I have only good things to say about renting from this company! They have fixed any problems I have had within 24 hours every time...sometimes as short as a couple of hours. I will continuing leasing with them.

All the bad reviews on here are legit, the good ones are very likely paid for. I would know, they gave me a discount to give them a good review. You won't get your deposit back, even if you bust your tail cleaning the place. I followed every guideline on their moveout checklist, and despite that, they used exactly $500 from my $500 deposit to continue "cleaning" the place. They offered me a lower rent on a house that was older and cosmetically lacking, but functioned properly, then docked my deposit for cosmetic deficiencies. Their maintenance crew was brainless, and nobody cared that there was always water under the house. Money on the table they come back with a reply to this saying that my review is false and that I left the place in poor condition, and you should take that as "they don't care about me, they won't care about you".

Wow, I have no idea why Stillwater Property has such bad reviews on here they are such a great company to work with. Always proactive and prompt to fix things. I have been renting from them for years and have never had any problems. They have even told me about nicer places coming up in the summer so I could upgrade to a nicer place to live. Great people.

I have been renting with Stillwater Property for a year and had a great experience! They even helped me find another property to fit my needs better and stay within my budget. They have also helped me have a smooth move from one property to the other. I would recommend Stillwater Property for those looking to rent, they have houses, duplexes, and apartments.

Truly, they deserve 0 stars. I rented from Stillwater Property from June 2022-May 2024 and I was continuously disappointed the entire time. Lets start with move in day. Upon arriving at the property, the front door was left unlocked and the garage door was broken. Also, the state of the property was absolutely disgusting, the carpets, bathroom, kitchen, none of it had been cleaned. The whole house, especially the carpets, smelt like the inside of a dumpster. It was literally atrocious. My family and I had to rent a carpet cleaner & buy cleaning supplies to try and get the property somewhat livable. In addition to that, there was drug paraphernalia & dog crap left in our property. How kind of them to leave that for us! I added a few pictures that were taken on my move in day. Throughout the 2 years that I lived there, we only had a few problems but they were never fixed or taken care of properly. They will send their "maintenance man" to "fix" the issue but I truly don't think they are qualified to fix much of anything. Also, you will not get your security deposit back. They will charge you for repairs & cleaning but then not actually do it for the next tenant. Not to mention, one of the front office ladies is always very rude and unhelpful. The few 5 star reviews were likely bought with reduced rent or some kind of gift card so take those with a grain of salt. They will also probably reply to this review & say God knows what. This company preys on college kids and doesn't care about anything other than money. So, unless you love to be disappointed & screwed over, do not rent from Stillwater Property! :)

Lance Boyd is a horrible contractor and person. He built my home in 93. I've had to completely rebuild my house. He has cost me a fortune and insurance does not pay for builders incompetence. He should lose his contractors license. I will be reporting Stillwater properties to BBB, after having to spend to fix this mess.

Clayton is not only a shitty landlord but a shitty person. He doesn't care if his renters have no hot water or heat and he doesn't care that the people he hired to fix these problems leave a mess, don't fix the actually problem, and use the restroom with out flushing for me to come home to you wants to be worshipped for doing the bare minimum that is supply water like the lease agrees.

We recently signed a lease with this company and had an issue come up before we even have moved in. They were informative on a basic level when asked what we should do about our situation, but they were overall rude when talking on the phone and talked over us when we visited them in person to discuss logistics. When trying to find a course of action and attempt to cover all bases by talking to them about the lease for clarification purposes, they interrupted us repeatedly and they also held a consistent condescending tone in response to any of our other questions. Because of this, we felt like they were generally unprofessional at the front desk.If this is any indication of what the rest of the lease agreement time will be like, I strongly suggest you look for another place to take your business.ALSO! Nobody wore a mask during a pandemic

I've had nothing but problems with Clayton and Stillwater Property. To start, a month or so into my lease, Clayton messaged me asking for a $300 "convenience fee" (not a deposit). When I asked where it was in the lease, he stopped replying. Obviously trying to scam some money out of me. I was also contacted multiple times throughout my lease by Stillwater Property saying they couldn't find my payment that was already made. I was left for 13 days without any water in February because "legally we have 14 days to fix it." I had to stay somewhere else since it was the middle of winter with no water, and I texted Clayton to ask if it was fixed and I was told it was, but after driving back from OKC I got home to find that it wasn't installed or even at my house. There was a giant mess of screws, dirt, buckets, and nails on my bathroom floor even though it was never fixed. I also let the office know that my washer had not been working and nothing was done about it. Both of my neighbors also had bad experiences with Clayton being rude and unresponsive. In addition to all of this, my move out inspection was done on May 25th, 3 days before my lease ended, even though I told the office that I would not be moved out until the 26th or 27th, leaving them able to try and take my whole deposit AND try to charge an extra $50. None of the things that I was charged for "missing" were actually missing. Don't let the cheap rent and good reviews fool you, Stillwater PM offered free rent for good reviews. I would recommend moving out of Stillwater before I would ever recommend Stillwater Property.

Do not lease from this company. They will take all of your security deposit for "cleaning" when you move out when you leave it cleaner than when you moved in. Also maintenance was delayed at best, if ever accessible. Finally, he gives out gift cards and gifts for 5 star reviews on their Instagram so the reviews are completely falsified.
