Been here a year and a half and will move soon. Horrible place to have manage your properties. Lies to the owners about what the "fix" and never fixes anything. They will not fix anything but only put patches on it which just continues to make the home look dilapidated and less than nice. Hard to care for a place when the management company couldn't care less.Fix something. Fix SOMETHING. Stop putting bandaids on things.

After our house was poorly repaired for a water leak when we moved in (2013), it slowly deteriorated the washing room drywall and created black mold and leakage to the master bedroom into the carpet that was noticed in (2015). When asking for accommodations for an offsite stay (motel or hotel) during the repair, we were yelled at, threatened with legal action and berated.Please note, there were numerous "house inspections" during the period of 2015 and 2016 by the Homes4Lease employees. It would have been presumed they would have noticed a black mold issue.This group is a setup to intimidate, harass and use scare tactics to get you to pay much more than needed. They use an LLC to cover themselves in the event someone sues them. This allows them to drop the LLC and rename under a different LLC.Update and NOTICE: After leaving the above review on Homes4Lease Google search result, I was contacted via phone by a "Donna" and was questioned why I would leave a "wretched" and "awful" survey. The verbiage used by "Donna" was to question me why I deserve my rental history information since I gave them a poor survey.Update and NOTICE:A few weeks later, I was contacted by an attorney at the request of Homes4Lease demanding to remove this survey. Homes4Lease will retaliate and use scare tactics against you for a poor review.

PLEASE, DO NOT RENT FROM THIS COMPANY! I rented a house for a year and left it better than I found it. If you attempt to report a problem, they will quickly insult you. Here is an email that I received from Sheirin when I politely asked a question about an issue:"I do not NOW OR EVER appreciate the way you attempt to address me, it HIGHLY lacks respect.I am not sure what delusions of grandeur you function on, but I suggest you think CAREFULLY before you address me again."This person has ZERO customer service and freely insults people and the company doesn't care to do anything about it! Very poor customer service! AVOID AT ALL COSTS!!

I will say that Chad was very generous and kind to us on the phone, but when we applied for a house, he didn't get back to us for days and texted a message to me that we didn't get the house. It's been on the market for 102 days, we have applied for the house, but we didn't get it because our credit was less than stellar or up to their standard. I've even called and offered to pay more on the deposit so that we could get in the house. It's still empty, and he said that there's an application pending; that was last week. I'm sorry to say that I believe that there is a little shady business going on here. I love the house. I'd love to live in it, but I believe that they're dragging their feet for some reason.

I can only say after three years if you attempt to use these people, they will be happy to insult you, call you a liar in the face of evidence and generally treat you very badly. I can't say they are but it does seem that the people working here are one big family (contractors, leasers (whatever), etc.). They are very loyal to each other, like extremists, and do not realize that when they come into a home, they are being recorded. The workers have left trash everywhere here, under the house is a dump, there is a cigarette package and cigarettes in the air conditioning/heating pump? and it appears that they fix things like my drunk uncle did in the 70s.As they have threatened me with court, in writing, I will only advise you to record everything from the day you move in. Record every conversation. Record every entrance into your home. Just as I have. I have a lawyer ready with it all just itching for them to say the word. The landlord who employs them said he doesn't have the money for any repairs so I guess he's going to waste it on this. I wish him the best.Again, one person's opinion...not fact. Just make your own decisions.Please review just two of the acceptable living conditions Homes 4 Lease provides.

We rented for 2 1/2 years and had no problems while living there. We called them out 2 times for small repairs. We gave ample notice, over 30 days that we were moving due to buying a home. We cleaned everything and made it look better than it did before moving in. We were just told that they were keeping 1,100 of our deposit because they said they had to do some painting and get this...the shrubs needed trimmed. We made sure all holes were patched where tvs were mounted, shampooed the carpets, and mopped the floors. Even after raising our rent over $250 we continued to rent from them. Altogether i paid almost $40,000 and took excellent care of this house. I wouldn't recommend this company to anyone!!

Homes 4 Lease uses Freddy's Lawn Service. Freddy's like to block driveways for hours while they trim tree limbs to dump into neighbors backyard and used their blower to blow all the grass clippings into neighbors backyard and driveway. Blocking driveways and Littering are illegal. Nobody ask for your illegal services. Quit disturbing the peace.

This was the absolute WORST experience I have ever had with a rental home/company. When we first rented a house from them we were never told about a rat, roach, and horse fly infestation the house had. In the heat of the summer I was pregnant and our AC went out. It took them almost 3 months to fully repair it. We caught 3 HUGE rats in our home, they had chewed wires, our dog food, got into our shelving and the walls of the house. The plumbing was always broken and anytime there was a complaint from us we were talked down on like we were the ones who made the rats and bugs appear? DO NOT GIVE THIS COMPANY YOUR HARD EARNED MONEY! They also took all of our security deposit claiming we had "large trash" to take away when we left that place looking better than before we lived there. They did take $100 for late fees as I was on maternity leave and was late on rent by 4 days but that wasn't the problem. We were told we could hang pictures/tv on the wall so we did and they took money from that too. The house smelt disgusting and the vents were full of rat poop and insulation, which we did in fact breath for 12 long long months. They took $312.50 for a cleaning charge when we cleaned that home perfectly and I have proof they didn't clean the roaches, and rat poop up before us moving in. ( we did that ourselves) They charged $250 for interior painting which is ridiculous as I have pictures before and after we moved in and nothing was painted before we moved in. Also a $275 fee for "general make ready" which I'm not sure what that even includes? Also a "rent balance" of $38.50 which I don't understand since we paid our late fee and also the rent in full. We left 2 blinds damaged from our dogs and they charged us for that when we paid a $200 pet deposit which could've easily covered the cost of said damage. Horrible experience, we knew they would try to take our whole deposit so we made SURE to have it look exactly as we came. Shame on this company. I could give 0 stars if I could.

We leased a property, while we were living out of state, in Edmond for a year while looking for a home to buy. Chad Skinner was our agent and working with Chad was wonderful. The house was in really good shape and clean except for the cupboards. I cleaned before putting everything away and my soapy water came out very dirty. Other than that, we submitted a repair list but I told the office that none of the repairs were an emergency and they could send the maintenance guy over when he was free, which took a few weeks. He fixed everything and we never needed him again. We did the yard work and cleaned that house very thoroughly before we left and we received all of our deposit back including for the three pets we have. We also received a very nice letter from Chad thanking us for taking care of the property and leaving it in move-in condition when we left. The only complaint I have about the office staff is when I called for maintenance repairs we had lived there for 9 months already, as I said none of the repairs were an emergency, and yet I did get a snarky response from the woman who answered the phone because I waited 9 months to call for repairs. Not good for their customer service image. Just before I submitted my letter of intent to move we did receive a letter from Homes4Lease with a $25 rent increase, which is not surprising since the house was a rental and most rents increase after the lease period.

Rented from Homes 4 Lease when I moved from California. They worked with me in determining what property would best suit my needs based on budget and location to my work. I never had issues with getting problems resolved, however I didn't have many issues with the house. They did keep a portion of my security deposit upon move out, but it was on par with what other companies I've rented from kept in order to get the house ready for the next tenant. I was very pleased with all the transactions I had with Homes 4 Lease and would use them in the future if I find the need to rent again.
