Avoid this place at all costs!One of the units at 316 Falcon Court, Norman OK was infested. The bedbugs traveled to the neighboring attached units. I suffered from rashes for months. I complained about the bedbugs and management didn't provide any treatment for an entire month and a half. When they finally treated for bedbugs, they only used the white powder with the promise of doing a heat treatment. They NEVER showed up to do any heat treatment. These people seem to only care about saving money with no care for residents. I ended up having to trash my destroyed mattress and sofas. I initially moved here because of the lower rent cost, but living here is not worth all the stress it will bring you!!!

On Saturday, I found a rental on a rental website and clicked the submit button for more information and asked for a showing.I got an automated email that was basically, "thanks for your interest in our property, visit our webpage for more info or to schedule a showing" lol Really?Emailed on Sunday asking for a showing for one of their rentals, the emailed reply I got early Monday morning was, "I do not have time on Monday, sorry." No reason, no reschedule attempt. I was a bit surprised this is how they handle business. I'm a Realtor from CO Springs here helping my son find a place and this isn't how we do things.So I call the office on Monday morning at 10am so I could make arrangements for another day or time since Robert Finley was too busy to bother. I requested a showing for later that day if possible around 6pm. They said they had to confirm with the tenant and would call me back. This is normal operation if the person hasn't moved out yet. So I waited......Well guess what? No call. I call Tuesday morning at 10am and explained what happened the day before. They said they'd have the property manager call me back, he was out on a showing and got all my information again as if they have never talked to me. This is strange because every office keeps a log of who is requesting a showing. So at 4pm, I STILL have not heard back from these people. I call again, told them I had called before and was waiting for a showing. The man on the phone says it's been rented!! I asked why this wasn't mentioned before and he said he didn't know, nor did he offered "sorry, it was just rented" or anything. If I was just a regular joe looking for a place to live or wanted a company to rent/sell my home, I would NEVER call this company. They have zero customer service even knowing I'm an agent looking for my son. I honestly have no idea how they are in business with that type of service and even more furious they wasted my time over the past few days that now on Wednesday I'm writing this stupid review! I rarely leave bad reviews to this extreme but it was an awful experience dealing with them....did I mention how awful it was? How about how much time I wasted?My last laugh though, because I was paying my son's rent in cash for the entire lease while he waited to get his next assignment from the Air Force.

Not very efficient by Deshana S. on 09/02/2014I applied for a home listed by this company about two weeks ago. I called periodically to check on the status of my application and kept getting the run around. Basically "call this person, call that person". Today I finally get a hold of the right person and the first thing they say " is didn't so and so call you " and I said yes they told me to call you! None the less they apparently had leased out the property two days ago which was a Sunday and just never called to tell me. I completely understand first come first serve but I would have definitely appreciated a straight story off the bat. I do not recommend even trying to rent through this company.

RJH is the worst reality agency there is! They don't care about their renters at ALL! My son and I ended up homeless over Christmas last year. He had no reason to evict as well as he couldn't due to covid so they just wouldn't renew my lease and they wouldn't respond to prospective landlords inquiries. Rude Rudy should never own a business involving human beings. Gave me a lease violation over a 5 ft kids pool. The property was falling apart and bug infested anyway.

Long story short these guys suck. Been fighting with them for months to get a/c fixed. They've sent so many people out to "fix" the a/c. When they get an invoice they don't like they try someone else. They want to fix everything cheaply and not correctly which is wrong. I understand cost effectiveness, however with the amount of money you charge your tenants there is no excuse as to why stuff should be the way it is. All they care about is their precious money and they don't give a damn about their tenants. What happened to customer service? What happened to making sure your tenants had LIVEABLE conditions. According to the state of Oklahoma unless stated otherwise it is the landlords job to upkeep the space which is being rented regardless of whether or not tenants are occupying said space.

