Still no working dishwasher and my "new" fridge quit working. Everything in my fridge was spoiled and had to be thrown out for the third time since February. The "fixed" my fridge twice, and both times my food ruined because the fix didn't actually take. Well guess what? This week, it happened again with a stocked fridge. They will not replace the food because their lease says they are not responsible. And they have yet to "fix" it again. I reported it 4 days ago. This place is ridiculous.

DO NOT MOVE HERE. People are constantly changing in the office so no one knows what's going on. We lived here for 6 months and dealt with so many problems our toilet exploding, there was no way to actually take a shower at first the person who installed it didn't install it right, when we move out we were told we owe money for a cleaning fee which was not put anywhere in the contract. And a carpet cleaning fee. These people are a bunch of crooks.

Whenever I'm asked about places to live in OKC, the first thing I say is "DO NOT live at the Aberdeen." Here is my reasoning:1. When I first moved in, they were much cheaper than anything else in the area (that wasn't terrifying), but they have since drastically increased their prices. So now you're paying above average for (very) below average living conditions.2. What I saved in rent, I paid in electricity. The townhomes are poorly insulated, if you can even say they're insulated at all. By the end of my time there, I referred to my apartment as a giant cardboard box with running water. I kept my apartment at 76-77 in the summer and then below 65 in the winter and still had electric bills over $100 for approximately 800 sqft.3. It's impossible to get anything fixed here and trust me you'll definitely have things that need to be fixed. When I first moved in, there was such a big gap between my patio door and the door frame that you could see through it! I told them on the very first day that it needed to be fixed. In the meantime, I purchased weather stripping to patch it up and left the leftover weather stripping on my kitchen counter. When maintenance came to "fix" it (after I emailed and called and left 4 messages with the front office), they used MY leftover weather stripping and called it good. Except then every time it rained, my living room carpet by the patio doors would be soaked. I had to have people come treat the area more than once. One of the last times, I was home when they came by to treat it. When he pulled up the carpet, the wood stripping was completely rotted and the padding was ruined. After doing my research on landlord/tenant laws and exchanging several emails with the property manager where I threatened to move out, they finally came and replaced the door completely...EIGHT months after I originally brought it to their attention.4. The ceiling in my laundry area was beginning to sink in and had visible water damage. The water heater was directly above the damage and had a rotted out wood platform. I knew that they wouldn't fix it, but I wanted to make sure I let them know about it so I couldn't be held liable. After sending maintenance out, they determined that it was just dryer lint that had gotten stuck on the ceiling. I may not know much about home repair, but I graduated preschool so I think that makes me qualified to deduce that dryer lint does not cause a ceiling to slowly cave in.5. In the 13 months that I lived there, I dealt with four different property managers (none were employed at the same time).6. I had several instances where I came home at night to find lights on that shouldn't be on. At first, I thought I was just being forgetful, but since my electric bills were already so high I made sure I didn't leave any lights on. I would specifically remember shutting the lights off and come home to them on. Two girls who lived a few townhomes down from me had the same thing happen to them. Thankfully when it started getting really bad my lease was up so I moved out. Now I can finally sleep the whole night through.7. The trains were not a problem for me because it takes a small army to wake me usually. I found them to be sort of relaxing after a while.8. Search helicopters seem like a nightly thing. One night when I got home, I had just parked and the search light stopped on my car. That's exactly what a 20-something female wants to happen before she has to walk into her apartment alone.I have since moved and my new apartment seems like heaven on earth. Trust me, spend a little bit more to save yourself the headache of this disaster of an apartment complex!

Do not move here! Nova Properties is a bunch of crooks! We only lived here 3 months and we had countless issue after issue. Our radiator flooded within the first month. Expected of an old building but it took over 2 month to get the carpet fixed in our bedroom afterwards. It took 3 months to get the radiator fixed in the spare room (really its a den but we didnt know till we moved in). It didn't work since we moved in. Weve had someone try to enter our kitchen door and someone enter our front door unannounced. The owner claims people get confused yet the maintenance guy told us 6 different aparments have requested an additional deadbolt on their kitchen doors. And another apartment had items stolen from their doorstep.The owner refuses to put cameras up anywhere in the building. Now we are moving abruptly because my fiance, who has PTSD, is having panic attacks that someone is coming in our house. Mamagememt has refused to refund my prepaid lease (I paid the full lease up front) till after I move out. The prepaid rent is not a part of my lease or my deposit but instead an over paymemt of rent for a lease cancelled prematurely. Be warned if you have medical needs or of another race as we've had guest get harassed just for being present at the pool with us. This is 2016 not 1950s! Feel free to contact me for more details. The Aberdeen is going downhill fast!! The past year and a half since we got a new property manager, RayLynn. She is rarely on the property and doesn't really seem to care, but only make excuses. You can turn in a maintenance request and I never hear anything back and it takes several weeks and then they just show up. The cleanliness of the building has gone downhill. There is constantly trash left everywhere. There are two elevators and one of them has been broken for a year and the other one breaks down regularly for several days or weeks. The entry lobby remains in the dark with no light fixture. The laundry room constantly has washers and dryer's that are broken and have been for years. We pay for Parcel Pending lockers but yet all the packages are just thrown in the floor for anyone to get. The shrubbery outside is half dead and there is a dead tree ready to fall on somebody any time. The property managers communication is horrible. She does not send out notices when the water is going to be shut off for maintenance issue or the swimming pool is open or closed for some reason. If you tell her about a maintenance issue around the property, she just makes many excuses, and hardly recognizes you or even in the office. The doors have automatic locks on them, but the back door was broken and wouldn't lock for a year. They used to maintain air fresheners in the common areas and hallways, but do not any longer and now there's always this musty, moldy smell. The rent keeps going up higher and higher, and the service keeps going down down down.

Don't. Just don't. I have been here almost three years and it has just continually gone downhill. I've been here through three property managers and an ownership change. It was okay, not great, when DCS Properties owned it. It turned to crap when NOVA Properties took over. They may have gotten a new chiller but only because it didn't work for two summers in a row and then completely broke last summer (2013). They treat this property like a section 8 property. When something goes wrong they will do a poor poor job of "fixing" the issue IF they even address it at all. I won't go into details because this review would turn into a novel but the corporate office just doesn't know what they're doing and I'm confident a 5 year old could do a better job because at least they now right from wrong. Like it's WRONG to let people go without heat in below freezing temps. It's WRONG to make your tenants pay for amenities that are in the lease, i.e. gated complex and WORKING laundry facility, when they do not or have not worked for quite some time. Hot water is a luxury at times... not only in peak times but just anytime really. There are only three washers to accommodate the entire complex (some have units in them, the high rise usually doesn't) one of which has been broken for two months (as of March 1, 2014). They purchased a fish tank... yes, a salt water fish tank in the managers office because THAT'S what the tenants need... a freaking fish tank. I wish they would maintain the actual property instead of that darn fish tank. Instead they could ohhh, I don't know, replace the crappy awning, or update the washers, or put a change machine in the basement, or... the list could go on forever. I would have said that the redeeming qualities would be the low rent for the great area but that has since changed as well. They raised rent and now we pay more for the same poor quality. You could live in nicer apartments in Deep Deuce or downtown for the same price and those are WAY nicer. So just look around before you decide the Aberdeen. This property has improved so much since NOVA properties took over. They offer huge savings every month with a different special, saved some over 1,000 dollars. They offer 24/7 onsite maintenance, a swimming pool, and two 24/7 onsite fitness centers. Staff is friendly and always willing to help. I'd live here for a very long time!
