First, I want to make it clear that the apartments themselves are not that great, but that the available and kind people in the office are what pushed this complex to a 4 instead of a 3. Price is a little high for the area--I'm paying $689/mo for 2bed/2bath with washer and dryer. Not terrible, but you can find better around here. The location is great, especially if you want to live in Norman but have to commute. It's less than 5 mins from OU campus, it's right on highway 9 so it doesn't take too long to get up to OKC or to get on I-35 south. It's also right on 12th aka Sooner aka highway 77 so it's a straight shot south to noble or north to Moore or Midwest city. However, it is also right by the train tracks so you'll be hearing it. Not to mention the ambient highway noises of horns and police sirens, but it's usually not too bad in this area. Next major point: the apartments themselves. Bugs. Bugs bugs bugs. The trade-off for the nice, forest-y looking complex with a great location right next to everything is that there are soooo many bugs. We had a bad cave cricket problem, we often find fiddlebacks and other fun spider friends hiding out in the shower or on the wall. However, they have people by to spray every week so I was pleasantly surprised to find a lack of bugs only a few days after requesting a spray. Most of the apartments are a bit outdated. We've had drips in the faucets, doors that have shrunken or expanded and had to be fixed because they couldn't close, and the worst one--the a/c has gone out twice this summer. They respond quickly to requests, but when your a/c goes out on a Friday afternoon and they're closed all weekend, and it's 100F outside, it sure doesn't feel fast. The washer and dryer are decent, and very very small. Be prepared to do a lot of loads of laundry. The complex does have a laundromat, a pool with a large deck, tanning beds for free tanning, and a workout room with some weights, treadmills and ellipticals. Last special points of interest! The closets are huge, the kitchen/dining area is very small, the people are pretty friendly, they allow cats and dogs for a $300 deposit, and they often have specials for a discounted month's rent, no deposit etc when you sign your lease. Also there's a Wal-Mart being built within walking distance, so you have that to look forward to.

The new Property Management team is fantastic! Amanda, Mindy & Taylor do their best to take care of the Property & Residents. Since they've taken over they've put on great resident events & are very welcoming & down to earth. They listen to residents compliments, comments & concerns. I'm happy to have them as the new Winfield Property Management team!

Roaches everywhere, management told us one price then charged us another. The building next to ours burned down months ago and there is still glass and rotted wood all over the ground. The wood is rotting. Did I mention the roach infestation? They tried to tow my vehicle despite it being on my paperwork and have tried to switch up our lease multiple times. There is never anyone in the office, and when you do get ahold of anyone they aren't helpful. Maintenance is the only reliable thing here. Can't wait to leave this place. It used to be very nice but the new ownership is terrible.

As you can see from others, they will fraudulently charge you for damage that you did not do. I am on the phone with collections challenging a $150 dispute right now.You will leave the apartment perfect. They will say the floor is dirty and charge you $50. The letter will say to contact a manager who will not be available the multiple times you call. They won't show up when you schedule a walk through. They've changed ownership so Donna (the great manager) isn't even available. The office has moved blocks away.I hope we can get to court on these charges.

Love this environment! The staff are incredibly helpful. Beautifully forested, excellent walk ability and pet space. Have been inspired and relaxed ever since I first came here. It's enjoyable and very affordable. The community - residential and managerial - is unmatched in my lifetime experience so far. I am happy to live, work, write, and build my life here. The first day i moved into these apartments they had a serious roach problem. they had also repainted and there was roaches on the walls and in the cabinets they have painted over. and that's just to start. then our garbage disposal has leaked since the day we moved in, as well as the dish washer leaking ! i've walked out multiple times with my appartment flooded. my car has also been car hopped with the doors locked multiple times , ALSO my car has been stolen twice within the first 3 months of my lease. I want so bad to be out of these appartments. DO NOT LEASE WITH THEM

