The property looks nothing like the photos online. The complex is very large and do get decent square footage what you pay for but the property itself is not maintained at all. The hallways in the buildings are super old, carpet is dirty and smelled of old smoke. The model homes were ok but felt like they were over compensating for something. Definite no. The office people were nice enough though!

Great location and then it all falls down from there... during the summer time my AC broke multiple times and it took three different maintenance guys to finally figure out the problem. I put a request in in the morning about a broken AC and it was a 100 degrees out and they said they weren't going to come until the next day to fix it. After I said it had to get done today, It's was 10:30 at night before they showed up. The apartment left me 5 days without a bathtub/shower and once they did fix it they left my bathtub so dirty that I couldn't get cleaned up and left random parts around that I ended up stepping on. Also the staff their is clueless and rude.

I've had a long time problem with this complex and all employees under Richdale when trying to address any problems. The managers at Vanderbilt are lazy, rude, and do the absolute bare minimum. I've had an ongoing problem where I have to put in maintenance requests in for the same problems over and over. When these technicians do show up they do a half ass quick fix job. That's IF they show up. I've had a problem with them also just putting in the requests that the work was completed when it wasn't, so I have to put I a new request. This has been for things such as the main door on the building, not even my own apartment. So secure access is always something that's 50/50 chance if you're getting it as the door is most likely always broken. When complaining, nobody gets back to you. I can't even count the amount of times I've reached out with no response or help to any of the issues, one of the main ones being the management here at the complex. Other issues such as the plumbing backing up in all sinks in the apartment, AC going out, smell of cigarette smoke in the hallways, no parking lines in the parking lots, etc. And referring to the automatic message that will respond to this review stating "Alexis were so sorry but someone has reached out to you..." That is 110% completely a LIE. But that's very common with the people working here and the things they claim you get with residency here.

If I could give 0 star reviews I would. They are inconsiderate, rude and money hungry assholes that don't care about the tenants. Started off with black mold everywhere which seems to be a recurrence. Took over two months to get my washer.. dryer and dishwasher fixed AND NOW they are taking advantage of me cause they must be low on money and charging me extra days for my final month. Also wouldn't fix the garage we had it was the worst out of all the garages there was a GAPING hole on the ceiling and ruined all of my stuff in there I will never come back or talk good about this place EVER. Shame on ALL OF THEM. Especially Morgan the front desk lady. Worst of it all. Plus there's a reason why they offer ONLY $100 off of your rent to leave a good review... CAUSE THEY DONT HAVE ANY!

AVOID!! Apparently they used to be great because they have some awards but look at all the recent negative reviews on Google and other places. Their support is terrible and their windows are ancient and let an insane amount of cold air in. If you have a maintenance request, you get zero communication and they have some incredibly asinine and unfair fee practices. Things are great until you have any issue at all and then it's a nightmare. Don't be mislead by any "best of" awards they taunt, that was their past, currently they're not good.

This is the worst apartment complex I have ever lived in. They will respond to you right away when you inquire about living there, but once you sign your lease, good luck getting a response from them. Additionally, these units allow SMOKING indoors. This information is not posted on their website OR in your lease. I had upstairs neighbors move in who chain smoked and my entire apartment reeked of cigarette smoke. For someone with severe asthma, had I known smoking indoors was allowed, I never would have chosen to live here. The pools are always down and under maintenance, trash service is not consistently picked up and in the 6 months I lived there, I had MULTIPLE floods from upstairs, one came from my kitchen sinks, two times poured out of my washer hookup water line. I called "24/7" maintenance line and it took them 3 hours to show up to "fix" it. By that time it was 3am and I was not able to sleep all night as they left at 5am and then I had to go straight to work. I paid a high deposit and an early term fee to be able to vacate this residence immediately and was still charged an additional $1,000 for them to replace my carpet. The carpet was ruined from multiple floods caused by their building, and also them not coming in a timely manner to address these issues. So DO NOT move into this place. Unless you like being robbed by your apartment complex and enjoy second hand smoke and old outdated units with terrible customer service. When I put in my notice, they did not contact me back after multiple emails and calls to them, they wrote me back 2 weeks later after my request to terminate my lease. And then CHARGED me those additional 2 weeks that they took to respond to me in rent. This place is a joke!!! STAY AWAY!!

