The Warwick residential is a place we call home. We have lived in the complex since the beginning of 2019. We have seen a lot of changes as time passed. The complex went through a change of ownership in the first year and staff. The new team started improvements which did take time to work out with the corporate ownership but the following has been updated: the parking lot has been patched and resurfaced in some areas, valet trash is servicing trash needs on a schedule, the dog park was renovated including new padding, large dumpster added to property, roofs/water gutters repaired after major storms pictures I saw were shown of damage in other reviews, parking is consistently monitored with nonworking vehicles towed after warnings issued, pools are being maintained, the grounds keeper has grounds picked up, and they are very serious about addressing pests. Staff: The staff will give you a friendly wave and engage with you if you have a concern or if they have time. The staff has empathy and is very respectful of needs that can be requested. As someone with a suppressed immune system, the staff wears masks if needed for maintenance. Staff adjusts to mental disabilities or weaknesses when approached with the need for accommodation in communication, etc. Several staff changes have been made but that can mean they are finding the right person. This is a complex with over 400 units. That requires a lot of time, attention, and determination. The managers are overcoming this, but it does take time. I truly have seen such an incredible improvement in the maintenance of property every year. The apartment manager Ms. D is updating the apartment with paint colors and more when residents move out. She also makes sure everything is perfect as can be for move-ins. Ms. Dedra in the office has turned things around. The apartment manager is always on the scene if there is anything of an emergency vehicle. She walks the property often. She knows every nook and cranny. She is reasonable and straightforward. You can count on her word, and she stands by it.The Warwick maintenance manager Q is diligent in keeping items in working order and will come back to you if there is an urgent issue/concern. He has a heart of gold. Joe and DeAndre are just as diligent. Maintenance does quality work and lets you know if they need to get supplies/take a moment for a coworker/etc. Maintenance is always rushing around completing jobs all day long. Maintenance doesn't leave a mess. They will converse while they work. They provide feedback if it's preventable by a resident if you ask. They take their job seriously and they are good people who they hire. Most importantly you can trust them in your home.The groundskeeper is just amazing at keeping everything clean. Kevin is so dedicated and goes above and beyond. Kevin keeps the pools clean after storms and works to get them to the best ph. You see his efforts in his work. He is constantly outside on the property watering plants, picking up trash, and more. He keeps the dog bags in stock when they are not on backorder. Services:The pest schedule is every quarter or more frequently if needed. The office will also schedule you within the week if something is requested or found. They know prevention is key followed by immediate treatment if needed. Trash Valet took the complex residents time to get used to but the schedule is provided and you are provided with a trash can. The trash can you set out between the designated times then someone comes by to pick it up.Building: The buildings are older. The actual buildings are surprisingly spacious. We rented a 2 Bed 2.5 Bathroom townhome then downsized due to several reasons primarily needing no stairs with an aging dog and other reasons. There was so much storage. We changed to a smaller unit 2 Bed 2 Bath on one floor. We still have several closets and storage in our new unit. Community:The community hosts parties and celebrations. The community has two pools both with deeper ends. There are grills provided in common areas. Assigned parking for those who rent one is nice for snowstorms and hail. We have had wonderful neighbors in both apartments (kids or not). Our neighbors are wonderful. Even the upstairs neighbor currently texts me if they are having more kids over and it gets too loud. The neighbors I have interacted with are kind and watch out for each other. The kids on the property even in groups are not tearing up things or getting into mischief. They enjoy playing outside and are respectful of property. In the past there were issues, however, management did address them all. There are lots of dogs who you will find on walks. The office is good about enforcing dogs on leashes which is positive since the kids around are cautious and scared of dogs. The dogs also love the dog park. Different breeds and sizes are seen on walks. Units are enzyme treated upon moveout.

I made them aware that this was my first time renting as a young college girl and they took complete advantage of that. My roommate and I had so many issues regarding maintenance and they hardly ever respond to maintenance requests. Moving out was the most difficult process. We are still trying to fix issues regarding a false claim.

