Aspen Heights advertises themselves as a luxury option for student living. I am by no means a picky person, but I am wholly unsatisfied with my experience at Aspen Heights so far.Do they have friendly staff? Yes. Is that nice? Yes. Does it make up for the shoddy construction and false marketing? Not even close.I honestly don't even know where to start with the things wrong with our brand new unit. -Our concrete floor downstairs is poorly stained and is chipping in places where nothing was dropped or even ever sitting on it. Normal wear on a floor should not be chipping up concrete-Before we called to complain, you could see daylight around our exterior doors. Try heating a house in the plains of Oklahoma when the wind can blow straight through your house.-As it got colder out, overnight our heater was staying on for about 25 minutes at a time, kicking off for only 6 minutes, and then coming back on. This was while no one was coming or going from the house for 8 hours at a time and the heat was set on 65.-When we opened the doors under our kitchen sink one day, we could hear/feel the cold wind blowing in from around the pipe. That means there was absolutely no insulation behind out sink. When it gets below 0 out, that is not even remotely acceptable.-Our houses were thrown together in such a hurry that there are a multitude of paint stains on our brand new carpet, the stickers were still on all of our toilets and both bathtubs, there was paint dribbled down a couple of the mirrors and splattered on light fixtures, we had workers in our house every day or two for about the first month we lived here working on the cable and WiFi among other things, both bedrooms were keyed with the same lock, but we were given different keys when we moved in (so only one worked) ...the list goes on.-The house has been built for well under a year. and there is already extensive cracking around some of the windows and around the bathtubs.-I have had to file countless maintenance requests and sent a letter to the location manager. Some of my requests have been ignored, others were sloppily fixed to an unacceptable standard.No matter how friendly the staff is when we have to make complaints, it is unacceptable that we have to make so many. I would trade friendly service for quality housing in a heartbeat.I sometimes get "we are serving free pancakes at the clubhouse!" texts. You know what I want more than pancakes? A warm house and fulfilled promises."Luxury housing" is more than crown molding and a swimming pool, but that's about as "luxury" as Aspen gets.

I haven't any idea where to start? One thing I can say is "don't judge a book by its cover" because while the outside is a facade, inside of the book is very poorly managed and almost in a slumlord position!It was not cleaned properly or maybe even at all when my daughter and her roommate moved in. The carpets are disgusting. The garbage disposal did not work. The lock on the front door and rear door wouldn't open properly which caused them to be locked out while moving in. There has been broken glass window for four months and no replacement. The utility bills are asinine. And the ability to keep the grounds clean around the parking lot is just a joke. They do not seem to do a very good job at being considerate in order to get things handled in a prompt manner. 1/2 star maybe!

Cottage Row is not a place would recommend anyone. The property is not as advertised. Everything is cheaply done and filthy. Management is sneaky and lazy! A professional cleaning crew services, carpet shampooing, and a fresh coat of paint was said to have been applied before move in and that was clearly not true. I brought image proof to their attention and I was completely dismissed. When moving out, I was charged for the very things I complained about upon move in. If I had known the things they would charge me for, I would've taken more pictures of the poor quality I was paying way too much for. Other instances such as the lack of amenities and frivolous charges were problems throughout the year as well.

Cottage row is a good place to live as you get a very large bedroom and bathroom. They are not the most updated units but it's spacious and the rooms are nice. They are usually pretty fast when you have an issue. It is somewhat pricy but you get so much space, the clubhouse is nice and you have a bus service. The front office is helpful. The main issue when I lived here is the pool was not open and we were not told it wouldn't be open neither were we prorated for it. Overall for a group of college friends I recommend this place. If you move into a place with someone already living there don't expect the common area to be extremely clean but the room itself was super clean!

Cottage Row Apartments in Stillwater engages in deceptive business practices. First when signing the lease they send a digital copy that will not allow you to advance to the next page until you sign the current page. Therefore, you are forced to sign a legal document without being able to review it in it's entirety first. I contacted their office and requested they send me a hard copy of the full lease before I would sign anything. I refused to allow them to automatically enroll us in their Rent Plus program. However, they did it anyway because my daughter signed the document. Also, they deceptively enroll you in their own renter's insurance through Foxen Insurance even though we already had a policy and provided it to them. The lease only says you will be automatically enrolled if you are unable or unwilling to provide your own coverage, which I did neither. I called the office for guidance on where to send them my policy and was never told that I would have to upload it directly to the Foxen site until I was charged $15 for the service and complained. I complied with their demand that I upload my policy directly to Foxen, yet my policy was rejected by Foxen because I had the apartment name/address listed as the additional interest party and did not list Foxen's PO box!!! These deceptive practices are in direct violation to the Oklahoma Unfair Claims practices act. I advised Cottage Row that I fully intend to report not only Foxen Insurance, but also Cottage Row apartments to the Attorney General's office, Oklahoma Insurance department and Better Business Bureau if they did not remove the unauthorized charges on my account within 48 hours, which will expire tomorrow. My advice to anyone planning on living in these apartments it to make sure to get your full lease in hard copy form and refuse to sign the Rent Plus document. They cannot legally force you to sign or be automatically enrolled in this service. Also, make sure you don't allow your child to sign it either. As well, make sure you immediately attach your renter's policy to the Foxen site resident.foxen.com, make sure the liability coverage is at lease $100k, and list Cottage Row Apartments with Foxen's address of PO Box 12367 Columbus, OH 43212 as the additional interest party. If they enroll you in the Rent Plus program, immediately email Rent plus to have them cancel the service.

They don't care about their residents. If you're planning on living here I highly urge you to reconsider and look elsewhere. Take it from someone who has lived here for 3 years and seen it all. This year they waited until school started to do heavily invasive work on all the houses. They woke everyone up for weeks and worked from 7am-6pm being a complete disturbance. They also don't care about you at all and just want you to sign and then have to put up with it. They also don't have the gym or pool or clubhouse or anything they advertise open even though they still advertise it. On their website they show raving 5 star reviews but find someone who has actually lived here and see what they say.

My daughter lives there. I would not no even where to begin. They simply don't care...after you sign the lease. I will be so glad when she is gone from that no good, horrible poorly managed place. Please heed my warning! Run do not walk from this place.

this is one of the worst places to live in town, trust me. not only does management have zero accountability or communication skills, but the property is not as advertised. it is run down with yards that are hardly mowed, the landscaping is horrible and the "amenities" like the gym and pool were closed for a substantially long period of time. we also dealt with ant infestations despite our daily cleanings, which the management did NOTHING about. this place is ran poorly and it's reflected within the shape of the property. do not waste your money here.

DO NOT SIGN A LEASE HERE!!!! If I could give aspen heights 0 stars then I would! This management steals, lies, and takes advantage of college students. Half of the amenities that they claim they have don't even work. They claim to be the best but they are in fact the worst. They are rude, unhelpful and their units are disgusting but will try their best to charge you a hefty bill when you move out even though the damage was there before you moved in. If something breaks down in your house forget that 24 hour maintenance crew your on your own for a couple weeks with it broken. They don't respond to emails and when you complain all they say is well that's unfortunate. Save your money you are better off anywhere else in Stillwater.
