I didn't want to have to write a review but I cannot get in contact with anyone and I'm losing money because of issues in my rent property. I have never had such issues contacting a property manager! I have emailed several times and called Teresa Prices office but she never calls you back. My dad is the only person it seems like she will answer... also be sure to read your leases very closely because you're most likely responsible for maintenance in a RENT property. Which honestly you'll probably have better luck fixing issues in this companies properties on your own! I have asked for them to reseal my windows because hot air and flies are coming through them and they did that but using packing tape. I'm not joking. I cannot change my air filter on my own because of the way they made the duplex, and they tried to charge me 250 ! To replace a ac filter ! Even the ac guy said I wouldn't be able to change it alone. The people they call to fix things won't call to make an appointment Either! They just show up so if you work goodluck getting anything fixed. We also asked them to get weather stripping for the doors since they have huge cracks that also let in hot air and bugs. My bedroom has no installation between the garage and my floor making my room about 10 degrees hotter than the rest of the house. My electric bill alone is 400 because they have yet to fix anything. Also the people below me have had a hole in their ceiling from my dishwasher leaking since move in in May. If you are thinking about renting with this company or having them manage your property I'd advise looking elsewhere... especially if you are using Teresa PriceI have filed a formal complaint with the BBB and I suggest anyone else who has issues like this to do the same

Integrity my a**!!If I could give 0 stars I would. I rented here and they stole our whole deposit for damages that were there before we moved in. We had no proof therefore could not fight but just beware for these low life people taking advantage of their power. 000000 integrity they had. None! Also tried to charge us for getting the house roach sprayed when it was infested when we first moved in. It said in the contract they are responsible for those but they tried to take advantage on that too. I hope they get the karma they deserve.

Horrible rental company. Charges you a member benefit package that absolutely does nothing. Then double renters insurance and a 10 fee just to pay the rent. Had a leak called them they sent out plumbers and charged me 125 for a clog when there was no clog. Very disrespectful and doesn't care anything about there tenets. We lived in the property over 5 years tons of black mold inside and out. Never never never rent from these people!

I had a horrible experience with Intergrity they gave me a 25 day notice to move out the property which I did. Cleaned the house and the yard and they're trying to give me $130.00 out of a $975.00 security deposit. I'm very disappointed with my experience.

I wouldn't rent from them again. Our house was left in immaculate condition on move out and they still charged us $505 out of our deposit. I forgot to replace the drip pans (which are considered wear and tear, so they shouldn't be able to charge tenants on move out)Drip pans $40Touch up on woodwork $125The woodwork is probably 10+ years old, so charging me for this is a joke. I lived there for 2 years and applied Old English twice a year. But I get it. You're con artists.Carpet Cleaning $140That carpet wasn't cleaned upon move in. I have pictures.Replaced damaged door $200Every single one of those doors were damaged when we moved in. Scratches, holes, and plastic painted patches upon move in. I'm not sure which door they're saying we damaged either. I haven't received receipts for any of this adding up to $505. Not that they'd be legitimate receipts anyways.I fixed so much in this house for the landlord. Spackled where the walls were separating, painted the grout in the kitchen, constantly treated the wood, put baseboards back up PROPERLY, removed, cleaned under, and glued down vinyl where they hadn't properly installed, and we put vinyl sticker in most of the drawers and cabinets to make them look a little better. Everything in this house was done half-ass. They hire unlicensed people and apparently the tenants pay upon move out for their mess ups. Picture is messages from the person they hired to fix the 2'x5' hole in the chimney when we moved in. He was supposed to show up at 8am, didn't show up until afternoon, and got on the roof without any contact. I'll leave with this. They could not have inspected or cleaned this house with the roof being that damaged upon move in and me still finding shit from the previous tenants. I have used them for several years to rent and manage my property. they do a pretty good job with those tasks but getting your rental payments from them is sometimes a task. It used to be that a landlord would get their payment by the 5th, that eventually creeped to around the tenth and now its creeped to about the 20th of the month. there is no good explanation for that since tenants are required to pay by the 5th. Very slow accounting I'm guessing.

