This is hands down the worst hotel I have ever stayed in. They've obviously done some renovation work, and I'm sure the rooms were nice when they were first finished. They're nowhere near that condition today though. When we arrived, there are literally drug addicts passed out in the last stall of the covered parking. They're out there all day every day. There is a bench near the front door where 1-3 degenerates hang out at all hour of the day sifting through the cigarette butt receptacle for gold. When we entered, we had to wait for attention from the front desk. Checkin was fine, and we headed up to the room. Once inside, we immediately noticed we needed more pillows for the two queens. The tv remote did not work. The phone was an empty shell of a phone without a single working button. There is one towel in the bathroom. One. We went down to the front desk, since our phone is a non-working prop. We waited again while the desk attendant finished a phone call and part of his lunch, which was sprawled out across the desk. He must have sensed our displeasure, because he then lectured us, "hey, I put my lunch away to help you". My my, I'm sorry we put you out. We explained what we needed, and it seemed like we must be speaking a different language. What do you mean your tv remote should work? Once we got settled, we were disturbed several times by vagrants screaming drunk at each other outside. Fun times. We booked three nights while we would be visiting Omaha, but at this point, we were done. We requested a refund and that we would go somewhere else. We were denied. Ok then. The room has two massive holes in the walls that look like someone who has never patched drywall before was trying it out for the first time. Just some spackle smeared roughly around, no paint, and called it good. The room is clean-ish, but no where near hotel cleaning quality. The shower is a nice tiled walk in shower, but that's the best part of the room. The TV is a 32" LCD, but it's not HD cable, so it looks like a 20" picture on a 32" screen. Every time we walk down the hall we are either harassed by people wacked out of their minds on drugs, have to walk by a random visitor delivering what is clearly drugs to a room, or hear screaming drug fueled fights in multiple rooms. We were in our room tonight around 5pm when there was a loud banging at the door. We opened it to find a dirty vagrant screaming at us that he "works here and needs to see our trash can right away, or he would 'know we did it'." We looked at him in shock, and he said "ok, I'm calling the cops!" We just shut the door and locked it quickly. We have no idea if this insane drug addict actually works here or not, but when we came back from dinner, he was hanging out near the front door still. Management doesn't seem to mind if he's there. Later that night, 3 am to be exact, we were woke by loud banging at our door. We ignored it and it continued. Finally, we yelled "you have the wrong room", to which they yelled back "I know this is the one. Come on man, let me in!" I finally answered the door, which wasn't smart, and the crackhead finally believed me that I wasn't his dealer holding out on him. In all of my travels, I have never been more afraid to be robbed, killed, have my belongings stolen from my room, etc. Staff are complicit in whatever drug den arrangement is going on here, and this place needs to be shut down before someone is hurt or killed. Do not be fooled by a picture of a nicely made bed with black and white pictures on the walls. This is a slum that is rented to drug addicts by the hour or week. It is not safe, and unless you're looking to score crack, you absolutely should not stay here. If I could give negative stars, I would.

I continue to be amazed at the value you can get these days in hotel rooms. I picked the 402 because I wanted to get 2 rooms, and it was cheap. I would have been happy with a TV, a bed, and a working bathroom for that price. But, the place is really nice. The decor is modern, and the beds are comfortable. The TV has a bunch of stations. And, there are really good complementary cookies at the front desk. But, it actually gets better. You get complimentary drink tickets: you get your choice of beer or wine. That's not the top quality stuff, but it's a nice touch. And, I'm not sure if the lady at the front desk was supposed to give me this many, but she gave me nine tickets for the two rooms that I had. That's one drink per ticket, folks. Now, add in the friendliness of the lady at the front desk, and the terrific location in downtown Omaha, and it's a real bargain. But, all is not perfect. We stayed here for 4 days, and each day we had our room keys deactivated (including twice in one day). One time, my wife called to ask if there was any coffee, and she was told (by a different woman) "you can come down and check if you want" (!)We'll still be back, but understand that it's not the Ritz Carlton.