A couple (2 things)1. I ordered some things and the company that delivered said that it was put into the mail room which by the way May be key fob access only but they just leave the mail there. So I called the office to ask, no reply that was $300+ package and they didn't forward it to the address provided. 2. I moved out late last year for a deployment, I had cable hiders and called to ask if I was going to get charged for the paint damage as to avoid losing some of my deposit they said "no, it's okay we repaint after every move out." I removed them thinking it was okay and after months into my deployment I call and ask if they had sent my check to my friends apartment (all mail was forwarded to him) they said no that it was to cover for the damages. Mind you the cable hider was less than an inch thick and 5 feet long. The paint removed wasn't even much but still they took ALL the deposit? I have to know what kind of super expensive paint they are using or what artist of a maintenance/repair guy they have that is so expensive to keep hired. Never going back.

BEWARE! This management company is terrible! My elderly parents moved in to one of their Omaha properties a few months ago. Management refused to show them their apartment before the keys were given to them and when they finally moved in there were dead roaches, rusty fixtures, mold in the bathroom, caulk or some coating smeared all over the bathroom tiles, water faucets that were leaking, paint job was horrible and the ceiling collapsed from the washing machine under the unit above them. The management tore out their bathroom and told my parents they had to clean up the mess. Management also told my parents they could paint the unit themselves. My parents tried being nice about their complaints but were ignored. When they asked to speak with corporate, my parents were told they could move out. They were pushed to move out quickly (which meant they had to pay for movers again in a couple of months) and then were told they owed another month's rent after that. My parents were so upset at this point they told them they were not paying and were sent to collections. That is when I tried to help. I tried calling management and were not allowed to talk to anyone. I tried calling corporate and hit the same roadblocks. They won't send your call through or give you the name or email address of anyone to talk to. They are truly unprofessional and a disgrace to the property management professionals out there. My next step is going to be to contact the city. There is no reason for anyone to have to live in these conditions but to treat an elderly couple the way they did, is disgraceful. Consider this a warning. You don't want to live here or at any property managed by them. RED FLAGS ALL AROUND! If they truly ran their company well, they would have an open door policy where upper management would be interested in hearing complaints and addressing them right away.

For the last week, during a heat wave with heat index is above 100, my air-conditioning went out. I got a window unit for a one bedroom apartment. This is inadequate. It's been over 90° inside my apartment, even with the window unit. My fish died because of the heat. The Vanderbilt has given no condolences nor offered anything whatsoever besides telling me to wait for a part to come in. Totally unacceptable! I want them to tell my five year old that they killed her fish.

We have had a very poor experience renting through The Vanderbilt Apartments over the past year.First, we found black mold in our master bathroom six months into our lease. The subsequent renovation took 6 weeks, multiple reminders and maintenance requests to management, and several revisions of the shotty original repair. Further, during this untimely repair, management did not offer to move us to another apartment or to reduce our payments despite uninhabitable conditions in the bathroom.Second, we have experienced an ongoing issue with water leaking from the roof of our unit anytime it rains. This problem has persisted throughout our lease without improvement despite several maintenance requests and work from multiple contractors. No wonder our bathroom had black mold -- who knows where else it may be growing at present?Third, our apartment persistently reeks of marijuana. Despite multiple written complaints and a specific clause our the leasing contract prohibiting such behavior, no effort from management has been pursued to remedy this issue -- not even an email notice to all tenants in our building.In summary, The Vanderbilt Apartments is a poor property for an apartment rental. Although they advertise being a "Best of Omaha" apartment community (for which they solicited votes via weekly emails), our experience lies in direct contraction to such claims. We strongly encourage any prospective renter in Omaha to look elsewhere.