TL;DR: They are slum lords that will lie to your face. Not take responsibility for anything & make money from properties. Believe the negative reviews you read from former/current tenants on Google. My wife & I have been looking for a new place to move to with our family. We still have two months before our current lease is up. We found a rent house in the Asian District that has been on the market for over 40days on Realtor, but the property is managed by Integrity Oklahoma LLC. We did a self tour of the property almost a month ago & despite some *MAJOR* maintenance concerns, it's perfect. I know how to make minor maintenance & cosmetic repairs. & we were hoping to iron out the bigger concerns - basement had been flooded (water was gone, pump still running & concrete saturated), previous (possibly current) roach infestation (dead roaches everywhere) & possible issues with the electrical.Again, major concerns, but as long as we could be guaranteed the issues will be fixed & that they are fixed - the house would be perfect enough to rent for a bit. & we would even be willing to pitch in to help fix it.Decided to read the Google reviews on Integrity Oklahoma LLC & all of the negative reviews are consistent. The replies from Integrity use the landlords as a scape goat. On their website they say that landlords must repair the properties & then Integrity will inspect them before they list them. & in Integrity's replies to reviews they state they will not list them unless they are move in ready. & the property we viewed had major maintenance issues, still was listed & not move in ready. Also in replies to tenants Integrity states that landlords are supposed to use their vendors to complete work orders, but they legally can't keep them from using their own. & if a vendor that's not Integrity's botches a job - they will not fix it & it's up to the landlord resolve. Which leaves the tenant in limbo & Integrity doesn't seem to care how it affects the tenant. We decided to write up questions & include Oklahoma law in these questions regarding renters rights & overall compliance in properties being up to code with the city & state. & because of dealing with slum lords in the past - we wanted to ask these questions in person.We were in contact with T of Integrity Oklahoma LLC & told her we would be by today to go over our concerns. We also told her when we would be by. & she said that's fine. We arrive 30mins before they close because my wife just got off work. T acted confused about our arrival. She doesn't greet us. No handshake. Nothing. She is frigid & inhospitable towards us. She makes us stand at the entry desk instead of offering to take us into one of multiple offices behind her. I let her read the questions off my phone. She gets a disgruntled look on her face as she sees the quoted Oklahoma law pertaining to each of the concerns. Then says with a huff, "All of these are maintenance issues the landlord has to fix."Mind you, Integrity listed the home meaning it's move in ready & so by their own acknowledgement on their website & in replies to reviews - it's actually on them to make repairs from there on out. Already using the landlord as a scapegoat as pointed out in tenant reviews.Us, "Then may we contact the landlord?"T, "No, we can't do that. It's not allowed."My wife told her we were leaving because T lied to our faces about who's responsibility it was & secondly not being allowed to discuss concerns with the landlord since Integrity couldn't answer our questions. Lastly, when they say they are family owned & operated they aren't lying - they live upstairs above their business. & the office is swanky, but most of their properties look like painted over crap.

Pretty sure my review was flagged from Google, can't find out why. My negative review is a righteous one. I am not bashing y'all, only stating facts. For you to bring up basic wear-and-tear repair is irrelevant and a textbook strawman argument.Yes, I was a rookie renter at the time. 10216 Isaac Drive. I rented this house for one year. On my move-in date I noticed two painted-over roaches. I let them know the same day. Once I settled in, the roaches came out like crazy. It was a deep infestation. After talking to a local Cox guy, he told me all the houses in the neighborhood had roach problems. They had pest control come out twice and it didn't make a difference. Terry from Anyhour pest control told me himself, this house would need their extensive treatment. Anyways, I asked them to spray a 3rd time and they told me I would be financially responsible according to the lease. FALSE. This is incorrect because it is the homeowners responsibility to eradicate any infestation reported within the first 30 days. The homeowner failed to eradicate it and I let them know this. At this point it was 7 months in.I kept the lights on every night because if I didn't, I'd wake up to a roach on my blanket. I went to get ice out of my fridge dispenser and a roach came out. I stopped buying groceries and ate out everyday because it was so disgusting finding a roach in unimaginable places. The roaches ruined my wifi router and PS4. I could go on but I'll leave it at that. It was so frustrating because I did not bring the roaches in and they were trying to push it on me? Make me pay for it? Like I'm sorry roaches are ruining my life even though I informed you properly? I sent them an email and I stated my rights as a tenant protected by the Landlord Tenant Act. I told them I did my part as a tenant, I reported the problem super early on. What about long term infestations? The lease doesn't state NADA. I was going to terminate my lease and sue them for damages to my property. THEN! All of a sudden I get an email back stating "I believe I notified you that we would talk to the owner again. We did and he agreed to another treatment. A pest control company will be calling you".Someone came and sprayed a 3rd time and it barely scratched the surface. I ended up paying $250 myself for a professional exterminator to come out. They did the best job out of anyone Integrity hired, and it gave me a peace of mind while I prepared to move out. At least I had the decency to clean the place out when I moved. Even though they neglected me horribly, I cleared the place besides basic wear-and-tear like blinds and "stains on the wall". I guarantee I left that house cleaner than most of your previous tenants. Oh, and my new place has NO roaches and is so clean. But y'all like to assume the tenant brought the bugs?Whoever responds to these reviews is so condescending and unprofessional. There is no "integrity" or ethics in this company. You respond to legitimate concerns and turn it into the other person's fault. You have little to no argument against me. I was a responsible tenant and you failed me, horribly.

If you're going to rent from someone, these are the guys to go with. I have never experienced such a smooth and easy transition into a new home like I did with Integrity Oklahoma. I'd have to say this review is about integrity Oklahoma, but it's more geared towards a manager named Teresa. This women was awesome, the bees knees, she honestly deserves the title of super women. I just moved to Oklahoma about a week ago and couldn't find a place to rent. I was calling all over and was getting denied left and right. Then I found Integrity Oklahoma. Teresa spent the time to understand my situation and found a way to make it happen. She was very responsive and on top of everything. She knew what to do, where to go and how to execute it. I'm extremely pleased with this company, the pricing of their homes, the quality and care they put into making sure you're happy and that things go smoothly.
