My daughter and her friend gave $1900 in deposit 7 days ago and they have not acknowledged they received the deposit, have not provided a receipt for the deposit and not provided a lease. The "list agent" is unresponsive, short, and aloof and acts like my daughter is a bother. Do NOT use this company. Hope we haven't been scammed.

BEWARE: RAT INFESTED - UNFIT LIVING CONDITIONS - REFUSAL TO PROVIDE WRITTEN PROOF THEY WOULD CLEAN UP PROPERTY PRIOR TO MOVE IN - MISREPRESENTED PROPERTY LISTINGT&J Property Management will not commit to making sure your home is clean & safe prior to moving in.Here's how this went down:Yesterday I contacted the company telling them that I am very interested in their 3BD/2BA home.I got a text from the property manager I sent my ID via text (SUPER INSECURE PRACTICE for a professional property management company) to Tony Westlake the property manager advertised on Zillow.Not hearing anything back after I sent my ID I started to worry and followed up. I was given access to the property via a code for the key box.Before I went inside, I inspected the backyard, which was dirty and generally unkempt but pretty normal for a yard that was pretty unusable. I then went into the house.As soon as I entered I was greeted with a pile of trash in the entryway. Nothing had been cleaned in the house. My first thought was "who gives potential renters access to something like this with 0 warning?"Luckily they hadn't cleaned the property yet because I was able to see the enormous amount of damage and poop from what looks like a fairly serious rat infestation. There was water damage to the floors in both bathrooms one of which was advertised as a full second bathroom but was just a half bath.The stove in the kitchen was not the one pictured. It was older and beat up. There was rat droppings in every room of the house. The full bathroom was missing tiles and the hall closet behind the shower had a poorly cut out hole with a door installed over it to access the plumbing.All of this was alarming so I hit up Tony and asked if we could talk. I said I was interested still but I'd like the property to be cleaned up and the rat problem to be resolved before I moved in. He assured me it would be handled. I asked him when it would be move in ready & he said by Monday of next week.Wait. What? You are going to have this house rat free in less than 5 days?I figured: ok well I won't be able to move till the 30th anyway so it will give them time to do the major repairs.I submitted an application and got a message telling me that I was approved but I needed to put an $850 non-refundable deposit down to take it off the market.I was busy and didn't respond and was having serious doubts about moving. It didn't feel right.Today comes around and I get a message from another number that asks if I'm still interested. I responded yes but before giving them an $850 nonrefundable deposit I'd like it in writing that they will resolve the rat issue and follow up on it and that they resolve other issues around the house before I moved in.A little while later I get a call from this number. An unidentified woman starts telling me where and when to come sign a lease. I express to her that I have concerns that need to be addressed before I give her any money.The woman - who kept talking over me on the other line - straight up said that they will not put in writing that they will resolve the rodent issue because it is a liability for the owner.WHAT?! A liability for the owner to be held responsible in writing for making the property move in ready & livable?! SERIOUSLY?!I said okay I'm not paying a deposit for that then. The woman on the other line (STILL UNIDENTIFIED) starts getting rude while a kid is in the background screaming. She tells me "Well I'll just contact you when the property is ready" then and hangs up on me.Shortly after that I get a message from Tony Westlake telling me they will not be renting to me.HA! I'd rather stay in my small home where my landlords treat me like a person and take care of their properties as well as their tenants.STAY AWAYThis company is not worth it. Their reviews say a lot! Glad I didn't give them any money at all. They are scam artists.

We were tenants of a property managed by this company, and it was by far, the worst experience we have ever had. Not to mention we have stayed at some bad places. Communication is poor and majority of the office professionals carried a dismissive demeanor. We also had issues with repairs to the property that eventually lead to us finding a new place to live. We tried numerous times to reach out to the management team, and they provided minimal repairs. We lived with black mold in the kitchen upward of 1 years time that caused health issues with our newborn. I wish 0/10 was an option.

This company is an absolute joke. Avoid them at all costs. From being on forever hold with an absolute rude receptionist, to Miguel one of their "Property Managers" who never responds to calls or texts. He replied three days after I inquired to tell me the homes were rented on two different occasions. This is the least professional, most irritating company I have ever tried to work with. I am a paying customer. But they treat their customers like cattle. They get so many Hispanic and low income renters that they treat us all like its a cafeteria line at a low income school and we should be thankful they give us anytime at all.Avoid this trash hole company that clearly cares about profit but nothing about service or professionalism.

Nightmare property managers! I called to ask the process for moving out on Jan 29, 19. The receptionist told me to email my property manager, so I verified the email address and sent written notice. When moving out came, I received no information or instructions. I moved out on Feb 28 as my notification stated.Weeks later, I start getting notices to my new address that I owe money and am in violation of my lease for turning the gas off. I called multiple times and forwarded the email of my notice and it has been ignored for over a week now. Still haven't received my deposit or any reason for the neglectful service. Now, my former neighbor is telling me a squatter is living in my old unit and it hasn't even been checked out by staff. This unit was at 437 NW 26th St in the Paseo and had an AC unit broken all June of 2018, mice last winter, fleas this winter, has and and terrible management. Do not recommend TJ or this home at all.

To people who rent: DONT EVER RENT FROM THIS AWFUL MANAGEMENT. Several properties in S.okc , Moore and Norman and I'm sure other places. They have lost my rent checks on several occasions and then charge US for it and charge $440 in "labor" (took it out of my security deposit) (nothing wrong with the home ) They don't care about you , they are EXTREMELY rude and the worst experience of my life. (I played nice with Ruth to get my money back she is two faced and DOESNT care about you lol ) It's March and I'm barely done dealing with them. (Moved out in December) I don't write reviews but Im so angry about this property management . So remember DONT RENT FROM T&J PROPERTY MANAGEMENT will be getting in contact with the BBB :)

Terrible people and lousy customer service. Tried to work with then concerning a dying parent and they say "sure" then the day your moving out they serve eviction papers. Hard to imagine how they might feel if the roles were reversed. Heartless and money hungry. that's all I have to say.

They lie about move out expenses so they can keep your deposit. They had family members trump up fake receipts for "trash removal" even though I had move in and move out VIDEOS showing no damage and no trash. This business has no rating. They have taken 10 days to respond to me- I've had no power and their tree fell on my car and I cannot access it.I have two small boys, my food is spoiled, and have not been able to go to Dr or school. This property company only responds to texts and you cannot get anyone on the phone.Do not rent any property from these people!! Poor response but God help you if the rent is due.Double standards