I don't normally write reviews, let alone long ones, but our experience here was so... singular that I feel compelled to do so. Let me start from the beginning of our experience.First impressions? Not great. The sign for the hotel is shattered, so if we weren't using Google Maps, we wouldn't have known that's where we were. The building has tons of paint touch-ups on the outside that are in the wrong color of paint, adding to the shabby appearance of the exterior. Our room was on the second floor, so we knew we'd have to be climbing the stairs, as we could see the elevator was out of order. (Side note: The elevator does work. We noticed staff using it later.) The stairs we had to use were in the back of the building, which meant we had to go down a full two hallways to get to the stairs, then double back once we got upstairs to get to our room. (Remember this, it'll be important.)As we make our way down the hallways, we see an abundance of shabby looking signs telling people not to leave their trash in the hallways. Not a great sign of a good hotel, but hey, I'm an optimist. Each room has a "No smoking" sign on the door, which is odd, because once you make your way beyond the lobby, you're hit with a freight train of cigarette smoke and weed smoke smells. (I thought at first that would be an anomaly. Can't make everyone follow the rules, right? I was wrong, the smell is constant.) Making our way up the stairs was interesting. It looked like they hadn't been vacuumed in days, which was partially confirmed by the mostly-smoked joint that was left on the stairs. We get to our room, tired, and that's when the experience got even more interesting. We set our things down, and that's when I noticed something that made me laugh. It's a gripe, I suppose, but the art on our wall was directly taken from a Super8. How do I know that? The Super8 watermark was still in the lower right corner.A cursory glance around the room showed us how sketchy our stay would be. One of the light fixtures in the wall was basically just ripped out and left loose. The light fixtures that WERE there were dirty and shabby. Still, we're not super picky folks. An inspection of the bathroom revealed a pretty gross shower, it's clear nobody gave that bathroom a thorough cleaning in weeks. As a side note, the sink backed up too, but honestly, the bathroom itself worked pretty well. The toilet flushes with an intensity that is hard to understand until you've heard it.Side note: The rolling barn door can be a charming way to add an accent to a functional feature. What's the one room that needs an actual door that latches and locks, and shuts fully? The bathroom. What's the room they used a sliding barn door on? The bathroom. Not only was it weird, but the barn door routinely slides off the rails if you're not too careful, forcing you to struggle to move the door back on to the rail from inside, or whine for help from the inside like an impotent toddler until the traveling companion of your choice can fix it from the outside. When we returned to the hotel later that night, we noticed one of my biggest problems: The duvet had a cigarette burn on the outside of it. After contemplating for a few moments, we decided we would probably be able to live with it until morning. When we pulled back the duvet, I noticed that ALL of our bedding had cigarette burns in various areas. At this point, I decided to use the room phone to call down to the front desk to ask for replacements. You know, the phone all hotel rooms have had since, like, the 80's? I looked high and low, and couldn't find a phone. I DID find a phone LINE, but no phone to accompany it. At that point, we decided we were tired and would deal with it and get new linens the next day, since it wasn't worth the winding walk downstairs when it was super late at night. The hotel's policy is that if you want linens replaced, the old ones need to be left in the hallway, and then you'll be provided with new ones. This struck me as odd, but whatever. We did as instructed. Later that day, we found out what might be my favorite thing about this hotel: they appear to only have EXACTLY enough linens for the number of rooms that they have. No joke, we had to wait and get our linens one by one, waiting for stuff to dry. Another point: We had to go down multiple times to pick up our linens, and were led each time to their laundry area, because nobody could, apparently, be bothered to bring them up to our room. (There's a sign that says it's because of COVID, but considering I didn't see any of the staff wearing masks, so I highly doubt that. Our second set of bed linens (and the mattress underneath) had a few mysterious stains, but at this point we thought "At least there aren't holes in these, so whatever."On the whole, this hotel was pretty terrible. On the plus side, the air conditioner works. 1 star for that.

This hotel is conveniently located near downtown, has extremely friendly staff, a cool looking lobby (which I feel like they spent most of their money on), comfortable beds, and free parking... but there are a few downfalls. - The walls are paper thin. I could hear the TV next door and the other guests' entire conversations. - The bathroom of the room I stayed in had trash from underneath the sink from a previous guest. - The ceiling in the bathroom looked like it was going to cave in and the caulking looked moldy on the floor. It's a good place to stay if you're wanting something inexpensive and close to an event downtown. However, if you're searching for privacy, space, and cleanliness, I'd look somewhere else.

I am charitably giving one star because there are no lower options. This place is a bombed out shithole of a dump. Complete disaster of deferred and half ass maintenance. Front desk employees who talk on their cell phone and can't be bothered to desk with customers. In three days they cleaned our room ..... oh yeah .... zero times. Even after we complained the first day. They did bring towels though. Oh wait ... we had to go get them. The second morning we reminded the desk. She was apparently too busy arguing on the phone with her boyfriend to do anything. When we returned that night at least we knew where to get our own towels. Absolute worst hotel I have ever stayed in. Trust me on this one.

