My husband and I finally tried this place on a random lunch date midweek. It's in the heart of downtown SSF Grand Avenue so parking can be a bit tricky. But I wouldn't recommend driving because they have such great margaritas, especially the mango and pitaya. We kinda went hard and ordered a lot:-elote tots : great appetizer to share if with a larger group -ceviche : seemed pretty fresh and another good appetizer to start with -3 taco plate : one of my favs, will definitely get this again!-cochinita pabil platillo : my other fav! Can't go wrong with this one!We were very hungry but there was a decent amount of leftovers. Our waitress was super friendly and helped suggest some of the dishes, as everything on their menu looked delicious. It was truly hard to decide. We can't wait to comeback, maybe for brunch? The place looks small on the outside but there's a good amount of space inside and I would consider bringing my whole family here (not just a date with the hubs). Can't wait to come back here!

A friend and I decided to meet up for brunch at 11 am on a Wednesday. I'd never been to Cochinita, and she suggested it. I showed up around 10:50 or so, and there were two other patrons finishing up.I put in our order for chilaquiles with cochinita pibil and red sauce, chilaquiles with chicken and green sauce, and salbutes with chicken. My friend only had an hour for lunch, so I wanted the food ready when she arrived. She showed up at 11:08, and our waiter promptly brought out our food.Everything was fresh and tasted great! This was my first time trying salbutes--what a treat! A puffy fried tortilla topped with all the fixins...yummy!I know this is incredibly random, but you know what else I found to be so good? Their pickled red onion! WOW! They were on my chilaquiles and salbutes, and I almost wanted to ask for more!Their menu has a variety of options for everyone--sweet, savory, meaty, veggie, vegan. The interior is perfect, too. It did remind me of a little restaurant I went to in Mexico.Overall, this was a great experience and I will be back!

What a great find in the middle of unassuming South San Francisco on Grand. This is a great little Mexican restaurant that serves up food from the specific state of Yucatan. While there was not a kids menu, I was able to get my two tots a burrito to split and they loved it. For myself, I got an order of their panuchos, which are fried tortillas stuffed with black beans and topped with your choice of protein. I decided to get their pollo pibil as well as their poc chuc and both were delicious, although the chicken also came with some orange hot sauce which made things super spicy. Nothing I couldn't handle but I would have preferred something a little more mild so I could enjoy the flavors of the dish more. I got a besos de mescal to go with my meal and this was such a delicious drink. You could taste the smokiness of the mezcal coming through but it was paired very nicely with some bright citrus notes and floral notes as well as some sweet agave.

Good food with good vibes in downtown South San Francisco. This restaurant offers fusion dishes from Yucatán, Mexico. What a unique find to try something different! The restaurant was super lively at dinner time. The place was just about full on a Friday night. A few people were at the bar having drinks. We went around Christmas so there was a bunch of Christmas decorations. There's only street parking, but it's usually not too hard to find parking in downtown SSF. We got the Ceviche de Camaron, Tacos de Pescado, and Cochinita Pibil Platillo. - The ceviche was okay. It did come with a large portion of chips that was a little bit too much for the amount of ceviche you get. - The fish tacos were super spicy. The chipotle aioli in quite spicier than expected so be prepared! But the fried fish pieces were huge. - I really wanted to try the Cochinita Pibil, Yucatan style pork, since I've never seen this dish before. It was tender and flavorful. And I loved the plate option to make a tortilla and eat with beans, rice. There are fried plantains on the side too! They also serve brunch so I think I'll be back to try their fusion brunch options!

Service was great! I ordered tacos with carne asada, but unfortunately didn't take a picture and horchata to drink and it was all delicious. I brought my niece and she ordered a side of spanish rice and a side of carne asada, which was enough for her and can of soda. (picture is of her food)The ambiance was really nice, loved the music and atmosphere.

Visited on a Sunday around 4:30pm, a few other guests were dining but plenty of tables and bar seats were available. Restaurant was decorated for the holidays which was really fun and festivitie. They also had holidays themed cocktails and mugs which is such a cute touch.Food: Conchinita Pibil Panucho - Panucho was filled with a creamy black bean puree and fried to a slight crisp topped with tender fall apart pork lots of pickled red onions, this was great with the salsa provided, great combination of textures and flavors order comes with two pieces so good for sharing Parillada Platillo - ordered this as a combo with carne asada and poc chuc, meat was grilled with a slight char good flavor but a tad dry, definitely used the salsa to add a bit more flavor, came with rice, beans, potato salad pickled onions, shredded cabbage two small quesadillas and some corn tortillas to build your own tacos, generous portion of meat, overall tasted good just wished the meat was a bit more tenderService was excellent, super warm and friendly staff. Water was refilled throughout our meal. Staff checked in regularly and even offered more tortillas for the Platillo. Overall really enjoyed Cochinita, the panuchos were the highlight! Lovely service, fair price point, a great spot for Yucatan/Mayan food would love to come back to try more of the menu and the cocktails!

Visited this place for brunch and it did not disappoint! I got an omelette that came with tater tots and some delicious plantains. The service was great and they checked up on us often. I wasn't sure what we to get, and I appreciated the suggestions they gave. The interior was really nice and we had a great experience overall! We will definitely come back here for brunch and looking forward to trying the dinner menu as well!

My fiance and I tried this for breakfast today since we just moved to south San Francisco area. We have always passed this spot when we walk our dogs and decided to try it.We did not know what to expect, and I can say we were amazed with the food! My favorite thing was definitely the elote tots, since I love elote in general. My fiancé was pointing out on how much he really liked the interior of the restaurant. Throughout the meal he would look up and say how nice the interior is. We were also very welcomed throughout the meal with the waiters being very attentive and friendly. We will be definitely coming back soon! Maybe to try the dinner menu with the drinks haha....

Fabulous ambiance, good food, decent service. Came here on a whim after my cousin scrolled through Yelp. We were in the mood for Latin food, and were so excited to try something new! We ordered a few things off of the menu to share: Empanadas con picadillo - yes, absolutely order these. Flavor was great, and such a good start to the meal!Parillada Platillo - got the combo of carne asada and the Yucatan grilled pork since we couldn't decide. This plate came with two quesadillas, salsa, potato salad, and rice and beans. The perfect amount to share with someone!Cafecito con churro - We ended the meal with an order of their cafecito con churro. The coffee paired perfectly with the warm, sweet churros that were crispy on the outside and fluffy on the inside. The food was great, we really enjoyed ourselves. But the service was a little MEH. I'm not sure if they were short that day, but it was kind of hard to get service to our table when we needed it. And the service felt a bit slow overall. However, we weren't in a rush, so we weren't too bothered by it. Hope to come back again soon to try their other menu items!

This is one of my new go-to restaurants on Grand Avenue! The flavors are delicious & the staff is always so friendly. I've been 3 times now and all have been amazing experiences. I finally tried the famous coconut margarita and I was so pleased! It's definitely a must try in my books. I'm stuck on this delicious pork dish they have I've gotten it two different ways (see pictures attached) but it's just so tender and delicious. The flavors are spot on. The guacamole and chips are also an easy yes in my books! I'll definitely be back to try some more things.