I have been staying at the Warwick during my 6 month travel contract at Integris Baptist. Let me start by saying that I had an absolutely horrific experience elsewhere, and Aleisha and Dee took me under their little mama wings and helped me get into an apartment ASAP. OFFICE STAFF: Aleisha and Dee were able to help me get into an apartment within a matter of days, and helped me with my move in as well. Both Aleisha and Dee have stayed by my side throughout my stay and have always been willing to help with any questions or concerns. I'm always greeted with a hug and smile. Jeremiah started during my stay as well and has always helped me right away, finding any answers that I may need. MAINTENANCE: Maintenance staff are always around, friendly and open to conversation, even while they are working their buns off. I ran into J while looking around at the pools and he looked into one of the pools was closed, and had it opened up for me within 20 minutes. My AC went out overnight and Aleisha sent DeAndre over to get it fixed first thing in the AM; DeAndre had it cooling off my apartment within an hour. Ran into Jay that afternoon and he gave me tips if goes out again and what to be looking out for over the next couple weeks. Turns out my AC wanted to go caput, but Dee and Joe came the rescue again, within 20 minutes on a Friday night after 5pm. NEIGHBORS/NOISE: Occasionally, I will hear cars pulling through the complex, but mostly during the day. At night, everyone seems incredibly respectful of one another. No loud music blaring from cars after probably 9pm, and even still, that never lasts long anyway. Have found the noise level to be very considerate. Neighbors are friendly and have always looked out for me and one another. SAFETY: Not once have I felt unsafe in the complex. Feels like everyone is looking out for one another. I love that there is a good mix of resident, some who seem to be very long term (years and years) and some more short term. Best experience!!!

Don't rent from these apartments! Three years ago a pipe burst upstairs and completely flooded my apartment. Maintenance took over an hour to respond. They came in stopped the flooding and tried to find out where it was coming from by cutting two 8 by 10 holes in the main bathroom wall by the baseboard. Sadly, they left the holes open for two months. Yes, I kept calling with no success. Finally a maintenance man came in for a different issue saw the holes and repaired them without being asked. Of course, he moved on to another company because he saw the incompetence of the staff and the greed of the property owner to allow half doing things. Ms. D finally came into the apartment after many calls about the damage from the flood. She was shown how the ceiling was yellow and a request was made to get it repainted. Her response was she did not see why repainting was necessary. The hallway had to have a wall replaced due to the flood and after many requests has yet to be painted or even given the color of the paint because I said I would do it myself. I have went 2 winters with no heat even though numerous calls have been placed. I placed a maintenance order in May 2024 that the dryer that I have to pay a rental fee for is damaged and nothing has been done. I placed a maintenance request the second week of November 2024 that my toilet was not flushing, the dishwasher and washer machine is leaking. Maintenance did not respond to that ticket until December 28, 2024. I repaired my own toilet and have not used the dishwasher since then. The washer machine has stopped leaking on its own but the dryer has not been replaced. It is now January 2025 and my heat is still broken from last winter. The damage from the flood 3 years ago still lingers, the dryer still damaged and the dishwasher still leaking. It is interesting to me that they want us to understand that they are overwhelmed with 400 units and that they can't keep a maintenance staff to get the job done but they don't understand when we call in frustration expressing the constant and ignored maintenance issues. They forget that the contract that was signed works both ways. They have a responsibility toward their tenants just like the tenants have a responsibility toward the property. Valiant is unwilling to update the property and spend the money to get things fixed correctly the first time that way you don't have to waste money replacing band aids that are thrown on major problems. Poor business model or maybe the money from the Warwick tenants goes toward the other updated properties valiant owns. Either way don't move here. I will be leaving soon because I love the location but I am ashamed to invite friends and family over due to the outside look of the complex and the condition of my apartment. Pay attention to the comments although some are a few years old nothing has changed. I am here January 2025 and the water is always off, there are few buildings that have a constant stream coming from somewhere all year around. Maintenance issues are not fixed in a timely manner, pest control might spray your apartment or might not. Old appliances, no updates, paint refreshers or carpet cleaning when the lease is renewed. I hate to see people touring the property. I want to yell out don't do it. Again don't move here, don't let staff tell you of all the future plans that are not going to happen. Save your money and find somewhere that isn't teetering on being the slums. My rating would be a negative if I could.

