what I am not at home either did not make it clear to them, got told well I am calling them to have your vehicle towed away. Not nice and got yelled at. They do not post their payments on time, get charged double rent with late charges, good thing I have a cancelled check to prove that we were not even late. Don't know why we are getting picked on but this management is out of control. I will not lowered my standards and have never been treated like this for asking for the money that I spent on a backdoor that no one has a key to, a mail box key that return my mail and late on PG&E with a late fee because they couldn't request the key from the mailman. Shower leak, no water line to the refrig. Took over a month to get things fixed on this rental. I expect a certain level of respect from management and do not like to be "Threatened" by them for something that I have not even done wrong and of course it is beneath them to get them to say "Sorry we were wrong for calling you and threatening to have your vehicle towed." Lie upon lie, at least if I continue to get a late charge from them this will show that they are stealing money from the company??Please be very careful with this mobile park, "Quail Meadows" and the manager Denise. Someone who needs to go back to school to learn some manners, post payments, not put people down and who should not be in any kind of customer service for this will really bring down a business for sure."