AVOID AT ALL COST OR IT WILL COST YOU!!! Worst Management Company EVER! I lived at an RJH property back in 2016-2017 and fullfed my lease but failed to give a 30 day notice. I just recently discovered I have a judgement on my account for over $2k for the most asinine charges I have ever heard of! Not only was I charged for items that were there when I moved in but, I was also charged $140 to oil woodwork? They can't be serious, this is not how you do business. To make matters worse I requested my broken fence panels to be fixed several times, I drove by almost a year later and guess what THE FENCE WAS STILL NOT FIXED!!! I was told to stay away from RJH before I ever signed a lease but I did not listen and now I am paying for it in more ways than one. Whatever you do, DO NOT RENT FROM RJH unless you like paying attorneys to fight bogus charges! Oh and best part is, when I reached out to Rudy who is I am assuming the owner, he was nothing short of an jerk! AVOID AT ALL COST!!!!

First let me start by saying.. I would not wish living in a RJH property on my absolute worst enemy. RJH which stands for Rudolph James Hymer (Rudy Hymer if you want to look on Facebook) has had his criminal past for fraud on HUD housing. He and his whole company are a bunch of crooks. Not one person there knows what they are doing I assure you no one is certified in what they do. The guy they have come spray for bugs once told me "less is more when it comes to spraying for roaches." which is more like saying "Hey my boss wants this tiny can of roach spray to last for all these units." We lived infested for months I had to beg and seek legal action to get them to acknowledge my request. It took me taking videos and documenting the problem and sending it to city hall for them to finally make spraying roaches a routine. The day I mentioned that I spoke to legal aide they came to my house within 30 minutes with treatment, proceeded to take apart my furniture in desperate search for some crumbs to cover their ass. They will talk big say they use "$200" dollar treatments. They will tell you what you want to hear but it's all a bunch of bull crap. Next thing you could have problems with is all things involving old pipes. First week we moved in our water drain on our tub was so rusted over you couldn't even close it and a few weeks after that low water pressure in our shower I'm talking a few drops of water coming out at a time took them four days to come out and fix it (It was a hot hot hot summer weekend) Next thing that happens is one day I was doing dishes and water starts spraying from the ceiling, turns out it was my up stairs neighbors garbage disposal leaking all over my kitchen, dishes, bread etc. It took two weeks of re doing sheet rock and painting the ceiling (which they splattered paint all over my microwave sloppy work) so imagine two weeks of maintenance men in your house when you're not home or on your days off. By the way it STUNK. PLUS shortly after our disposal broke!! So yet ANOTHER repair. Next thing that happens is our dishwasher breaks (not their fault a small shard of glass somehow got stuck in a fan and warranty covered it) but here's my problem STINKY DISGUSTING water sat in it for at least a week before they could get someone out and then guess what by no surprise they send their bug guy to fix it!!! He had the audacity to complain that it stunk! Like no shit I've been begging for a week for someone to come sub pump this water out! Another week goes by and sears finally comes to do the repair. Next thing that happens now not once but twice is our air conditioner goes out and freezes very easily causing it to stop working leak water through the carpet and the baseboards. We have had to have it recharged twice in under 8 months. The first time it happened I had to beg them to come out the carpet back down (nails sticking up from the ground and I have young children in the house) now we are going through this for the second time currently. I urge you if you are reading this review steer clear of this shady shady company. Spread the word. Tell your family, friends, college students to avoid anything involving RJH at all cost. I plan on taking legal action at the end of this lease if our deposit isn't returned in full we have been though absolute hell in this lease and done no damage to the property what so ever. ITS FALLING APART ON ITS OWN. Every bit of work they do I believe is "temporary half ass fixes". I have read other reviews stating most people never get their deposit back from these slum lords. SPREAD THE WORD. If you are reading this and also experiencing problems I urge you always have a paper trail with this company document EVERYTHING and report them to the better business bureau if needed.OH BY THE WAY IF THEY SAY ITS A "REMODELED" PROPERTY DON'T BELIEVE IT FOR ONE SECOND BECAUSE SUPPOSEDLY OUR UNIT WAS "REMODELED" HA . Also if you are coming here in hopes to avoid having roommates at OU , STEER CLEAR I repeat STEER CLEAR because just TODAY I have had 3 maintenance men at my house and waiting on a fourth. OH ALSO if you call the office always document the conversation via email because their office is a HOT MESS by far the worst communication skills imaginable.
