If I could give this place 0 stars, I would. From day 1 we had problems and still do to this day after we have moved out. They refuse to do what they say they are going to do, have tried charging us well over 2K MULTIPLE times on charges we have already either disputed or have already paid, and showed proof of payment, and have since sent things to collections and refuse to return my phone calls. The fact they call themselves professional is a joke. Do yourself a favor and stay away. Needless to say the damage done to my 2 cars from the potholes they say they will fix time and time again and never do get fixed. Our car was broken into and things were taken, police were contacted on our behalf because the so called security they have every night, which we failed to see once in the 2 years we lived there, had not seen anything so they would not report to the police. I cannot believe the amount of problems I've had with them since the new management has stepped in. The complex is non-smoking which is why we moved there with our infant at the time, and multiple times we found people smoking right outside our patio and shooters thrown into our patio. They then sent us a letter saying we needed to take care of our space or we would have fines charged against us. After I told them of the things happening they said there was nothing they could do about it and it fell on us because it was our property. We had multiple instances of people smoking marijuana in the complex, and reported it. Management did absolutely nothing about it, and the only reason I was concerned about it is because it was seeping into our space and making our things smell of it, which could impact my husband and I's jobs significantly due to strict policies at our workplaces. I have absolutely had it with this place and the employees that work there. No wonder this place overturns management so quickly. Like I said before, do yourself a favor and STAY AWAY!!!!!

Please consider reading the entire review if you are a military family, especially. As a military family, we had an absolutely TERRIBLE time with the Oaks at Lakeview. The apartments are VERY overpriced. The apartment we were shown was substantially different from the one that we ended up with. We had quite a few problems upon move in due to staff not being prepared. We've lived in many places in many different cities, and this complex has to be one of the absolute worst. Everything was hordenous from the insulation & noise, to the constant "inspections", to parking, to smoking (both marijuana and tobacco). Smoking is a huge issue in the complex, although they claim it's a smoke-free property, it goes unmonitored and unpunished. Their promise that the community was gated was never fulfilled, as the gates were always broken the entire year we lived there. When there were events at Ralston Arena, word got out that the gates were broken, and parking was even more impossible than it already was. I will say that maintenance is absolutely amazing. Those guys work extremely hard to keep that place up and running. We really love Mike. He, and a select few (all maintenance), were one of the only ones without an attitude and really wanted to fix the problem. We gave them MORE than a 30 days notice that we were going to be stationed elsewhere, per the Military Clause in the lease. On our move out date, our movers were constantly harassed by office staff. We received a final bill signed by Kylie that stated our final amount due was $96.30. We have offered screenshots of our bank statement as well as a screenshot of their online portal showing that we paid the company that amount, but unfortunately, I cannot attach those to this review. Once the final bill is paid in full, we are not obligated to pay any further amount in accordance with State and Federal Law. We have paid the final bill, and considering that we were absolutely NEVER late while a tenant of this complex and left the apartment much better than we found it (we did take multiple walk through videos, as well as photos), my family is absolutely disgusted to see our name drug through the dirt by receiving a frivolous collections notice of $127.75. We will be weighing our options moving forward in compliance with the Service Members Civil Relief Act. 0/10 would ABSOLUTELY NOT recommend this apartment, especially to military families who know how absolutely stressful moving constantly can be.

I currently live here and will not be renewing my lease. Pros: Close to everything - being almost smack in the middle of Omaha it's nice because everything is right there.The new landlord is awesome. She is really nice and helpful. With the previous landlord she was helpful but it was hard to get into contact with her but it is not the case with the current landlord. Pool and fitness center. Big room and bathrooms :)Washer and dryer in unit.Cons:Noisy! I can hear everything that is going on between my neighbors and the downstairs people. They spent no money on sound depressors and it shows.The paint and cabinets are cheap. The paint flakes if you scrape something minor against it and the cabinets do the same.No elevators in my building.. which sucks because I live on the 3rd floor and those stairs are a killer. Not EVERY building has an elevator only like 2 of the 8 do. Over all it's not awful to live here but I can't stand the noise. I give it a so-so because of that reason.

It must have improved quite a bit in the past few years. I have no complaints of bad smells (like weed & etc.) or dog poop that isn't picked up. There are signs everywhere warning pet owners to pick up after their furry friends and I see people abiding by the rules. :) I may just have quiet neighbors, but I can't really hear anyone around me and I know that all the apartments around me are occupied. Everything is very nice and is exactly like the pictures and virtual tour show! We live in an elevator building which is amazing because I live on the 2nd floor with 2 small children. The staff are amazing and they are quick to help with any maintenance and work hard to make this community looking great. I also LOVE that it is a gated community and that the Ralston police patrol the community several times during the night. I feel very safe and comfortable with my little family here.

I have lived in this apartment complex for over 3 years now and am ready to move on. For the most part I've had a pleasant experience. The complex itself is typically maintained and looks great. Maintenance takes a while to correct problems. The management has changed several times since I've lived here and they just keep getting ruder and ruder. I don't feel like the price you pay is worth what the complex has become over the years.

