I rented a home from this "business". Paid deposit and upon section 8 inspection the home failed. Sandra (leasing agent) said I could go ahead and move in, so I paid what would be my portion of the rent and moved in. Now that the house failed its second inspection. They're trying to charge me for the rest of the months rent which is $25 more than the $650 it was advertised which I have the ad saved on my phone. They've been out here multiple times and tried to figure out the ac system issue which is why it failed the 2nd inspection. I was just handed a 5 day notice for an outstanding balance. Christina says that Sandra wasn't supposed to let me move in. So this would be on Sandra who's no longer with the company. One leasing agent that works for them told me this was a nightmare of a management company as did their own ac people. Also was told that the leasing agents basically do whatever they want. Hints I guess how I was told I could move in with my portion of the rent AND they gave me the key. I can't help that they are unaware of their employees actions, which Christina was aware as she even asked me on one of my maintenance request calls if I was already in there and if the utilities were in my name and I said yes. That was the beginning of August. I haven't quite decided on what action I am going to take as I was just handed the notice. But I do know my legal rights. Worse thing they can do to me is say I'm trespassing as I have not signed a lease. I have the receipt for my deposit and rent, text messages that confirmed they knew I was moving in before inspection approval with just my portion of the rent paid. The online ad screenshot to my phone that states rent is $650 NOT $675. As it's not my doing the home failed inspection. They finally left alone the difference in August's rent. Constantly sending out maintenance guys over and over to fix things that have already been addressed over a month ago. No one in the office knows what they're doing. Extremely chaotic. If you have felonies/evictions and are just plain trashy and no one else will rent you this is the company for you. Go into their office and see the quality of service you receive and you'll see for yourself. They will call and not leave messages but say they did. Then they say they call but they don't. But throw a fit if I don't call them? They don't answer nor return calls. So leave a message and if it's worth my time I'll contact them. Stop sending random maintenance people to my house! Like I told the OWNER this company is unprofessional, ghetto, has a serious lack in organization/communication skill, let alone the correct information on their own properties. Agents will call to ask what has been said about them and say they'll put an end to the leasing if it isn't corrected. RUN AWAY!

2/14/24 UPDATE: They are now showing this home for rent again!!! I warn the potential tenants if i see them.... Heres the photos.... Lol leasing agent countered with "glad you got your life together". To that potential tenant that looked at home 8917... They wont fix this.... Cant fix it without major landscape work!! Look at the pic or profile and you'll see the type of people who you don't want to be your neighbor....However, i have had this problem for over 2 years NUMEROUS maintenance requests. They installed a 3 ft gutter and put the drain right in front of the garage door. Then they cleaned out the french drain. Obviously nothing changed. Then they poured concrete under the gutter drain. Now it floods the concrete slab which flooding the laundry room. They filled in a hole under the living windows so now that part is flooding and adding to the garage flooding. The flooding happens EVERY TIME it rains. They ignore these maintenance requests as well as the a/c unit, leaking kitchen sink shut off valves. About 3 months ago when i called for an update they said maintenance was running behind but the orders are in.... So flooding, leaking valves, a/c unit malfunctioning..... gonna have lots and lots of mold.

I have lived in my apartment for almost 2 years and I am very pleased with my time here. The price is good for the size of my unit and everything works well. There are better places, but not for this price. The staff is friendly and helpful. They have responded to both of my maintenance requests quickly and properly. No complaints, only praise.

This management company are slum lords, this company puts the slum lords in New York City to shame. They do not care about tenants, their safety, or the property. Electrical, water, and sewage are NOT considered emergency situations, their response, if any, will be 6 weeks to months later. Going into the office and obtaining a copy of any work order to get anything done is required (not required by CHR but if you actually want problem fixed in the next few months, I would suggest it), sometimes it takes 2 or 3 times (getting a copy of the work order each time), before anyone will admit even knowing about any problem. RUN, do not walk, if this management company is involved in any rental, they also go by the name: Sovereign Holdings, LLC. BEWARE, and be very afraid. This company's motto is "you don't have to live here". Their creed is: Take advantage of the disadvantaged.
