My family has lived at the Reserve since February of 2018. We have enjoyed our time here. When we first moved here, there had been monthly events which included food trucks, locally brewed beer and an opportunity to meet a lot of our neighbors. We haven't done that as frequently lately, but there was one morning when we could pick up donuts for breakfast. Whenever I have put in a service request, the issue was addressed promptly and our maintenance worker has always been friendly and pleasant. The pool has always been well maintained and clean, no complaints there, however there had been issues with non-residents using the pool in the past but I didn't see it as an issue recently. It is a very dog-friendly location and most people that I see outside usually pick up after their dogs. I also see evidence of some that don't. The main issue i have is with the price. I would love to stay but the recent increase of rent is forcing us to seek our residence elsewhere.

I really liked this residence. I am in the process of applying and i am heavily considering this apartment complex! This is due to the amazing help of Mariah! She was extremely helpful and knowledgeable about the properties perks and cons despite only have working there for a few months. Mariah did a great job at being personable and perfectly pleasant throughout my whole experience there. 10/10!

Horrible communication! I have been trying to reach out for weeks. I would go in person, but I live out of state and have co-signed a lease on one of your apartments! It is truly horrible that this is how you treat your residents when dealing with an emergency.

I have lived here since 2021; I have just read through some reviews and found myself laughing out of annoyance at how this property can respond to their reviews faster than their residents maintenance requests/issues. Also they sent out an email asking for 5 star reviews for a chance to win money off rent. Getting ahold of staff is like pulling teeth and the communication of the office is far below subpar.I found mold in two different areas of my unit recently and it took maintenance 3 days, 2 maintenance requests, several unanswered phone calls, and a lease termination request before they came to even LOOK at the issue. Turns out the mold was (confirmed by maintenance staff George on his visit 2 days after the initial maintenance request and 1 day after the second request) caused by the broken patio door that I had submitted a maintenance request for on 08/24/2024 and that he would personally fix it the next morning (he did not).When the door was installed back in August, it was not installed properly & the weather strip broke off upon first use. Our flooring was ripped up during install & never fixed. I called the office for maintenance and someone answered the phone, told me that I needed to "call the office to get to maintenance"... I informed her that me calling the office is how I got to speaking with her. I was told to hang up and that the office would ignore my call to go to maintenance. Someone came out 4 hours later, broke the weatherstripping off, placed it in the corner and said someone will be back later to fix it. A maintenance request was made in my resident file, and no one called or came back to fix it and then it was marked canceled. I called again & someone was supposed to come out & never did. Maintenance came to our unit throughout the five months for various reasons & the broken door/plywood floor were brought up each time and we were told someone would be by or they would be calling us.After receiving the lease termination request & a visit to the office on Friday the 10th (4 days after the request) I spoke with Cyril who said he can't give me an answer but he forwarded it on & he was sure we would be approved to end our lease early & would probably be able to move out before the date I requested in the termination letter. I asked about the door that was supposed to be fixed back in 08/2024, the floor, and the vent cleaning as my son was getting headaches, sick to his stomach, & severe allergies being in his room. (I had to give him allergy medicine just so he could be in there.) This was 5 days after my initial request & 2 days after maintenance went to take a look. He told me that it was set for Friday(12 days after request) but they were able to contract out with someone to come out on Tuesday (9 days after request). The next week; I got a call on Monday stating someone would be by the unit to do floor install, and I reminded them of the door. I got home that evening & could tell someone had been in the unit however the door/floor were still not taken care of. Tuesday morning I get a call saying they are going to do the floor install & then later the vent cleaner would be by for the mold (9 days later). I reminded Cyril of the door that was still broken & he asked what door...... I reminded him & he said that he was thinking of a different tenant & said someone would fix that too. I got home that evening and the door was FINALLY fixed & the vents were cleaned. However, the floor was still not fixed. The next day I reached out to Shannon for an update on my termination request where she told me she is still waiting for Risk Management's approval b/c of the legalities, I said I understood & asked for an ETA, was told "this week" (it is 5:59 on Friday the end of the week & I still have no answer) in my reply to her I asked what sort of reparations I could expect if my termination is denied as the property was negligent, she told me that they had fulfilled their obligations within a week so I would have to pay my $3970 buyout. My floors were fixed at 8pm yesterday after 5 months.