I've lived here 3-4 years. If they tell you they'll call you back they won't. Dee is the only one who will and the only one will get anything done, which means she's too busy to help most times. Last time we needed to get our lease renewed, we called them 14 times over a 2 month period (and more beyond that). We were asked repeatedly to just be patient. We tried being patient, but what we got was the lease not getting renewed for 6 months. Dee finally saw it after we were trying to move out, and had us backdate the lease renewal. We were told that if we didn't backdate the lease, we would be paying the month to month price for the past 6 months, which was about double the price of our lease. It felt like we were extorted in order to force us to stay. Maintenance is glacially slow. i had the heater break one year during spring/summer. It wasn't a big deal at the time as i didn't need the heater. I called them about once a month every month. At first they wouldn't fix it as it wasn't needed for that time of year. Eventually, they'd come in, take a look, tell me they'd be back later, and just close the ticket without ever following up it didn't get fixed for 6 months. It finally got fixed after i talked to Dee directly and told her that i'd been without heat with it being below freezing for over a month and a half. It was fixed the next day. It's not that they can't do it, it's that they don't. I'd highly advise staying somewhere elseNot sure why the site think's i'm in CA. this is the Warwick Apartments in OKC 3100 NW EXpressway

You have been warned!!! You better think it through, before you sign!!! This complex is very old and in desperate need of serious repair. The front apartments over looking NW expressway, look all cutesy and welcoming, but as you drive towards the back part of the complex, you see what is really going on...If you move here, you will deal with long term plumbing issues, that are very inconvenient and are never resolved. Renters never go past 3 days without receiving a water outage email, and again, the issues are never repaired properly. Additionally, renters go without water from 30min to HOURS, at a time, this has been ongoing, and getting worse, since the summer 2023. But on the positive end, they open up the club house facilities to renters, when feasible. Also, you pay $25/m to rent a broken washer and dryer, which ruins your laundry. Trash concierge is $25/m. , and I think they are slowly allowing section-8 renters in...YOU DAMN RIGHT I SAID IT... The only way the maintenance crew can keep up, is if they work 7 days a week, with overtime. I can keep going with the list of issues. I would give ZERO stars if I could. YOU'RE WELCOME!

Loved my loft and Mrs. Vee was soo nice and helpful throughout my 18 months. Only thing I disliked was the dumb valet trash service but they said they had to go to that company in order to fix the pot holes so I'll take it.

Horrible place to live! The maintenance is horrible and they parking is ridiculous. They got rid of the dumpsters and you have to use a forced trash service you set outside every night. They tow cars without warning whenever you park in a spot where it's not in the way. But they don't tow cars that are actually in the way. Horrible staff and they aren't concerned with your problems. Worst place ever to live. Always shutting off water too.

This is the worst place I have ever lived. We just went thru a whole weekend without water and zero communication from the office. I have had a/c issues for two years and basically went thru two summers without it. It got to the point that I was calling them every day. It has been exhausting to deal with them. They are unresponsive and rude. They just don't care about their tenants at all. I haven't even mentioned all of the plumbing issues. I have had water coming out of the ceiling several times one time they ignored it for two days. Great location but terrible place to live.

These are terrible apartments they only want their money they don't care about all the issues they need to fix my car has been broken into 3 times the people in the office are 100% useless . It's exhausting how much extra I have to do so they can have their thing together . HATE THESE APARTMENTS.!!
