Always delicious. This place is perfect when you're craving an authentic Chinese meal - it has a home cooked feel; comfort food for a rainy day. The seating area is small but clean. Hot tea is provided with self serve water cups.

I'm stingy with 5-Stars, this earns more like 4.5, but heck, let's round up.Winner, Winner on taste and price, i.e., value. The first item is usually the most popular and that applies here: the pan fried rice cakes were excellent?The salted fish and chicken fried rice is one of the best versions I've tried. For certain, it's tops in Portland.The complementary tea was above average, while the iced limeade was oh so refreshing.Service was friendly and fast. Prices are more than fair. Ambiance is so-so as it seems like the seating layout could be improved to allow for more customers. Parking can be tough during peak hours. Lastly, they close way too early for an Asian restaurant, especially a popular tone.

Wow! It's been a while since I've died here. Why? Well, between COVID, parking and just busy life in general. Today, we decided to fight other drivers and won ourselves a parking spot!Arriving at 1pm on a Saturday, boy, they were a bit busy! We took one of the two remaining tables and quickly scanned the wall menus. Prices have gone up, but what hasn't? Well, I can tell you that the hot water in a paper cup is still the same. Quick friendly service is the same. Not to mention, they still wear a mask, thank you!Food: ordered the sate beef clay pot $13 and kimchi fried rice with chicken $12. After minutes of ordering, my streamy hot food arrives. Decent portions and still yummy, delicious as ever. Saucy rice and full of flavor once mixed up, a little spicy. Yes, I'm still talking about my clay pot. Is there scorched rice inside? Some, not a lot, but enough to taste it without hurting my teeth. One thing to note: they no longer have unlimited pickled carrots and radish for grabs. They are portioned out in 2oz individual cups and you need to ask for them.Cash or card. No Tap-to-pay. Ice water is self served. To-go boxes are near the front. No additional services will be provided, that's just the service model. Don't need to buss your own table, but you need to go up and pay when ready. Parking is tight, very small as they share the same lot with multiple businesses. No RSVP, there will be a wait if their 10 tables are full. Enjoy!

I enjoyed a great lunch with a friend at Jin Jin Deli. As other Yelpers have noted, there are 10 tables so you may need to wait to dine. My friend and I got lucky and got seated right away. The shopping center has a limited amount of parking. We got lucky with the parking as well. We got spring rolls, kimchi fried rice clay pot with beef, and the special spicy dry tossed noodle with egg noodles. The food was ready quickly. The spring rolls were tasty. The fried rice was fantastic. I loved the crispy rice at the bottom of the pot and it was so flavorful. The noodles came with some sauce to pour over. They were delicious and had a good amount of meat in them. They weren't very spicy but that was okay. Overall, I would highly recommend visiting this restaurant and I could see it being a great take out spot as well.

Family-owned, around for years with consistent quality. Interior has been recently remodeled. Low maintenance service with self-serve water. Bummer when they are closed on Sundays, the occasional random day, and for the entire month they are gone on vacation. The pan-fried rice cake and the beef sate dishes are solid. My beef sate dishes of choice are the rice pot with extra crispiness and teriyaki sauce or spicy sate beef egg noodle soup.

The food is really good if you're craving traditional Chinese breakfast/brunch dishes. It's small, and thankfully the servers and menu are multi lingual (English, Cantonese, and Vietnamese). They're nice and give you your space after taking your order.

Absolutely fantastic experience at Jin Jin Deli! The owners are incredibly sweet. Everything is homemade, and you can truly taste the love and effort in every bite. I highly recommend the steamed dumplings and the stir-fried udon noodles. This Asian fusion gem is a must-visit!

After going to this place for years, Jin Jin has definitely become a reliable, comfort hole-in-the-wall restaurant between my friends and I. Offering a variety of Asian fusion dishes for a really affordable price, I love going here when I just want a cozy place to get food. I'm not sure about the current dine-in situation because the last time I went here was a while ago, but when I did go, they only had limited seating. Definitely not as much seating as pre-COVID but you could still dine-in if you wanted to! The service is really sweet and pretty fast and always reliable. I love that they have Korean, Chinese, Thai, Japanese ,and Vietnamese food so you can choose whichever you want based on your mood. And, the appetizers are amazing too. A great place for a rainy day or when you want some warm comfort food. :)
