We took care of our rental (kept it clean) and got all of our deposit back. Daryl, the maintenance manager, was very professional and would return service calls within 24 hours and would make an effort to be out the next day to address any maintenance issues. I had no problems with any of the staff, and would rent from them again.

If i could give these people 0 stars i would. On Friday, 1 July 2022, I had called Sterling and made a report complaining about how my garage door almost fell on top of my car! They basically told me that they couldn't do anything about it because it was considered the holiday, so I asked the lady that I spoke with from Sterling what I could do because my garage door would not close or open & on top of that the wheels popped off!!! She Told me that they would fix it first thing Tuesday (5/5/22) morning so I wait till Tuesday morning I called the office at 8:34 AM because the office doesn't open till 8:30 AM This time when I called Mike answered the phone and he took my address ,my name my phone number ,and he said that they were going to send someone over and it's currently 2:24 PM and no one has came in nor do I think someone's going to come because they close at 5pm this company is truly screams unprofessional and everybody that is associated with this company is unprofessional as well and it clearly explains why they work there... it's ridiculous for someone to pay $1,600 in rent when they can't even hire someone to install a garage, plus its a new home! These people are cheapskates and have nothing better to do then run a charade called "sTeRliNg PrOpErTy"

They take forever for maintenance . There is one person who answers the emails , and there is no time frame you get if something needs to be fixed. There is no one else you can talk to. I wish I could get better answer and speak to somebody else. If we pay association fee on time then work should be done on time too.

The house I rented was nice and maintenance was done well, the few times I requested. Electronic billing made rent payments easy. But, do not by any means expect to get your deposit back. I hired professional house and carpet cleaners when moving out, and then had over $600 withheld from my deposit for "painting" when the house was immaculate. I read the reviews but thought I'd be different. That's on me. Everyone should know exactly what they are getting into with Sterling.

***** BEWARE**** I put my application in and was told the same day by DEBRA that she wasn't trying to pressure me but I had to have my deposit in or I would lose the unit due to do many applicants. I put my deposit in but told her I must get back in because I need to look at how much work I had to do to this unit. I tried to reach DEBRA for 4 days finally getting in on the 5th day to realize it would be too much work for me and someone had pets. I called DEBRA immediately that I couldn't take the unit. They told me they were keeping my 1200 deposit and I begged these people that I had to move out of my house and didn't have another 1200 deposit. I never signed a lease BEWARE*****

Sterling has done a stellar job managing a property for me. I went to inspect my property after tenants moved out and Sterling had already gotten it tip top condition for the next tenants. My "type A" side saw a few vines that I wanted to kill before they got out of hand on the side of the house and when I returned to the property Sterling had already taken care of them AND weeded/mulched the flower bed. I was so impressed to see the care they put into my property, as if they were the homeowner! I highly recommend Sterling and would not hesitate to work with them on more properties.

you will not receive any level of professionalism from anyone / total rip-off at every level sales and facility services.... you will never receive your security deposit back....with their demands... after all of their failures in service.... gfi plug for refrigerator failed twice to loose full freezer twice.... sterling would not send an electrician to checkout any issue.... after weeks of asking for an electrician... within 5 minutes... found gfi outlet never installed properly you will never see you security deposit back.... they will paint the house and charge $ 500.00 + for the painters and with todays cost of paint at $ 40.00 to $ 50.00 per gallon...you will see your security deposit spent by these slumlords yet a fully incompetent management company-out for only greed... wiith all of the properties they have been and will be managing to become oklahoma cities gettos

From day one we have had issues and we can't get them fixed for weeks. We were never late on our rent. When moving out we were trying to fix a couple of spots my dog scratched up. They would not assist us in getting the correct color of paint. They wanted to do it.

A month before we move to OKC from Seattle, I called Sterling looking for a house to rent and I had rented from them 10 years previously. I repeatedly tell the agent I deal with we want a 3 or 6 month lease. I also ask if he can overnight the rental docs to sign and he tells me it's against company policy. Whatever...I tell him we'll be there on a certain date to sign the lease and take possession. We get there with all of our stuff and he has a lease typed up for a year...and an addendum stating the lease break fee is the remainder of the lease, even if we give 30 days notice as called for in the lease. The crooks knew they had us over a barrel coming into town with everything we owned and counting on them to be honest. So what could we do except sign the thing? That's called coercion...and I should have known when he refused to send me the lease docs before we moved. Too late, we realized that should have been a red flag.We move in, and immediately the refrigerator breaks. We call their worthless maintenance guy, he tells us they don't work on the appliances, look at your lease...So we end up telling them to come get their broke down piece of junk and we shell out 1000 for a new fridge. We stayed for 3 months, bought a house, paid for another month, gave a 30 day notice...We heard nothing. So we figure we misunderstood him and we'd get a bill for a lease break fee...probably a months rent...like every other state in the country. So guess what we get at the end of the lease year? A bill for the entire remainder of the lease...$6000! This is after they keep all of our deposit AND charge us water and electricity for the time we weren't living there!If you're thinking of renting from these crooks, think long and hard. You're better off renting from a loan shark than these clowns. You want your money? Come and take it. I expected better from Oklahoma and Oklahomans.