****DO NOT LIVE HERE****Upon touring the place looked beautiful with pretty standard pricing. After moving in, I was given a form listing all the fees. Fine, okay. Then after my first month's rent, it was an additional $186 for all of these fees. Maintenance is a joke. There was a light that didn't work upon move in. After patiently waiting a week, I called again and was told it was marked as "complete." No one EVER came by or called. My husband was home all week to unpack things. After calling the next week, AGAIN, they said they needed to order a part. Waited a month, nothing. Called again, still no part. After month 3, an actual electrician came, said the wiring was mixed up, fixed it and left. It didn't need a part at all. They removed the balcony without any prior notice. A flimsy board was placed to stop the doors from opening. My husband almost fell out the second story because he opened the door and the board cracked. We went without a balcony for 2 months. The contracted guys left nails everywhere. When we were out of town, they came into NY place to do some work. Upon arriving home, the garage was wide open and the lights were on. We came back on a Sunday, work was done on Thursday. I called to give them a peace of my mind. Apology was given. The potential of having my place broken into. Someone could have just walked inside the place. Dog poop everywhere. Trash guys come and won't always take the trash. What exactly are we paying these extra fees for? Pool was closed for a month because someone snuck in after hours. Wiring issues found. Floors sink in. When they were inputting the sliding doors, and taking out the French doors, they ruined the floor. Sure it's cheap quality but I'm sure we will be blamed; despite telling the office about the issue. They do not follow state regulations at all. One time police had to be called out to rally up a whole crowd of 20+ teenagers for fighting with each other and some tenants got involved because some of the teens were sitting on parked cars. No one is respectful here. Constantly smells like weed around the buildings. The gym and place may look nice but the hidden fees, lack of reliable maintenance, and several incidences with safety make this place a 0. They are struggling so badly with reviews, they sent out an email stating that if tenants left a 5 star review, they could win a Yeti cooler. Now that speaks desperation. There's been so many people moving out and verbally unhappy.

I lived at The Reserve at Quail North in OKC from 1/24/20 to 2/27/22. I'll try to make this as short as possible, without leaving anything out. Photos, videos and screen shots included below. * Gaining 5 star reviews in a not-so-great way. To me, it's a little shady to send a mass email to residents asking them to "show some love with a sweet review" in order to be entered in a raffle for a gift basket full of goodies and a $100 Pub W gift card. Nowhere in Michael Callan's 5 star Google review is it mentioned that this review was given as an entry for a contest or that he gifted a substantial prize for said review. * Extreme vulnerability to water intrusion and damage in Bldg 13. Upper level water heaters exploding, causing water to come thru outlets and light fixtures along the ceiling and walls of those below. For me, this lead to irreplaceable childhood items covered in black mold due to unknown flooding in the coat closet to a box on the floor. * Smoke-Free Community is posted on the actual Leasing Office building as well as your lease. Upon reporting repeat offenders standing right outside your patio and in the breezeway smoking a cigarette, you will be informed that the resident could have moved in prior to becoming a Smoke-Free Community which makes them grandfathered in and excludes them from this rule.

I've been transferred and have to move. I've lived at The Reserve at Quail North for almost 18 months. I've enjoyed all of it. I love my unit here, I live in the 2 bedroom and it's been great, I only wish I could take it to Arizona with me. The staff here have been great as well. They are polite, professional and always take care of anything that needs attention. I want to thank Candice and staff...thank you! This was an easy review to write, I would live here again and would recommend it to everyone!
