They rent their houses as is, which basically means they rent it to you dirty, violating codes, and with issues.
The work they promised to do but never did other than finally fixing the ac.
Extremely hot in the house with Oklahoma humidity and there's no emergency line to call, just a text line.

Wouldn't help us after paying to move into their house that had tons of issues and obviously wasn't looked at before they rented it.
They said "ok." to that, the level of disrespect is unmeasurable.

WORST COMPANY IN TOWN! WILL NOT SPEAK TO YOU IN PERSON OR ON THE PHONE! DO NOT RENT FROM THESE PEOPLE! 1. If you expect to move into a clean home with this company they rent on an "as is basis"( basically means they are going to promise you they will clean it and get things fixed when you do your walk through but when you show up to the house on moving day it's still going to be filthy and have remnants of the past owner in it)2. They will not honor their word unless it's expressly written in their lease, they promised to at least mow the lawn when we moved in but no one ever came. 3. They will charge you fees for normal maintenance like plumbing in an older home you'd expect to have some issues but you are "rent"ing the home you don't own it and you aren't liable for maintenance or repairs like that, but they'll still charge you. 4. ONE OF THE BIGGEST ISSUES! There are rats infested in this home that we moved into and they will not do ANY form of pest control other than sealing up some obvious entrances which will either leave them to die and rot and stink in the home or will do nothing and allow this issue to continue to get worse while my family lives here. 5. Did not fix any of the issues we had when we moved in, didn't fix any broken door knobs, doors that wouldn't shut, our AC wasn't working for a week when we moved in and it was 90-100 degrees in our house, we spent all of our money moving in and then had to get a hotel because our dogs, which one of is a husky, literally couldn't take the heat in the home. There was also cracked windows that were fixed with glue, I mean glue and you could've easily leaned or applied the smallest amount of pressure on the window and it would shatter, not exactly safe and they wouldn't properly fix it. 6. The fencing in the backyard was in disrepair when we moved in and actually has caused our dogs to escape multiple times to where we can't comfortably keep them in the back yard, they won't come fix it and even try to rig it and have a handyman come out, they say they aren't responsible and if we want something done we have to do it ourselves and pay for it. 7. They have pushed us to having to get a city health inspector to come out to this home and have them deem it a hazard or unsanitary/uninhabitable so they can actually pay for some pest control, we'd really like to sue them at this point. 8. These people will not tell you their names, they will not ever speak to you, they will take their time getting back to you if they do, and they will use unlicensed handyman to do serious work in your home. 9. On one of the plumbing issues they charged me for they literally left the toilet paper and waste water all over the back of my backyard, like all over the place and didn't clean it up, we unknowingly had our dogs outside who of course got into it and got sick as well, after messaging them about it they told me it wasn't there responsibility to clean that up. Ridiculous and they have no disregard for their tenants or the health and safety for their tenants. 10. Do not rent from here, I'd take anywhere else than having to deal with these people, they have no concern or care for their paying tenants (we pay about 3 weeks early every month as well) and they will never honor their word, they treat you like a number and they only want what's in your wallet.

HORRIBLE COMPANY. They cancelled my daughter's lease, giving them 30 days to move, then backed out of the agreement. They told her they were selling the house "as is" and she would receive one month's rent + her deposit back. She had already found alternate housing, and paid deposits, the company backed out of their monetary agreement. My daughter finally received a deposit return - with deductions for "as is" issues that were already present in the house before they moved. AND, they sent the check without a signature, back-dated to a date almost a month later than the postmark on the envelope.Once again, shady business practices, even shadier people.

We are renting a property under Buffalo Property Management. It is under Braden Group. We are a military family so we have been renters in lots of different places and this is by far the very worst we have ever seen. If I could give a negative rating I would. We have been treated rude and poorly since we've moved in. We have never been able to speak with someone on the phone or talk to someone in person and we have had nonstop problems since day 1. We have had to do our research about renters rights because it's that bad. They only fixed our plumbing after we threatened to "repair and deduct". If you are looking at renting, make sure it is NOT under this management company. I promise no house is good enough to have to go through this kind of treatment. One big thing is that they don't care about the integrity of the contractors that they hire to do maintenance. The plumber they hired hit on my wife and used her personal information to look her up on facebook and tried to friend request. When we told the management company we didn't feel comfortable with that plumbing company they told us we had no choice and we couldn't change contractors. You definitely don't want shady people coming into your home around your wife and kids that you can't trust. And you certainly don't want to be underneath a management company that doesn't take your safety or well being as a priority. This is just a small list of the issues we've already had and we've only been here a month and a half.

This is the most awful group to rent from. If you value your money, you will not rent from here. I moved in in April 2023. Trying to set up my utilities account, and I send them a message saying that they were responsible for water and I did not have to worry about anything. Well that was a lie because 3 weeks later, my water was shut off. They told me they would handle it, and they never did. They just replied one day that they called and were waiting for a call back. I called OKC four times, they had never received a call from Braden Group, except for the account in their name was deleted. I messaged them about this and they just said "we got it wrong we can't do anything to help you." So already I'm not having a good experience because my toddler (1 year old son) and I, were without water for 4 days. Needless to say I was extremely upset. Fast forward to June/July, after a period of heavy rain, a crack in my ceiling had started leaking. It took nearly 2 days for someone to come fix it. Then at the end of July, I receive a text from them offering my deposit and one months rent back if I "move out on good terms within 30 days." Me, being 21, thought that this was them wanting me out asap. So I am scrambling to find a place to live, and found one, and had informed them I was going to move out. They text me at 7:30 in the morning that the offer rescinded the offer. (btw they won't reply to you earlier than 8 if it's something you need urgently and that's a maybe.) They were extremely unprofessional and rude so I just moved out and was told my deposit would be returned within 30 days. Legally it has to be back in 45 days, and it got there past 50 days. They had told me 09/21 it was sent out but the stamp was for 09/25. They charged me $400 for trash and a cleaning fee when the house was spotless when I left the keys there. They also DID NOT SIGN THE CHECK. (Natalie Braden, COO of braden group and property owner.) I'm also not getting any replies via email. ABSOLUTELY AWFUL AND AVOID AT ALL COSTS. Renting via Buffalo Property Management has been a nightmare for all renters involved. Will charge for maintenance no matter the reason, refuse to fix preexisting issues with their housing, only good for taking your money and not doing anything afterwards!! THERES A REASON THEY DONT ALLOW YOU TO DO GOOGLE REVIEWS!!! RED FLAG EVERYONE!!! Owner is complete scum.