DO NOT CONTRIBUTE TO SELDIN PROPERTIES. DO NOT LIVE AT THE OAKS AT LAKEVIEW. Lived here for over 3 years. We had flooding in 2021 that DID NOT get resolved until 2023. We had MOLD that lead us to leave the apartments so they could do the "restoration". It flooded over 6 times. I had an infant living in that hazardous environment. For YEARS BEFORE FIXING. The manager Paula said "Yes, they found mold but it's not active anymore so you guys are fine." Wow, the audacity. They never compensated us for the multiple inconveniences, until the last time I demanded that they MAKE IT RIGHT. Paula gave us a "$100" gift card. And that was it. I demanded also that when the time came they let us out of our lease early with no penalties. Paula, agreed. The time came for us to finally leave those dumps of an apartment & when doing so I reached out to Paula to go through with what she agreed on. She denied she had agreed with me on that arrangement. She stated they fixed everything in a timely matter & was more than accommodating to us. Tell me how is taking over 2 years to finally fix the flooding issue a timely matter ? Make it make sense. Seldin & their staff treat everyone like they are not humans & that their livelihoods do not matter. I had to have an attorney work with me to help get me out of the lease. I'm glad I'm free & will do everything I can to warn people of the horrors they can avoid by not choosing Seldin The Oaks at Lakeview!Keep all written documents with them for proof. To add to the chaos, we had ant infestation & roaches. Dogs shit & piss right on your area of "lawn". We were on the first floor and the stairs in the main entrance sit directly on the bedroom wall, so constant stomping & you can hear the main door & the first entrance door inside the complex SLAM nonstop. Staff always left the office early, where they weren't there to help. Parking is horrible. They stated there's "security" patrolling. The 3 years I've been there I've never seen them once. The walls are paper thin. The pool was hardly open all this previous summer. I literally could keep complaining about this establishment. Please, do not get yourself in a major pickle, save yourself the inconveniences. Do not choose Seldin.

The Oaks at Lakeview: A Narrative ReviewI spent several years not just living-- but thriving at The Oaks. Now, take my hand, and let's take a trip down memory lane together. Just kidding, I'll try to be succinct. Overall, I highly recommend these apartments. I endured several staff changes throughout my time here, and please rest assured that the management AND maintenance staff members were quick to respond, respectful, and made things right when something went wrong (e.g., quickly tended to AC unit when it stopped working, got us a loaner washer when ours decided to open the flood gates, helped me get in touch with the roofing contractors when I got a nail in my car tire to get reimbursed, battled a big spider with fangs that was building his own apartment complex out of his spidery silky webby nastiness outside of my patio door, etc.). To close, moving out was an easy process. You just have to follow the rules you SIGNED YOUR NAME TO IN YOUR LEASING AGREEMENT. That may be a surprise to some of you, but please read the items to which you are agreeing. I read the lease. In fact, I read it every night before bed. I know I just refuted a lot of what these other reviews say, but you can trust me, I'm a doctor now.

Update 6/3.On 5/20 I received a voicemail from there office saying that for some reason it didn't get approved and I would have it in a couple day. (Right after I wrote my review what a coincidence) here we are 2 weeks later still no check. Wendy keeps telling me the same thing from 2 months ago and nobody in corporate wants to answer there phones. If your company is that broke that you need to steal a deposit check why don't you guys just say that? Shady company.Recently me and a friend of mine inquired about an apartment. We put down a security deposit ($300) for the apartment. They denied us due to credit and income even though they called our jobs and verified that we make way more than 3x the rent and my credit isn't bad. They told us within 10 days we would receive our deposit back. After 10 days it became a month. Here we are over a month later. Have called several times to get the same excuse. Was told when I called last I would receive a call by today with what is going on. Here we are with no call nor the deposit back. Shady.

Had you asked me 2.5 years ago if I would recommend living here, I would have 100 percent said yes. Unfortunately some circumstances took place that left me writing this review. I had my personal belongings repeatedly urinated on by the dogs that live above me. I complained to the office multiple times and for about a month, nothing was done. I finally had to go down to the office to speak with them, they placed a tarp on my neighbors balcony so the urine wouldn't seep through to my balcony. Unfortunately that didn't work.They did offer to move me to a new unit and so graciously offered to have the $400 fee it costs to move waived. I declined because I do not believe that I should be the tenant to move. I was the tenant being urinated on.I then had mold in my closets due to a leak in my air conditioner. I called on a Saturday to report it and asked for "emergency" maintenance to come and take care of it. I was asked to wait until The following Monday to have it taken care of. Maintenance came to my apartment, took one look at it and said "yep, that's mold." "I'm supposed to say it's mildew but that's mold." I was told the leak in my air conditioner was fixed, it was not. It was still leaking, the carpet in my den was soaked and so was the pad underneath. There was mold growing under the carpet as well. This was the SECOND time I've have mold in my apartment. I have to live with the fact that mold had been circulating through my apartment for who knows how long, until August 20th when I can finally move out.I sent an email to Seldin (the company that owns my complex) they never responded, so I called them and they told me to call the health department. Clearly they care about the health of their tenants.

The parking lot is like off roading. No signs of trying to fix it. Cars are being damaged and there is elderly/disabled tenants. Not safe. Our "new apartment" had screws in the wall, marks and smudges all over the walls, carpet needed replaced and wasn't even cleaned, also have Faucet issues. Apartments are nice, it's the up keep and management that is terrible. Maintenance guys are great! The only positive I have for this place is them! Office communication is God awful. For what we pay for a 2 bedroom, just go to Lux 96, we should have. Will not being renewing lease.