It's difficult to write a 1-star review especially during times when many businesses have been affected by the pandemic. However, this was by far the worst hotel experience Ive had in my many years of traveling. The information in this review was also provided to Expedia, in writing, and in great detail.I booked this hotel through Expedia and the photos and amenities listed were disingenuous. My first issue was the wifi. Wifi is a very important amenity and one which I filter for when searching for hotels. I was not provided wifi information upon check-in, and when I tried unsuccessfully to connect, I returned to the front desk to inquire. I was told by the staff member that they did not know the wifi. I stood there for several minutes and was told that it was maybe my email (which of course isnt a network). The staff member then called two people who also did not know. After it became obvious that I wasnt going to leave the front desk area, I was told that she needed to contact the general manager. I said that I would return and that I expected an update. When I returned I was told their was no update and that their wifi hadnt worked since September of last year. Another employee then chimed in that even if it worked, it would not be secure and she didnt recommend that we attempt it. I stated that this was unacceptable and that I wanted a refund so I could get a different hotel. The staff member said she agreed with me but she couldnt help me--I needed to call Expedia. This would have taken a great deal of time and I did not see how this should have been my responsibility so I decided against wasting more of my evening.Upon entering the room, it was clear that numerous items were amiss. The TV had no remote. Manual operation of the TV was impossible as the channels were blocked. There were large cracks in the ceiling. Paint was splattered on the art frames, baseboards, door, etc. A piece of the bathroom door was broken off and hidden behind the toilet. The shower curtain rod was hung incorrectly and the tile was cracked. There was no toilet paper roll holder. There were stains on the bedsheets. One of the two USB outlet ports didnt function. The conditions of the hallway and stairwells were equally poor with shabby cover-up paint. In addition to this, all of their covered parking stalls were taped off and unusable. My final issue of concern was at check-out. There was a man who was clearly homeless in the entryway and was carrying on a conversation with the front desk staff who knew this individual on a first-name basis. This person then followed my brother and I to our car where we were harassed until we got into the car and locked the doors. This information was relayed to Expedia and provided detailed photos--they requested a refund on my behalf. I received a message back stating that the hotel manager offered us the opportunity to change rooms and we declined. Not only is this a blatant falsehood, but it would not have helped the situation much even if it were true. There was a point when this hotel would have been a decent, budget-friendly option especially considering the free parking, but at this point, my recommendation is to avoid this hotel even if you have to pay significantly more for your room.

This was my first time at this hotel and to be honest I wish I had put in extra money to stay at a better place. The only reason I give this two stars was the service. The front desk and cleaning staff were incredibly helpful. From the minute I stepped in to the minute I stepped out, everyone I met was amazing. The reasoning for my rating was the actual location. Under the washroom sink it was super dirty with a big ball of hair. The beds made me feel super itchy all night. My coffee machine didn't work. The water in the shower didn't work for two hours (even though they worked hard to get it going). Lastly, there was an odour in the whole hotel which I couldn't get out of my nose. I really wish I could honestly give this place a higher rating, but in good conscience I didn't enjoy my stay here.

I paid for my room thru Hopper. The front desk woman "accidentally" charged me for the two nights at the hotel when she was only supposed to be doing a 50$ deposit hold. I was assured they had refunded me per front desk staff and it would show up in 3-5 days. 3 days later I was refunded partially. I emailed their front desk multiple times with no answer. I asked Hopper to help and they said the manager, Amanda, would refund me. It's been weeks and they're still not responding. Do not trust them with your credit card information!!

I may very well be in the room shown in this marketing pic. This place is not at all like what is shown. I didnt think to look at Yelp before getting here. I am darned foolish for that. Hands down this is the worst condition place I have ever stayed in - by far - and Ive stayed in some dives. The first room reeked of cigarettes - not just one night of someone smoking. The second room sheets had cigarette holes and ink stains. They gave me another set to change on my own - these are torn and not in good shape. One lamp shade is drawn on. There is no phone to call the front desk.Doorframes and walls are torn up.The elevator doesnt work. The stairs are completely torn apart. There is a cigarette butt on the bathroom counter. The barn-type door for the bathroom falls off if ya try to close it.I just drove 7+ hours through heavy rain and storms. Im worn out and there's no way Ive got the energy to go elsewhere. They discounted $20, though Im going to petition my credit card company to refuse paying. It is so odd because there once was some good intention and effort put into this place - the furnishings et al dont look that old. How in the world could a place get like this? How is the city of Omaha allow this kind of thing to take place?I cant wait to get the heck outta here in the morning. If it wasnt just late enough and me being exhausted, I'd be gone. It's all I can do to even write this.

1 Star motel remodeled slightly to look like a 2 star hotel. It seems like they took a LOT of shortcuts while remodeling, in order to save money. CAUTION - Do not stay in room 303! The bathroom door does not close properly. You have no privacy in the bathroom if you are staying with someone else. The sink does not drain either. It seemed liked it was clogged up by hair from others who stayed there before. There was no toilet paper holder to put the toilet paper roll. We told management about the issues during our stay and nothing was done to fix it. There was also no ironing board or iron present in the room. On top of that, the elevator stopped working the day we were leaving, which meant we had to drag our suitcases down from the 3rd floor. The only positive about this hotel were the friendly and helpful front desk employees. But there's only so much they can do.
