Less than ideal.Whenever my husband and I moved in we had high hopes of enjoying this property. We have lived at a few other apartments in Norman and were looking to move closer to the north side of Norman.Pros-Nice amenities (I love the gym and the pool)-Clean-elevatorsCons-Pricey rent for small spaces-Stolen packages-Parking or lack thereof-The codes given for the gates don't work. If you get locked out without your fob you are screwed!-Maintenance takes requests with a grain of salt. I put a request to get what I suspect is a leaky pipe in my bathroom fixed 3 TIMES and nothing happens-super thin walls (pretty normal and expected for an apartment though)-"dog park" is super disgusting and smelly-the grill closest to my apartment is broken and has been for several months-valet trash is not taken out 2 days of the week so people pile up their trash in the parking garage and the dumpsters overflow-Apartment pricing on the website varies based on how many units are available-carrying in groceries is AWFUL-the office staff is really mean to delivery people (DoorDash, Shipt, Postmates etc). You will likely have to try to figure out where your delivery driver is and go out to meet them (bc your code doesn't work) and carry your stuff in anyways. I would rather them be able to deliver it to my door so I can stay in my pjs personally.Sadly, we were disappointed by this apartment. Wish I could get out of my lease sooner but I will definitely not be renewing.Ps if you are still planning on moving in, they will try to sell you on not having to pay a deposit as a special. This is actually a deposit free community so the fee is just added to your rent monthly instead of paying it upfront.

While the staff here is nice and friendly, this does not excuse the way this business is run. The expenses are outrageous for what you're paying for and they are inconsistent. Upon moving in, my monthly rent included up-charges for being in the top (4th) floor, which is what they called the "skyline view". They also charged extra for having a courtyard view (note: they will also charge extra if you choose to live next to the pool). Each of these charges are $25 per month added to my rent. Mind you, however, my window did not have either of these views. Instead, I had a view of the parking garage - NOT the courtyard or the beautiful skyline that Oklahoma has. As you can imagine, the bright lights from the parking garage were hard to block out and kept me up some nights. I was also told there would be a dog park built outside the premises. However, following their inconsistency, they decided to place the dog park inside where the courtyard is. So now, not only was my view of the parking garage, if I looked down, it was now a view of the dog park (remember, I am still paying extra for the apparent "courtyard" view). As you can imagine, this soon became very smelly and noisy. [As an additional note, when the dog park was built it was done so in a cheap way. They simply placed fake grass on top of the concrete! So, all of the urine from our sweet fur babies is percolating onto the concrete and adding to the stench. Gross.] Other monthly up-charges are for the trash service. This was not optional for me upon moving in, meaning, I was required to pay $25 a month to have someone take my trash. This is $300 a year to have someone take my trash to the shoot, which is down the hall from my apartment (i.e., within walking distance). Upon moving out, I continued to face ridiculous expenses and inconsistencies. As a friendly reminder to those who do decide to live here, be sure to give a 60 day vacate notice! Since I did not, I was charged additional rent for the remaining days and was prorated an additional $200. Other charges included a cleaning fee, which was $175 in total. I was told to have the apartment in "broom-swept" condition, but I did way beyond (swept, vacuumed, mopped, etc). In the end, I was charged an overall $100 cleaning fee and $75 for minor discrepancies (apparently this was for replacing the drip pans on the stove). [Another note, I had put in a maintenance request to have my drip pans replaced earlier in the year and they did this free of charge! But now they are charging me as if it is damage.] As my final complaint, I was given a final statement three different times. The first saying I had a $0 balance and should have been credited for overpaying the month-to-month rent, the second being solely for the cleaning fee ($175), and the third being that I owed $316 (this was the prorated that I was talking about that I wasn't told of until a week after moving - this also includes the cleaning fee). Since moving, they have increased their rent prices and are now charging for parking! My original rent price was $699, it would now be $745. I believe the up-charge for parking is $25. All in all, though the complex appears to be new and modern, the charges are insane. Consider this a warning to those considering to move here!

