Love love love. Quality boba. The drinks are so good and consistent every single time. Staff is polite. Place is always clean. They are also opened on holidays! Favorites : matcha latte, Vietnamese coffee, mango oolong green tea, avocado smoothie, Thai tea.

I was able to place my order with an employee at the counter and she was attentive and helpful. My sister was debating whether she should add boba to her ice cream black milk tea. She pondered aloud if it would change the overall taste and the employee nodded her head. The decision was made, and we ordered two ice cream black milk teas without any toppings.The standard black milk tea is a delicious base. Adding a scoop of vanilla ice cream makes the taste richer and creamy. If you prefer a less sweet drink you are always able to modify the sugar level.There were a couple of tables inside. One round table that had two stools and a long rectangular table that should probably fit 6-8 people. It was quite a popular spot on Friday night but the employees were ready and prepared the drinks quickly. The parking lot was pretty full but we were able to find a spot, a little walking distance away. I think it must get busy during mealtime hours so keep that in mind.This location was just as good as the Elk Grove location that I frequently visit. I was also able to take advantage of 10% off when I checked-in via the Yelp app. It's always nice to be offered any kind of discount.

Definitely one of the better boba spot options in the area! I came here on a late Sunday afternoon. They have a lot of good discount stores nearby so it's nice to get a little treat here before or after shopping, lol. Parking was easy and might be busy since there's a ton of other food spots around. Service was straight-forward, it wasn't exactly friendly but they took my order and prepared my drink fast.But man, I'd come back because it tastes goood, lol. I ordered a coffee latte with ice cream and boba. It was sweet, creamy, and strong. I loved it. I'd give it a 10/10 and would order again.

Our favorite drink here is the taro milk tea, which is non-dairy, smooth, and flavorful. We recently discovered that Tea 18 participates in Too Good to Go and is extremely generous and thoughtful with their surprise bags. They include 4 drinks for $5.99! The staff label them with detail so we know exactly what we are getting, as I can't have dairy milk but my partner can. We had already been big fans of Tea 18, but the Too Good to Go deal turned us into addicts!

This place definitely satisfies a milk tea or boba craving! I got the white peach oolong tea and the drink was actually very tea forward! The oolong was super fragrant and paired with the peach it created an aromatic fragrance bomb. I could still remember the fresh, sweet and floral scent of the tea right now. Although it was a peach oolong tea, the peach actually wasn't super overwhelming and actually brought out the flavors of the oolong a lot more. It wasn't overly sweet and it was super refreshing. Perfect for hot weather. I can't wait to come back and try all other other options that have! Delicious!

The spot was cute, but the bathrooms were down when we got there which was not great after drinking a bunch of tea. I did ask the staff for their recommendations to which they did not give me many recommendations so I chose a popular drink on Yelp which did not disappoint.

Lots of good drink choices here. I chose the Gold pomelo green tea. Super refreshing, 70% sweet was perfect. They use actual pomelo juice and pulp in this so the taste is very fruity and citrusy. Probably one of my favorite fruit teas I've had around the sac area!Quick service, good location with lots of parking.

My favorite tea place. Quality tea flavor without the over steamed tea taste. Just the right amount of sweetness. I love their foam teas. Perfect!

This is my favorite boba shop! It's always consistent and the service is always super fast. The cups are really good quality and the pricing is average compared to other boba stores. It's in a shopping center so parking is usually available.

Been here a number of times throughout the years and I have always enjoyed my drinks. Recently, I came twice within the same week (a weekend and a weekday) and both times my drinks did not disappoint! I like that even after being open for so long, they still manage to maintain a nice and welcoming interior.
