Do yourself a favor and steer clear of Monika Pratt as a realtor..They were selling their home over on Pecan Ave..I had a contract with them but ran into the following problems..1) I could not get financing because in the middle of the sale after I paid for a inspection, appraisal, and a structural inspection the government shutdown and I wasn't able to get financing until they were back up and running..In the mean time I had to be out of my condo in two days and had no place to stay..2) there was a extra room not connected to the house that had two trees growing into the structure of that room, my insurance would not cover the property unless I had tree cut fees were going to be 4-5 k and the Pratts refused to pay for any of it..Now a year later they are refusing to give me the earnest money back when in the contract it clearly said upon approval for financing..If you look up unethical, dishonest, and crooked Im quite certain you'll find the two of them posing..So I was gonna have to have no place to live for about 2-3 weeks..(which I didn't know at the time) my roommate had a minor child that had to have a place to live..Oh but they did say I could store my furnishing in their home but I could not stay in the home pending sale..Like that was gonna help..
