I've lived here for well over 6 months and I've loved every minute of it. The lower levels experience more noise but as you go up it's not as bad. You'll hear: loud cars, events and the trash people and random points in the day. Most of us southerners sleep with a fan anyways so it doesn't bother me much. You will have to either source parking on the street or pay $100 to utilize the metro parking garage. It is a walk but if you have a longboard it's not bad. You do have to fight for a spot amongst the OG&E people. Base rent, flat rate utilities and a parking garage space run me $1,280.00/mo. Cox is your only internet option. The amenities here are superb. Amazing fitness facilities, sauna, hot tub and tanning beds. The bike storage room that's free is cool too. Great location, 7 min walk to the botanical garden and 12 to the paycom center. Bricktown is a 15 min walk but not bad tbh. I love this place and I am happy to call it home.

When I first signed my lease i had been told that they had a hot tub and was never told that it was broken and had been for 3 months. It wasn't until I attended a resident function in the club room where I learned that they would not be fixing the hot tub due to it being too expensive to fix. I Pay $1300 a month which includes a $100 parking pass fee that you will have to walk a block and a half to retrieve your vehicle. The Park Harvey leases the Metro Parking garage from the city and you have to share with city employees and clerk office/ Court house visitors for parking spaces. At night there are a lot of homeless population that use the parking garage as a place to sleep as well as the county clerks office. Most often you will be harassed by homeless on your block and a half journey to the Park Harvey. In my opinion this is not worth the $100 fee. Besides the rough neighborhood, when you walk past the "dog park" area and the planters out in front of the main entrance to the building smells of dog urine constantly. I have stopped counting how many times that I have mentioned and complained about the smell. The new property manager has yet to do anything about it. The building itself is old and outdated. For this being a historical building you would think that they would take better care of the place. The entire building, every floor, the carpet the laundry room. The building itself is a dump. Every floor has a different smell. If you are use to the ghetto then this place is for you. For people who pay such high rent to live here, its really a shame that its in the condition that its in.The Laundry room and facility is a community laundry room that is rarely cleaned. The dryer filter system in my opinion doesn't seem like it has been cleaned since before I moved in last year. I dried some clothes once and had dryer lint all over my clothes. So much lint that I needed to wash them all over again. Fixing things in the building seems like an issue in the building. I had my garbage disposal leak water down the hall and was informed by the previous tenants of my unit that they had complained about the same issue multiple times with no resolve before they moved out. I also have an issue with the dishwasher that I have put in several maintenance requests and the dishwasher has yet to be fixed. During Covid 19, amenities were taken away but no incentives were given to any residents. The building constantly has elevator issues there is always at a minimum of 2 elevators broken at one time. The inside back door that requires a key fob has never worked since I have lived there you can just walk inside.I was borderline harassed about when and if I was going to sign a new lease or extend. I was told that my rent would be increasing. I informed the property manager/leasing manager that I would like to know the reason for the increase. When I expressed my dismay about the issues in the building and my disapproval for the rent increase. The new property manager responded with a hateful "well, we have bills too" To which I was very confused as to why I would care about her bills. I pay too much money to have to settle for a building that is quite literally falling apart and seems as though the employees are falling apart as well. If you really want to get the best value and tenant hospitality for your hard earned money that will spend in rent. Do yourself a favor and go somewhere else. There are plenty of newer apartments within the vicinity with Much More Amenities and better living conditions with better customer service oriented people that you will be happier spending your money elsewhere.The property manager and the assistant do not seem to care about the tenants in the building nor the building itself for that matter. My impression of Gardner Tannenbaum after living here is not very good and I will not rent from them at another property in the future.Sincerely ,Dissatisfied Tenant

First off, I love living here. The location is unbeatable. It's a 10 min walk to a Thunder game and a great central point between Bricktown and Midtown. With the addition of the streetcar system, it gets easier to just walk downstairs and explore the city. Big selling points were the in-building food options of Planet Sub and Park Harvey Sushi, (which is also a fantastic sports bar to watch the Thunder game if you didn't score tickets). The 24 hr concierge was a draw, as well as the extensive gym facilities with saunas, showers, free fitness/yoga classes, hottub, and tanning.. I could go on and on, but ultimately this is a fantastic place to live, and I couldn't recommend it more.