I have had fifty times more issues with Forest Pointe living here 2018-2020 than I have had with ALL the apartments I've ever lived in combined. Beginning with day one, I go to the office to pick up my key and they tell me my apartment won't be ready until the next day because a cleaning person called in sick. Fortunately, I hadn't scheduled movers ahead of time for that first day because that would have been a major issue for which I had zero heads up. I am a very clean and neat person, but roaches and mice were out of control (in both units I've lived in) from the very beginning and I had to call the office three times complaining. When they did spray for insects, I was never given the required 24 hours of notice that a stranger would be entering my apartment, and only knew they had been there because a few things had been moved around and pulled away from the wall. This is a major issue for someone who has a young baby that crawls around on the floor! I could have at the very least moved his toy box, etc. off the floor if I had known when they were coming. From the first week living there, I had to go and purchase drain-o because all of the sinks and bathtubs drained incredibly slow. I put in a maintenance request for my bedroom window that leaked in rainwater. Literally two months later they finally stopped by and patched the wrong window. The maintenance man once walked in on me while I was in the shower. He had no nametag or uniform or any indication that he was affiliated with the apartment complex. Again, no 24 hours' notice was given. He just came on in. After hearing a noise in my apartment, and wrapping a towel around me to look closer, I see a rather large and not particularly clean man standing in my living room. He apologized, said he was replacing my screens, then let himself out and locked the door behind him with his key. But really there's no excuse to enter an apartment when someone's taking a shower! I didn't have the bathroom door closed and the apartment is so small that a person can clearly hear the shower running the second you step foot in the apartment. As a single mother, this was especially terrifying and made me feel completely unsafe for my child and me in my own home--a feeling that nobody should ever have to experience. After that I had a lock chain installed on my front door which I now obsessively use. One day water from the apartment complex above me began leaking and then eventually pouring through the ceiling into my unit. After several urgent reminders to maintenance and staff, they finally came two weeks later, said they corrected the overflow on the drain above me, and that the issue had been resolved. However, by this point the paint had all bubbled up, the sheetrock was sagging, and now excessive mold was growing on the outside of the sheetrock and who knows how moldy it was on the inside. I made several complaints about the mold, and the issue was never addressed. I finally had to take off work so I could sit in the office until somebody finally acknowledged the unhealthy living conditions for my baby and me. They finally move me into a different unit. So after only six months, I'm forced to pack and move all over again as well as switch over all of my utilities which I honestly didn't have time or money for. After one week in the second unit, my dryer stops working because of lint trapped in the filter hose. I made a maintenance request, and nothing happened until finally so much water collected in the hose that it began to mildew and stink up the apartment. Again, I was completely ignored until I finally sent a fourth email to the office and CC'd both the property manager and the regional manager--apparently this is the trick . A few days later I knew the hose had been cleaned out b/c when I entered my apartment the rank, putrid stench was overwhelming. After looking closer I saw that yes, the hose had been cleared, but in the meantime maintenance made tons of dirty nicks and scratches on the kitchen wall, all of the pictures and magnets I had on my refrigerator had been knocked off into a pile on the floor, and several dirty paper towels and the paper towel wrapper were left on my counter when my kitchen trash can was clearly visible not two feet away. It almost felt like they did this on purpose. A month later my stove breaks. I turned it to the "off" position, but apparently the knob was faulty, and it instead stayed on continuously without my knowledge all night and morning while my baby and me slept nearby. They lost my rent twice. Apparently they found it later though because I never heard anything more both times and the checks were cashed. I finally move out and they charged me a cleaning fee which I straight up refused to pay in its entirety. I would NEVER recommend this apt complex to anyone. The facilities are outdated and unclean, maintenance is completely untrained and unresponsive, and communication between staff and tenants is zero

I lived in Forest Pointe Apartments for two years and have moved out within the last month. The staff over time has gotten worse--which is one of the main reasons I chose to move out. The assistant manager of the complex, essentially the "face" of the complex, has been hateful both in person and on the phone. One time in particular, I was contacting her with a couple of questions about renewing my lease. She acted like I put her out by even just walking in the office, so that was the biggest reason I chose to move to another complex. Maintenance is slow to respond to requests--sometimes it can be a week or more before things are fixed--and sometimes that didn't fix the problem. In addition, the air conditioners do NOT work. Everyone in the complex was given a memo earlier this summer to let us know that air conditioners in this part of the nation only can cool to 10-15 degrees below the outside air temperature, so if it's 105 out, don't plan on your apartment being any cooler than 90. I've lived in Oklahoma my entire live at a few different places and had no issues with the AC, as well as the apartment I am currently in. With that, between the age and draftiness of the apartments, electric bills in the dead of winter and heat of summer were usually between $180 and $230/month. These apartments are pricey for the age, the lack of a well-working air conditioner, etc. There are so many other apartments in the area now that are a better option than this complex.
