Horrible/The Worst Property Management Company in Omaha! Do NOT ever rent from or allow your property to be managed by this company. They are horrible, cannot keep staff in the office. Deni the owner is so mean to deal with and no one can stand working for her! Constant change over. She allows people that have no clue what they're doing work on the properties she manages, the list could go on!! Stay away from these people.

DO NOT allow Property Source to manage your property.They are very unresponsive, irresponsible, disrespectful and poor ran. I do not live local to Omaha- as I once did so I used Prop Source because I wanted a company that would actually manage the day to day activities.When I first signed with PS, Todd was the PM, he was excellent. Took care of all tenants needs and kept in close communications with me. As an owner, I trusted that Todd would take care of my tenants and properties. If one was vacant, he made an ad very quickly to get it rented out. He notified me when a tenant was late etc.Todd treated the tenants very respectfully and honored my wishes as an owner.According to someone at PS, Todd was fired because he was charging PS to do maintenance on properties... but he was really getting off work and doing it himself. So basically, PS thought a 3rd party was doing the maintenance but Todd was doing it for some extra cash. Rather that was true or not... who knows. And if it were, if I were PS, I'd go ahead and put up with that little extra money leaving the company and hire Todd back because he held your company TOGETHER! They probably have lost more respect and business now that Todd is gone than they would have had they kept him there. My properties are in North Omaha. I'm not from North Omaha but I have no issues with going to North Omaha. When you are renting to the tenants that don't have the best of credit history and other obstacles that impoverished communities encounter, you must learn to deal with people of ALL walks of life. These people are PEOPLE. They deserve RESPECT. After Todd left, I would call, leave voicemails, emails--- to which I did not receive a reply. Finally, they hired a new PM. This PM was not as responsive as Todd. It took 5-6 emails to get him or Denny (the owner) to reply. Finally, the PM called me back and said "have you seen your properties lately"... I went into a panic... I said what is wrong with them. He replies "Nothing is wrong with the actual property but the neighborhood is a big problem." I go into asking "what happened in the neighborhood that is an issues.... did you run into a scary situation, crime...what happened?" He proceeds to tell me that he had just taken his JEEP to the wash. And it was all shiny and people in the neighborhood were watching him like they wanted to rob him.I was taken back and in shock. Not sure if he knew I was black by the sound of my voice -- but I felt that was a very racially insensitive thing to say. The people in this area don't GAF about his Jeep. Councilman Ernie Chamber's lives on this block, a pastor of a large church lives on the block and a teacher at one of the local elementary schools... all live within 3 houses from this property. I didn't feel the need to explain this but it just goes to show how this person stereotyped a group of people's motives based on the area. I was immediately turned off. I had a tenant move out- the did not notify me, I found out once I called 2 weeks past the time rent should have been placed into my account- to which they told me that the person did not pay rent. I then asked for them to place the unit up for rent. This did not happen. I had to place the unit up for rent -- make the ad and get it rented out. I found the tenant and did all the credit verifications-- FROM MARYLAND... and these people are in NEBRASKA and couldn't do it. Then I had a problem tenant in another unit-- After placing him in the unit, I found out he had a drug addiction issue. Just a young kid from Bellevue-- who would have thought he would be such an issue. Well, he was constantly creating false stories. Property Source, took his word for one of the stories such as "Owner told tenant he couldn't use the garage anymore"... when in fact, this did not occur. PS sent me a letter stating that they would end my contract with them in 30 days. No email, no phone call... just an impersonal letter in the mail... that I could have easily overlooked. There was no explanation. I contacted the owner of PS, she stated that she was ending the contract due to what the tenant told her. I thought-- "wow, so my business relationship means nothing-- I'm the customer who brought business to them... and they wouldn't even ASK me if anything were true....with such a trivial matter as a detached garage." Oh and to boot--- the tenant has gone to jail for drug possession-- not such a good Bellevue kid :( So believe this tenant over the owner--- ugghhh, might have been a bad move.And the tenant told PS that he would be moving out... Do you think PS told me THIS... NOPE NOPE NOPE. No communication whatsoever!!Do NOTTTTT USE this company. They will NOT manage your property well. Oh-- and they went 2 weeks without a phone and a 1 without computers where they COULDN'T print out a LEASE for a new tenant to sign. I said, so ur entire operations are stopping-- can't you go to Kinkos. This PM Co sucks and so does the owner, Denny!

Unresponsive company who does not offer quality service. Has destroyed my vinyl siding with their mowing and edging, but deny's it. Has cleared my driveway with a caterpillar. You just do not use a caterpillar on a 4" poured driveway and expect your driveway to survive the weight of it. Crack! Think Bob Cat instead.Forgets to plow driveway even though I live in the middle. Forgets to blow off grass, does a horrible job anyway.

Property Source at 9647 Giles Rd, La Vista, Ne is the management company that our HOA hired. Unresponsive to say the least for any problems. In September 2016, all the residents on auto-pay were charged twice from their bank accounts for their HOA dues. It took more that 2 days to get these credited! Because of their error, some residents stopped their auto-pay authorization. In October 2016, even after getting these residents' checks for the dues, they still took money out of their bank accounts. Do not use these frauds!
