MY CAR WAS STOLEN!! TWICE! And I am one the the many victims at The Biltmore. Over the last 2 months, more than 20 vehicles have been broken into or stolen throughout the Ridgedale complex. Leasing office will do nothing about it, corporate will send you straight to voicemail every time. They said they will not spend money on on security cameras and solely rely on Omaha Police to pass through when they can. You would think by getting rent raised $200 every year and a required $115 amenity fee they would do something to change that. Nothing here has been updated since 2003 besides the leasing office. The halls smell like trash, insulation is non-existent, floors are crumbling and an appliance breaks every month. They will milk every penny you have by adding $400 to base rent through ridiculous fees and services. They are even charging me to break the lease, I wouldn't recommend this apartment complex to anyone! The Biltmore spits in the faces of all of their residents. THE WORST OF OMAHA 7 YEARS IN A ROW.

Lots of areas of complaints. The staff at the club house is very nice but clearly have no power and cannot fix anything for you. After waiting 3 weeks to get a response back from the actual accounting staff, I was told the would get back to me after they looked into it. Never got a call back. Called and left messages again, still no response. My apartment was broken into on a Friday night while I was home, which made me realize the alarm was not working. I asked Saturday morning to get it fixed so I would feel safe in my own apartment, but they didn't want to pay any workers extra and said it couldn't be fixed till Monday. Basically saying, hopefully he doesn't come back tonight. They also have a large number of fees added on to rent: monthly amenities, administration, fees for someone to take out your garbage for you (???), etc. Anyways it is a little beat up cause it is old, but it has character.

I had 3 floods in my apartment at no time did they clean the rugs after the toilet upstairs flooded my apartment in the middle of the night. the dry wall in the bathroom and dining room which were soaked by the water which was never replaced only painted over, leaving mold under the drywall. weeds right behind my apartment door were taller than i was ( i am 5'8) and i had to complain constantly to get them chopped down. my door which was off the patio had a gap in which i had to tape around it to keep the wind from coming in because they never would replace the door , it took over a year to address the issue! i was never late on a payment and a quiet tenant.when moving out i was charged to clean the rug which they neglected to even clean after the flooding. there were no stains only normal wear and tear after 5 years! they are charging me over $90 for water when i paid monthly and adding on incidentals ....not once did they make any adjustments for the amenities i paid but was denied during covid or ever reinstated after covid. they are also charging me for a mark on the counter top that was there when i moved in trying to get someone to respond is ridiculous!!! i would love to talk with management and show them the pictures of the rug which show only normal wear and tear!!!!!

Ants all over the place! You can call to ask for pest control to come out, but they won't send anyone. If you walk the grounds, you will see ant hills all over the place, that's if you can actually see the ground because the grass is so freaking tall. Noone ever responds to concerns, and when you call, you get no answer. The apartment is nice enough, but the management company is crap.

Probably the worst apartment complex you could choose. My shower broke down and wouldn't drain, took the company almost 2 months to fix this. This was a reoccurring issue when trying to get the Biltmore to do anything. The company and the people who work there are mean, rude, and absolutely do not care about you.

So, I did a Yelp review about a month ago. Chelsea S. the business manager responded to the review, saying she would further like to discuss my review and to call her. I tried. Left messages for her for which I have never received a call back. Was also told no Chelsea works there. It's just part of the issues with the management here.

DO NOT WASTE YOUR MONEY. I have lived in several apartment complexes in several cities in America, and never have I encountered such an unprofessional leasing company. No one ever answers the phone, and when you do get someone to answer (after calling several times, talking to severe different people, leaving 3-5 voicemails, calling corporate and leaving several voicemails there, etc.), they are extremely unhelpful and outright rude. No one ever knows what is going on, and are on a whole different page when it comes to leasing options and/or unit repairs.I transferred to a new unit three months ago, after being cheated into paying way more than they initially told me, and I still do not have a working dishwasher. In the last unit I was in, at the same complex, it took them several months to fix the appliances. The maintenance team never comes to fix anything. The buildings are not well-managed and are dirty and always in need of repairs.The fitness center is big, but hasn't been updated (nor cleaned) since the 80s. Lots of broken equipment and the pool is always closed for maintenance. The "garbage valet" hardly ever picks up your trash. The grass everywhere is covered in dog poop because no one ever replaces the doggy bag stations. Never enough parking, no elevators in buildings and hallways are too small to fit big furniture. The whole community and staff, from top to bottom, give the impression they don't care about residents' concerns, nor do they want to change or improve any of the living conditions.There is nothing luxury about this place. Don't let the beautiful leasing office, and "fair pricing" fool you. The rest is not worth it.

Wish I could have seen a review similar to this when I was on the apartment hunt. Blinded by "Best in Omaha" and a kind woman to give me a virtual tour, my real nightmare started when I walked in on move in day. Same on me for not looking at my specific unit but the next list is same on them quality. Hoping I don't get knocked on my deposit back considering every room had at least 5 complaints listed in my "move in sheet" which was going to seek immediate attention. I have submitted sooo many things wrong and yet only got some crappy brown paint to cover the horrible conditioned cabinets.I will say the women in the office have all seemed kind and I do believe some care about my experience but simply do not have enough authority to do anything about it. I cringe just about every time I pay my rent knowing I am so unhappy with the place and all my ants that accompany my kitchenAny who my opinions are my own but I'll let the photos speak on my behalf. In closing, I really don't recommend this place in the slightest.

this place is a joke.. my apartment was not move in ready. it has old carpet, tile is coming up on bathroom and kitchen floors., plumbing is bad.. garbage disposal has been worked on a few times in the past year and bathtub keeps clogging. Washer and dryer are old. the office manager is a liar. the indoor pool and fitness area is disgusting with tile cracking, dirt everywhere, old gym equipment from 20 years ago, sauna hardly works. they bribe people to vote them "best of omaha" with pizza and $100 off rent. then they raise rent to an ungodly amount every year. I can't wait to get out of here
