I would rate this company a 0 if I could. They have been "managing" my property since 2014 and not only have I had issues, my tenants have complained of being screwed too. At the beginning they did their job, for us tenants, and communicated ok but after the first year it was ALL down hill! Their communication level is sooo poor as I send email after email and no response! They didn't let us know about an $800 fix required and we didn't find out for months after they made the decision to fix. They charged us $80 to replace a light switch in the pantry. They didn't maintain the grass when a tenant left. It took constant pressure from us for them to pursue a tenant who abandoned the place and they didn't know it was abandoned until months after they'd moved away. They distributed the rent late countless times. They failed to give our current tenants correct keys for the house because they lost the keys and the community gate remotes forcing the new tenant to take the locks out and get them re-keyed on their own dime and buy new remotes. I was in communication with them about selling the home when we had no tenants and they moved quickly and secretively to secure a tenant for 3 years knowing full-well we wanted to sell during that time and not telling us about it so when I called to get the keys to give to my realtor they said "sorry, we rented it and they moved in already." Securing that contract means they get paid for another 3 years. I attempted to end my contract with them anyway and they took almost $3000 ransom stating it was 1/2 of what they'd be paid in the remaining time of the lease. The list of problems with them goes on and on and on. From the tenant side and from the owners side. Do NOT rent from them and do NOT put your property in their hands and if you do be prepared for them to screw you over and take you for everything on the sly. You would hope this Veteran would be more ethical and less money-hungry but unfortunately that isn't the case. Since bringing this up to others I have heard many similar stories to mine. Don't get screwed like we did. Take your money elsewhere! I filed with the BBB and they never responded. I filed with the attorney general and their excuses for all that had happened were pathetic and their claims against us were all unfounded and unsubstantiated. I don't often write negative reviews on companies but I don't want anyone to get screwed over like we were. Don't do it and if you do, document EVERYTHING- don't have phone conversations without documenting the call with a follow up email detailing what was discussed - you'll need it later!

If he says "God Bless you", you're being screwed somehow. I decided to terminate the owner contract because this guy lost me alot of money. It took him 8 months to evict a couple who did not pay rent. He did not follow his own eviction procedures written in the contract. Terrible, he mismanaged the whole situation. Stay away! 0 stars!!!

I would give this company no stars but the app won't let me. We rented for 6 months from RentalOKC while we searched for a house to buy. When moved in the home was dirty! We complain about how dirty the carpet was and was told that it was normal wear and tear and was not going to clean or replace it. The bathrooms and kitchen were filthy and there was garbage in the side and backyard. We left the home in better shape then what we received it in and received only $650 of our $1300 security deposit back. They said they had to do touch up paint from where there was curtain rods. I had personally filled the hols with putty before leaving. This company is very dishonest. Do not rent or work with them!!!!!

I wish I could leave no stars because 1 is too generous. This the absolute worst company to deal with. As a tenant, I have been lead on with repair after repair. Oven was broke for 3 months! Was without hot water for 6 days with a promise of compensation! There were still 2 open repair orders that were never addressed when we left. Signed our lease to renew and 2 days later we were notified that our lease would not be renewed. You'd think he would have checked with the owners first. Communication is too much to ask for. Upon vacating, we agreed to have them take care of the mandatory carpet cleaning. I spent hours cleaning that place. Scrubbing every nook and cranny to make sure we'd get our full deposit minus the carpet cleaning back. Waste of my time apparently because they seem to think we left over $900 in damage and necessary cleaning! Not to mention the back yard was never grass and all weeds but yet, after mowing right before we left, they needed to mow again and charged us for that too! I like to think people are genuinely kind and treat people like they'd want to be treated. Not this guy. He will take you for everything you've got and not even bat an eye. What a joke.
