UPDATEI've now moved out of the apartment I had managed by Guardian. Unfortunately, I'm knocking it down one star. The maintenance issues got worse after I left my initial review - I had to pester and pester and pester to get someone to come out. Also, they now charge $10 if you want to pay your rent by credit card. Worse yet, they took $100 out of my security deposit for a "cleaning charge", despite the fact that I'm kind of picky about cleanliness and left the place even cleaner than it was when I moved in. Of course, there's no mechanism by which you can appeal or see what it was they charged you for.The main representative I dealt with, Roger, is a nice guy and seemed to be both reasonable and honest. Unfortunately, your long-term experience with Guardian won't be as nice as Roger or others may make it seem up front.

These guys shouldn't even have a license to sell homes. Went out to a home that they listed by appointment, twice, and weren't able to get into the house because they lost the key. This was two weeks apart. Could never get a hold of the realtor.

I work with Gurding for 2 years since then I have an 11 apartment that they rented for me and they always been at least between 90% to 100% occupied, the tenents always saying good things about guardian and their team, any maintenance issue fixed very quick, thank you guardian for your help you are the great and the honest guys i ever met in the real estate field.

These guys are roughly as bad as R.D. Barr (who also are TERRIBLE).I was broken into, and it took me FOUR MONTHS of pestering to get them to fix my window - only coming and doing it after I called them and told them I would call the city about it if they didn't finally come and fix it. During that time the kitchen got flooded by rain soaking through the cardboard I had there twice and I was broken into a second time.They don't have direct deposit, and if you forget to pay, they don't call to remind you - they skip straight to threatening you with legal action.The front desk people at their office seem nice enough, but know nothing, and things they send up the food chain only get answered after 4 or 5 calls.I've just stopped calling unless it's some emergency. I don't really have anything good to say about these hacks. The place I'm in was managed by the owner before I moved in, and he transferred it to them.I would seriously recommend that you avoid them at all costs, both from a tenent's perspective and an owners - this place is falling apart and they could care less. I've had to repair the deck and two doors after calling them, having them say they'll come fix them, and not doing so after a month of pestering.It's going to cost the owner far more than they're saving by going with a slum lord management company like these slime balls.

Seems rather shady. Called to inquire about an apartment showing and was informed no showings could be done without filling out an application and paying non refundable application fees for everyone involved. Knowing the areas of the rentals and prices listed I would NEVER trust the apartments were move in ready without seeing it first.

I have more than a bit to say about this place... Aside from the sinking in floors and nasty molded bathroom showers and carpet that looks like it has never been replaced...I have moved into this apartment not even 6 months ago and have had nothing but issues ( most things I can ignore ). OVER a month ago now, I have had a work order in to fix the electricity that had gone out in my kitchen. I had to wait 4 days before they even sent someone out. When the maitnence man FINALLY got to my place he did nothing aside from test the outlets and break 2 coffee cups in effort to do so... all to tell me " yep you definetly need an electrician" (as I told the maitnence line over several times before they sent someone out). We asked when someone might be out and was told he was headed to the real estate office that moment to get someone out... here we are OVER a month later and now ALLLLLL of my electricity has gone out to my unit. I have called over 25 times with in this month leaving endless VM's with people and so called " property and maitnence managers" and no one has EVER called me back. I have tried to be understanding and forgiving and let the $300.00 bill in groceries I had to spend on new groceries roll off my shoulders. THIS IS UNACCEPTABLE!!!!! DO NOT MOVE HERE!!! The cheap rent may seem appealing but it is not worth the hasstle. Pay the extra money for something nicer and more responsible than this piece of dump. ( I pay ALL my bills EARLY every single month. I keep my place spotless and organized ) I am in disbelief how Tenats like myself who HELP keep places like this going get treated like this. I am a full time student and full-time employee who lives pay check to pay check as it is.Today I am putting in a formal written notice to with hold any next coming bills and will be breaking lease if this crap isnt fixed. POOR EXCUSE OF A BUISNESS AND MAITNENCE. My next steps will be reporting to the city and reporting to any and every news channel there is to expose this place if something is not done and a call as to how this company will make this whole situation right.

Guardian took over management of my apartment building about a year ago. I have had nothing but problems ever since. Lawn service and snow removal is supposed to be included in the rent. Snow removal consisted of shoveling a path down the sidewalk. Lawn service is equally as poor. They cut the grass or I should say weeds down to the nub. They do not treat for crab grass or any other weeds. They do not trim the shrubs and we have tree seedlings sprouting up in the shrubs! One of the seedlings is about 4 feet tall now. Building maintenance is equally as poor. The staff is very rude, condescending and just plain unprofessional. Trying to get anything done only results in threats of eviction. I will be moving as soon as my lease is up. I do not recommend anyone rent from this company.

This company takes care of the townhomes that I am currently renting. While the size and layout are great for the price, it's hardly enough to compensate for the condition it was in when I moved here. They claimed it was cleaned by professionals and move in ready. It was far from it! It was disgusting! The carpets upstairs were covered in dirt, hair, and cigarette butts. Our basement has graffiti on the wall and there was a bad leak that had created large puddles on the floor. The tile in the tub was falling apart and mold was found all over the apartment. Pictures were taken for proof. We contacted the company and they said they would make it right. They agreed to fix my tub and give a month of free rent in exchange for us to not leave right away. Fast forward 2 and a half months and we are still fighting them on all of this! The property manager John claimed he never agreed to the terms and has refused to fix the tub. When my husband and I confronted john about the numerous issues with this apartment he rolled his eyes at me and when I called him out on it he flipped me off! Maintenence does a horrible job of fixing things and has to be called out several times for the same problems over and over. They also leave your home in worse condition than before they arrived. I nearly stepped on a couple of rusty pieces of metal that were not cleaned up after maintenance "fixed" one of the issues here. Guardian employs individuals who not only incompetent and unable to complete simple tasks but they are also extremely rude. On numerous occasions when I called about an issue here I was told it wasn't their problem and hung up! DO NOT trust this company.

These people are by far the worst in the business. I rented a house from them for over a year. During this time we experienced a leaking roof, rat infestations, bats in the house, cockroaches, a house that was so poorly built that it was hotter inside than out. The basement leaked so bad that it caused BLACK MOLD to the point that it ruined all that was down there. We made several attempts to have this fixed and the best they could manage was stopping by leaving a note on the door stating to clean up the yard and they would fix the roof. Finally after all of this we decided to move. I refused to pay them any rent because the house was not live able, i also left a bunch of damaged (mold) stuff in the basement. They are currently taking me to court for this claiming that i owe them money. Please whatever you do NEVER rent from these slumlords. The city of Omaha needs to severely look at the people (slumlords) that rent these places. I will do whatever it takes to get them on this, i hope you will as well!!
