Treat their tenants like garbage. Forced to live without working AC, water is shut off multiple times a week for hours at a time but they overcharge you for water, mold growing in multiple areas, uneven floors with soft spots that make you feel like you are going to fall through, we didn't have a working dishwasher the first 9 months we lived here. The first year we lived here none of our outlets worked and we didn't have working lights in the dining area or kitchen. I could go on forever with the issues we've had.

Pest control BARGED IN ON ME WHILE I WAS SLEEPING!! They banged on my door like the FBI was there and I have ptsd and this spiked it so much. Two men came in without permission and I'm a 21 y/o female been S.A before so umm when I get the money I'm moving this is not cool

My outside AC unit caught on fire 2 weeks ago .. They have not replace it with a new one, got it working but I've been dealing with this for 2 years now , every other month or so I go without AC because they won't get a new system.. I've been emailing, sent Facebook messages to Valiant and they blocked me, im told every month Amy will contact and she's never there when I call.. This is ridiculous. I have 3 kids and if my building burns down because of an AC fire with it being 100 outside... someone's getting fucked up

I would give this shitty place a zero if I could, if your planning on living here I would tell you not to at all and to go rent somewhere else for a couple more dollars that's more nicer and not ghetto because this place is a dump and it's so ugly here. If your a/c breaks like mine did In the fall almost winter well good luck with that Because they won't fix your a/c for at least a month. I haven't had my a/c fixed in over a month and they still expect me to pay for my rent like wtf is up with these lazy ass people that work here. Also the office people are the most ugliest and rudest people ever, if your not white you will get treated like shit. The apartments are very gross when you move in they tell you that they will clean the whole apartment for you and get you new carpet but it's all BULLSHIT. When I moved in everything was filthy and disgusting I literally had to clean the whole apartment myself to get all the dust off everything. Also the kitchen is disgusting it's not even leveled correctly and there's stains that cannot be taken off. Like I said before the carpets are not new it's all bullshit. This place is a dump and I rather you go live somewhere else so you don't have to be hearing gunshots here and there at night. This side of the city is the worst place to live at there's 80 homicides every year in this area so go live somewhere else that's more safe for you and your family. I literally have to run to my apartment every night because I don't feel safe here. I've only lived here for three months and I'm already trying to break my lease to get the fuck out of here it's not worth my money so be aware when you move in here. Please do not let their Photos on the website fool you thinking this place is nice because it's all a lie. Also if you wanna live here make sure not to speed down the roads because you will get shot at because people be crazy over here for no reason. I had to write a review because I literally hate this place and I cannot wait to get the fuck out of here! Do not live here who gives a fuck if it's cheap go somewhere else and pay more money that's more nicer and safer. You will thank me.
