WARNING: do not rent from Duane Hartman Investments, HKC. Mathew Hartman the property manager WILL NOT give you your deposit back. My family lived in a rental property for 4 years. We always paid the rent in full and on time. When we moved out we cleaned the property to perfection. We had to take Duane Hartman Investments to small claims court. When the judge ruled in our favor he still refused to pay the money he owed us. I then had to file a garnishment against Mathew Hartman and 6 months later we finally got our money back. Renters beware DO NOT RENT FROM THIS COMPANY!!!

My family and I rented 1524 S. 15th. Lincoln NE. Feb 2020. The house had serious issues from faulty wiring to window well leaks. D.H.I. never fixed anything. Basement floods every rain and snowmelt. Pretty positive their employees have went through the house we rented from them without warning or 24 hours notice and while nobody was at home. There was a roach infestation when we moved in and we sprayed on our own and kept kitchen clean. Where they were mostly at, which was the refrigerator, electric oven, and dishwasher the first month we moved in....this first freeze in Oct 2021...it seemed like the roaches multiplied by the thousands over night. Infesting the walls and all appliances in all rooms of the house, within a month. When we asked for an exterminator they claimed that they would send one for 2 weeks. Instead the new property manager decided to cancel our lease and evict my family an I on Dec. 1st Of 2021 and had to be out by Jan. 1st 2022. Never late on rent at all. Before the holidays, before we even moved out, or even applied to another housing company, D.H.I. had red flagged us. Calling us unfit tenants. We found a new house and a better, cleaner house not infested....not through D.H.I.Everything happens for a reason. It is in my opinion that these people whom own this company with their employees, on how they operate are the definition of the word Slumlord.

Despicable business - not deserving of 1 star. I write this review after much consideration and I believe it is best to give other possible tenants the opportunity to avoid this dreadful business. We lived in the rental home for nearly 3 years. We never called the landlords for any issues and always paid rent on time. We were great tenants, we cared for the home and we had a great relationship with our neighbors. Before we moved out, we read through the recent google reviews where previous tenants stating they were not treated fairly by DHI after they moved. We hoped that would not be our experience as we had never had any issues with them for the duration of our stay in the home. We gave a proper written 30 day notice and we spent every possible moment of that 30 days cleaning the house to perfection. As a family with children, getting as much of the deposit back was extremely important to us, so we put the maximum effort into cleaning the home. We were extremely satisfied with the condition we left the home in, and we were certain we would get a fair amount of our deposit returned. During the final week of our stay, Mathew Hartman called us to let us know he would be showing the house. On the day of the appointment, the interested party showed up to view the home, but no one from DHI ever showed up to show them the home. We were there cleaning that day, so we let them look around anyway. At the time it was comical to us because we already read the google reviews and we anticipated a certain amount of "shady behavior" from DHI. Those other reviews were not exaggerating. DHI really is a scum business. When we finally received our returned deposit, I was disgusted to see the deductions they made. It was as if we had not cleaned at all! They had deducted nearly $1000 for cleaning and one $360 charge for "Pet Damage" without any specifics? My thought is - how do we know they actually fixed these so called "damages" they charged for? When we moved in, the tile by the basement door was already ripping up. Not a huge deal to us at the time because it was in the basement. But seeing as they are now charging us for that damage, I wonder if they charged the previous tenant for the same thing and never repaired it. I wouldn't put it past them. It's sickening to me that we spent so much time cleaning the home and they charged us as if we did nothing. We may as well have done no cleaning at all. It would have been a better value to our time. Bottom line, stay away from DHI. They don't deserve your family's money.

Sorry that this won't take a negative number. If you are thinking of renting from Duane Hartman Investments or DHI. DONT! Run fast the other way. Mathew Hartman is who runs this company and he is the lowest type of life that I know. He will screw you over every time. We rented 5200 S 32nd St for 8 yrs. He let it rain in the living room for 4 yrs which caused the floor in the dining room to warp and get mold under it. I was made disable by black mold a few years before. He makes promises he never keeps. He said when we signed the lease he would have them come out soon to clear the brush out of the back yard. They were there the next morning without telling us and we let our little dogs out. They got mad and left. We never saw them again. We just got our closing out deposit statement and he charged us 970.00 because of the brush. We paid to clean it out 3 years we did it 2 years. He tried to evict us after we forced him to keep his promise of changing out the master bedroom carpet because of cat urine from previous tenant. We got a eviction notice in the mail box the next day. The only reason we stayed was we promised our granddaughter we wouldn't move until she graduated and we found a house to buy. Please stay away from this man!!!!
