I lived there for 2 years，at the beginning it was all good, but after one year a lot of things happened, my home, my private place inspected by the manager for some unreasonable reasons and she found my girlfriend make up things and said I let somebody else living with me which is unacceptable lol. Which is really piss me off and they never return the deposit also asked me pay for a fee for make room dirty.around 600$ . I really don't recommend u to live there if u wanna lead a normal life. This place will drive u to crazy and also I suspect the femal manager there is did racial discrimination behave to me! I write this comment after 1 year I moved out from this place but this experience really hurt me and I can still remember it so I think I should write it down.

We have lived here for almost 6 years and absolutely love it. They have been so good to us. The ladies in the office are always polite and follow up on all maintenance requests. The maintenance crew work hard and are quick to fix anything and everything.

These are not good apartments to live in, you can hear EVERYTHING that goes on above you and beside you. You can't get normal cable and the apartment cable is only 22 channels. They won't let you put a post up for a satellite so if your apt isn't facing the right way you have to use Dish network through a shared satellite that goes out every time there's a cloud in the sky. They don't have a grace period for rent like most places, if you don't pay it by the first they charge you. Their customer service isn't great.

We do not have three pets where u got that, I have no idea. And we are upset because it took 18 emails between me and the leasing manager plus a phone call to a higher up to get anything done. The leasing manager refused to give reasonable evidence that it was my service animal that was making the waste. As well tried to keep the charge on our lease until I spoke to her higher up. As for the smell. I was told directly on the phone by the leasing manager that the maintenance man smelled it in the corridor and it got stronger as he walked up the stairs. I've complained multiple times that the corridor smells like weed and when we turn on our heat we can smell it through the vents. And still nothing was done. Yet we were given a lease violation.

Pros: The apartments look nice from the outside. Cons: The ceiling in my apartment has consistently leaked during the wintertime. This is a result of snow on top of the roof. The maintenance guys are very nice and helpful; however, the office staff and management is extremely unprofessional. The tile on my bathroom floor is completely cracked and the management is attempting to blame it on me even though I didn't do anything to it. The windows in my bedroom are very thin and I have to use a portable heater during the wintertime just to warm up my bedroom. I have rented out two apartments from Black Sand Apartment Homes. I have lived in this complex for five years. I no longer recommend it as a place to live. In five years I have never been late for a rent payment and yet the management acts like it's doing me a favor for allowing me to live here.
