It is the worst place I've seen in over 40 years! This is the first time I've given such a bad review online. I can't endure here at all. The water was usually be cut off. There's pet poop all over your front door. The bathroom leaks all the time, and every time I call the office they have a terrible attitude! Also, almost every two days someone comes to your neighborhood to mow the lawn and make a lot of noise. If you need to rest during the day, or if you have a baby at home, stay away from the Kickingbird apartment! If you want to live a normal life and have a good rest every day, stay away from here! Unless you want to waste about $800 a month living in an apartment with no merits!

Live on the streets before living here, water constantly being shut off for "repairs" and laundry room that gets closed for 3 weeks with no notice of the extended closing, insane neighbors who unload their guns in the courtyard, no enforcement of pet policy and dog crap everywhere. Multiple catalytic converter thefts within a few months with no effort on the part of management to make residents aware of the situation.*almost forgot: mice, roaches, fly infestations, mites, any pest you can think of it's here

I have lived here since January 2020 and I have had no problems with anything so far. Especially since Kassie took over in September of 2020, I have noticed a big difference in the management, response times and maintenance requests response times. It is a great place to live, very quiet and extremely close to campus which is important since I am a student. The reviews in the past may be true , but it has turned around since Kassie took over.

ASHLEY is the rudest office staff I've ever dealt with! laughed about my work orders haven't been completed including a safety hazard concerning my daughter. my 2 bedroom water bill that the apartment bills was $66!!! when i asked why it was consistently going up $10 per month. even discussed with other residents and their water has been climbing every month as well!! my hallway light spark, closet doors broken (falling and almost crushing my child!! i have been here since October and water gets shut off 3 times a week for hours at a time!!! when i asked the office to check for a water leak the response was put in a work order. i said they never get done she said it wasnt her problem!!! DO NOT LIVE HERE!!!! they wont even put screens on my windows...

PLEASE PLEASE PLEASE for your own good PLEASE DO NOT LIVE HERE! I am so glad my lease is almost up. I've had problem after problem with maintenance and it takes over a month for someone to come look at the problem and even longer for them to fix it. Our kitchen sink has been broken since we moved in and its still broken! The apartment managers are no help at all and I am ready for this nightmare to be over.

Update!! This apartment complex is still the worst! The high electric bills are still very much a problem, but today I'm addressing the water issues. Our water payments have doubled since moving in last April. The apartments tell us how much we owe for water with our rent bill & these prices are ABSURD. Our water also has been shut off with no warning 3 times within the last 2 weeks. This isn't convenient especially when I have a baby that needs warm water for formula. Also, taking a relaxing shower is absolutely impossible. It goes from so SCORCHING hot that you yell out in pain to freezing cold. It does this the entire time and goes back and forth every 20-30 seconds. It gets so hot that I don't even allow my step daughter to shower (only baths) because it's dangerous quite honestly. Despicable that these people think this is okay. Again, DONT MOVE IN HERE.

Maintenance here sucks. They're supposed to give 24 hours notice before entering your apartment and I've caught them on a few occasions knocking one time and then putting a key in the door. If I hadn't been home, I'm sure they'd have just walked right in. TODAY that's exactly what they did. I'm asleep in my bedroom with my fiancé and all of a sudden there's a huge bang on the BEDROOM door. so at this point they are ALREADY INSIDE OF MY APARTMENT! What if I were here alone ? Or in the shower? This man just let himself in unannounced and started doing a task that another maintenance man has done a few times before but has WAITED FOR US TO OPEN THE DOOR . It's funny that they can show up unannounced but can't show up when I've sent in at least 2 requests for maintenance on my dishwasher. There's also a creepy old man who claims that he's neighborhood watch, who has looked in my windows (my neighbor caught him ! ) and watches me when I go outside with my dog, he has taken pictures of us with our dog and stared as I stood by my car talking to a friend. When I complained to the main office all they said was that he isn't neighborhood watch . No other action was taken when myself and one other young female tenant made in person complaints about this man. Someone has stolen my outdoor ash tray FOUR TIMES now . Just not a good place. ANOTHER (minor) THING : the drawers in the kitchen don't pull out all the way because the kitchen is so small that they bump into the stove handle. I've been here for 2 years now and will probably not be renewing my lease.

I am a current resident here and have been since the end of May. I took this apartment with the thought of the cost and it being by the college since I am full time college student and 100% regret it. I wish I was paying more in rent than what I am here, you get what you pay for truthfully and it should not be that way. I don't know who runs these apartments or why they would want to run such a terrible place, beyond me. I've had AC problems since the beginning of June, put in multiple maintenance request for it to be "fixed" for a day or two and then go back to the exact same nonsense of being 78-80 degrees in my little one bedroom 650sqf apartment and having $200 electric bills. Do not even bother calling cooperate because they won't answer and when they do get back to Michele, who also isn't very hateful and rude but promise if she lived in this situation it would be fixed, they will just say to let you out of your lease. There isn't even apartments available with my budget and with school starting back up. I would be more worried about getting my apartment up to livable standards than telling my tenants to move especially when more than one persons has this issues, I have documented every tome my ac is above 75 when it's set on 72 and when my AC dripped for 5 days before someone came to fix it. Also my hot water in my bathroom is STEAMING sand I mean like a boiling hot water thrown on you steaming there's no way around it if the hot is on at all it will go to boiling hot every 5 seconds, when Michele was unforeseen about it the beginning of June she actually laughed in my face and nothin has been done no matter how many maintenance request or emails I've sent her. Bottom line this place should be shut down because I know it doesn't pass any laws and DO. NOT. LIVE. HERE.