Update: The leasing office has since called me and apologized for the tacky, distasteful, and unprofessional letter while admitting that I should've been provided with the policy at move in. I appreciate the apology but sincerely hope Management will ensure unprofessional practices like the one mentioned below will immediately cease.I relocated to Norman, OK from out of state. While searching for apartments, the asst leasing manager was incredibly helpful to me since I was moving from out of state and would not be able to view it in person. She even offered me a FaceTime tour. I was incredibly impressed to the point that I brought a gift to the leasing office to show my appreciation. I was told during the phone conversation that there was a mandatory $25/monthly trash fee among other fees. That's fine as I was advised that trash was picked up from outside of your apartment and taken to the dumpster. It seemed fair to me. Except...it never got picked up. I emailed the office asking why it hadn't been picked up, but I got no reply. After a week and a half, I placed a maintenance request for a broken dishwasher. I asked the maintenance man (who was incredibly kind) why my trash had not been picked up. He advised there was a trash bin that "should have" been in the apartment. It was not. He also said "there's certain days they pick up, but I don't know the days." He brought me a bin the same day. I've since been using it. I've now been a resident for 3 weeks. During this time, empty boxes have consistently been left outside my apartment. They are never picked up. I was beginning to grow irritated with the fact that my lease states a monthly $25 fee is assessed for trash pickup despite seemingly never being picked up. Today right after work I emailed the management to advise that I had requested 3 times for them to grant my fob access to the building, it still had not been done.Minutes later I got home to find an incredibly disrespectful letter left in my door. The letter stated that it was "discourteous" to do as I had been instructed and that if I "continued to disregard this policy" it would result in a $75 fine. I have been given absolutely no policy. I just read through the entire lease again to ensure of it. To say that I'm irritated beyond belief that I would get such an incredibly disrespectful letter and a threat, after management's own negligence in providing the rules/policies caused the issue in the first place is quite the understatement. I got no call from management. I got no email from management. I got a hateful letter that didn't bother to apologize for the fact that management failed to provide any guidance whatsoever. I believe the approach in this situation speaks absolute volumes about management of this property. I fully expect an apology from the staff.2 Stars for what I saw as a positive start. Management threw that out the window today.

If you are a stoner, this is the apartment for you. Regardless of how much your neighbors complain that the smell of marijuana invades their apartment management will do nothing. Regardless of how many times your neighbors tell management they are allergic to marijuana and keep getting horrible migraines that make them vomit, they won't do anything. Regardless of the fact that all they have to do to prove you are smoking is walk into the apartment they will do nothing. As long as management doesn't have proof you are smoking they won't do anything.

They have nice amenities but they can't control the parking. I heard every step the individuals took above me. The stair wells smell like dog poop. There is practically no visitor parking because they don't enforce the no parking signs. They force you to call and have someone towed when they are in your spot because they don't want to get involved. They let people use visitor parking for storage.It use to be a nice place but it needs someone to manage it properly.

If you are looking for good management and a company that doesn't just rack up charges, do not move her. I have moved out and still am having issues. Make sure you give your move out notice 60 days early, otherwise they rack up fees. I hate to leave reviews like this, but I have had the worst experience with Terra. It actually baffles me. The expenses are outrageous for what you're paying for and they are inconsistent. I see there is another complaint about the final notice being incorrect, I also received an incorrect final notice as they were requesting $2,800 due to a mistake on their end. They are nice, but I do not know why their organization and communication about important dates, fees, everything- is so bad. Although they are great at reminding you of their pizza parties. Just not anything that has to do with money. Amenities are nice. I do think they are some of the nicest apartments in norman, but unfortunately my poor experience with the management for the TWO years that I lived at Terra, was never great.

When we decided to downsize from a 2,000+ sq. ft. home to an apartment, we were a bit apprehensive. Our son, who was a realtor at the time, told us to tour the Terra Apartments before we made a final decision. After the tour, there was no competition. This is by far the best experience in apartment living you will find in this area.We moved in shortly after they first opened and love our 3-bedroom apartment, our indoor storage unit, and the fact that we have a covered garage for parking. We are located near numerous restaurants, shopping centers, and a Walmart Neighborhood Market. The numerous amenities include a beautiful pool with various outdoor games, grills, firepits, and lounge chairs.There is a full-sized gym with every piece of equipment that you might need and a virtual gym with video coaches to help you use the exercises bikes or do Zumba, kickboxing, yoga, etc. There are several common areas such as the Resident's Lounge, Business Center, Conference Room, and a Game Room with pool table.Robbie, the new Property Manager, does an outstanding job of communication through the resident portal and has resolved many of the issues that come with new construction. (Yes, the alarms were annoying, as has been stated in reviews, but this has been resolved many months ago and is no longer an issue. At least we know they work.)Krystal, the Assistant Property Manager, does an exceptional job and has provided outstanding service when we have any needs. She, along with Madison and Menley, do a great job of organizing the various monthly and seasonal events hosted by Terra for the residents. We have made many friends during these events which has provided a feeling of community here.Octavio, the Lead Maintenance, along with Tom and Anthony, have been quick and efficient in taking care of any problem that has arisen. And if you want someone to brighten up your day, just strike up a conversation with Octavio. His smiling personality will brighten up any room.We have lived here for nearly two years now and have no intentions of moving anytime soon unless it is out of necessity. We couldn't ask for a more satisfying living experience.NOTE: We know all of the managers and employees that have worked here and can definitely state that the accusation of positive reviews only being posted by management and employees is TOTALLY bogus.

One of the worst apartment living experiences that my wife and I have had (especially for the price!). Terrible upper management... was told prior to moving in that a large dog park was going to be built before or shortly after we moved in. That was in May of last year - the dog park (if you can even call it that) was not built until late in the year and is barely big enough for our dogs to walk around in. Additionally, the build quality of the units themselves is terrible (we were 1st to move in and already had stuff falling apart - cabinets, door knobs, giant crack in the ceiling, etc etc). They also installed a GIANT glowing sign right outside our bedroom window with no notice! Was just one thing after another it seemed like. Terrible neighbors too. Stay far, far away.
