An honest review of Oxford:It's not as bad as all these reviews say. They place is actually pretty pleasant, a lot of the neighbors are kind people, and for the most part the complex looks nice and taken care of. My only major complaint would be how long maintenance can take for some things, but for the most part they're quick to take care of an issue. The rent is a great price for Edmond, and as long as you're quick to pay (within three days) you won't have any issues. The staff are always kind and ready to help, the new manager is very very kind! I would recommend moving here!

I signed a lease on March 10, 2022 and found out on the 11th that I was needing to move for my work. I immediately contacted the office explaining my situation and that it was not in my control. I know a lease is a binding contract and I am obligated to do as the contract states that I signed. I was considering the unprecedented situation due to having to move for work. I never stepped foot in the apartment once I found out on the 11th that I was moving for work.The lease manager that I spoke with was totally understanding of the situation and I told her I have absolutely no issue in letting the money that I've already paid to the complex to be kept even though I was about to have to pay moving cost and additional housing cost in the town I was moving to. She was in total understanding and even said that I was being very kind and considerate considering having never moving one item into the apartment.It then had to be cleared by Dawn Davis, the Area Supervisor. She and I spoke in person and I explained in detail my situation and how it is unprecedented and I felt horrible for even requesting her assistance due to me having to move for work just a day after signing the lease.She informed me that the lease is binding and she was requiring me to pay the month rent as well as the $2,500 lease termination fee. Had I not requested a 30 day lease termination form, she would have most definitely left that form out of our conversation in hopes to get another month rent out of me as well as the $2,500 termination fee. She was condescending and disrespectful as she could be from the moment we set down.This place is simply after your money and nothing else. Make sure you read ALL the reviews before you even almost consider renting an apartment here. There are many other options that are better priced and better maintained this this establishment. The only reason I am in the situation that I am in as far as signing a lease here. Was that they were the only ones that had move in ready one bedrooms and I was needing one quickly due to selling my house and needing a place quick.DO NOT RENT FROM HERE UNTIL YOU READ ALL THE REVIEWS. They are a 1 star review for a reason. After my encounter with the supervisor Dawn Davis. I am honestly shocked they even lease or rent anything. It makes sense why all the places I was really wanting to move into was full or had a waiting list. Wait on something to open if you're having to consider Oxford Oaks.

When my fiancé first moved in the AC was out for over two months and it took us constantly nagging them to fix it. Now we have had a gnat infestation in our apartment which makes it impossible to cook, breathe or clean in our apartment.Update:Now that we are moving out, they are charging us over 700+ dollars in a late fee for not giving them 60 days notice even though we were in their office multiple times before and around that date when they never gave us the paper to sign. The office lady's are extremely rude and do not communicate together. They threatened to send us to collections if we didn't pay it. They also would not send renter verification over to our new apartment complex, which delayed our approval. Over the past month, I've also been emptying out the apartment to clean it before we leave and every time before I leave I check and make sure I have all the lights turned off. Someone has repeatedly entered our empty apartment and turned our lights on multiple times while we are gone for days, which costs us in our electric bill. I wouldn't put it past the staff here to do something like that.

This place is absolutely disgusting I mind you it's over 1100 for everything not including rent! Everytime you call the office to report something or ask a question it says all the representatives are busy and to leave a voicemail I have left so many voicemails within the past few weeks and they never answer back as well I just stripped up so of the calking because it was so bad it had so much mold build up ! It was already like this when me n my boyfriend moved in but it's just gotten worse and worse ! They sink is constantly leaking as well they give you a half ass broken washer I washed my dishes in the dishwasher a couple days ago and thought it was fine to leave them I came back to unload them and it had backed up and the water smelled so bad and was so backed up it was leaking out of the washer I mind you it's done this so many times after ! As well as the washer n dryer they give you a tiny ass one that takes 3 times in the dryer for your stuff to even dry

This place has absolutely horrible management and employees in general. Very disrespectful and lazy about getting service requests done. They're cheap and half ass everything. My A.C. hasn't been working in 4 months :)z It is 76 degrees in my apartment when it is set to 69 degrees. For context, they've come to fill my A.C. with freon 5 TIMES in the past 2 months instead of replacing the whole A.C. unit...I have been gaslit and lied to about my A.C. by management and maintenance people here. This place is run by people with the mentality and intelligence of kids in high-school. The manager of this apartment complex obviously hates her job and needs to find something else to do. She does not give a shit about the well-being of people living in this apartment complex.Anyone would be more comfortable in a hotel.

One star is being generous, but zero stars wasn't an option! Absolutely pathetic excuse for a business! Do not rent there if you prefer working hvac units and a mold free environment.(This is just an example of the horrible living conditions!) Maintenance response time is an average of 60 days, if then. This complex has been in Edmond for years and continue to do business. No accountability!

If you like utilities, don't count on them. They cut water without warning, cut power during freezes for "maintenance" that goes on for days instead of their promised hours. Nova doesn't care about this property, but if they did, they should terminate every employee at this complex, and start from scratch.

To anyone considering living here, don't. I unfortunately lived at this complex for over a year. On May 11th, 2024 I discovered mold. This was after REPEATEDLY reporting a water leak that I submitted back in January of 2024, that they continually brushed off for MONTHS. The leasing staff is probably the worst I have ever dealt with. Literal definition of slumlords. I hope for your own safety and your loved ones you consider any other complex in the Edmond area. The amount of times my children and I were sick while living here is ridiculous.

Have been a resident at the sister property (Avista) for over 2 years now. Apartment is nice and good neighbors. However, here are my issues with this property: they take a long time to complete service requests. I have 2 outstanding right now that were put in April '24; it's now June '24. I've called there to follow up and was told someone would return my call. They never did. I've sent emails to the manager about this and other issues. Again, no response. Other issue: first summer I lived here, the pool was closed the entire summer. I contacted them twice about this and they had some excuse about a part. I can't believe it would take over 3 months to get a part. Other issues: dumpsters are at times overflowing with trash bags sitting on the ground next to dumpster. This draws bugs and rodents. It's not okay. Weeds on the property at times have been 2 feet high. The management company needs to step it up in their customer service AND actually care about the appearance of the property. Lastly, they raised my rent $80 when I renewed my lease and there is no bonus for signing a longer lease. The lease amount is the same for 3, 6, and 12 months. Other properties give you a break if you sign a year lease. Not this place.

I've lived here for a year now. I love the location, it's close by UCO and a bunch of fast food. The price is exactly something I can afford. I have one issue. Maintenance takes forever, I've had a broken microwave for 4 months. When we first moved in, our dishwasher was broken and that took about 2 months which was fine, but it's getting to the point where everything feels a little cheap. However, it's very easy to get pest control or contact the front desk for help as well.
