I removed myself from the lease I shared with an ex while he was still on it. They basically charged us as if we had broken the lease from the start. That cheap carpet and peel/stick floor there's no way the cleaning fees were that much if so it would have been cheaper to just replace it not that it needed to be replaced. I've just recently been able to look at the detailed charges and that was slummy of them. Thankfully I did keep record of the times they illegally entered without proper notice. I also have the texts from the girls in the office apologizing and asking to talk to me when I had made that review years ago. I called rent dynamics and it looks like I didn't miss any payments including the on bluff charged me with for my "missed" rental dynamics monthly payment

I am completely done and over this complex as a whole. They show you the default units and it looks like everything is going to be great and that is wrong. My fiancée and I moved into the complex 09/2021 working with a lady named Tracy (who was absolutely wonderful) and also met the front desk receptionist Zoe, who has a horrible and most unpleasant attitude. There were hiccups in the process of viewing the apartment unit in the beginning of the process. The default we viewed we were told that it is exactly like our unit we are moving in however the difference is we would have vaulted ceilings. Perfect right? No. We weren't able to view our exact unit until 1-2 days before and barely because it was not properly cleaned. Once we moved in , we immediately noticed the difference in the sq foot which was smaller by 110 sq feet and zero vaulted ceilings but we decided we will manage and make it a home. The problems with our unit started on November 16th of 2021 in which our a/c & heat were not working properly or turning on at all. This was the first time I did not complain, simply put in my maintenance request and waited about 1-3 days to get it fixed, which I was pleased with the timeframe due to the cold weather. Now that was in the beginning mind you it is now 06/25 I am writing this and this is the 5th time both a/c and heat are not coming on. I put in a maintenance order on 5/15/22 and it is now June 20th that we still do not have a/c or Heat circulating through our entire 510 sq foot apartment. According to tenants rights in Oklahoma apartments have 14 days to oblige in fixing any contracted repairs that are in the lease agreement, It has been over a month. But it seems though now that we are fed up and have broken our lease and will not give them another dime due to the unlivable conditions, we are at the bottom of the barrel even before we put in the notice of breaking our lease. They have had the nerve to put in an obsolete window unit that is not only falling apart and we've had to repair, but we also have to turn off for 1-3 hours to get cool air in our bedroom only. We also verified with a maintenance staff member that the window unit would be intact and not break or fall out of the window which was in fact wrong. This moves me on to my next situation, the front office did not inform us of maintenance coming to our unit for any reason at all and they will unlock your residence and walk in unannounced, I was told by the manager Roxy that if there is no answer and the bedroom door is closed they are told to walk right out and that was not the case. I was walked in when I was just getting my towel around me after a shower and he continuously tried to walk in after my fiancée told him I am not decent yet, this was the first time. The second time we had our front door and room door closed and were asleep when maintenance walked in once again unannounced. This time we told management that we need a bolt on our front residence from now on and told them once more they need to call or this would be an issue!! (Review cont'd in photos)

I moved in from out of state, the website is deceiving. From the moment we've moved in we've had crumbling drawers, broken doors. The bathtubs and counters are painted over so paint is peeling. Underneath the cabinets are warped and disgusting. I've asked them to fix master shower because it goes cold only way to keep it hot is to take a bath. Needless to say almost a year later it still hasn't been fixed. Cheap fixes throughout and I can't explain how bad the cabinets are in all areas. Literally crumbling. I've had so many issues and I just keep documenting! Lease is up in June unless I purchase my home sooner and will likely get out of my lease. Let's not forget gated entry is a joke the gate is in non working condition about 80% of the time. Now the gate is so loud it sounds like a trash truck is outside every time a car drives by. I've had to complain again but honestly it's pointless. They will fix and it will be broken in a week. The ONLY plus is the office staff. Most of them seem very nice I'm just usually only having to reach out when I'm already fuming from the crappy cheap way they maintain this apt. Can't wait to move! And now we have a mouse infestation! I just want out of this place ASAP! They basically came and disposed of mice and then set sticky traps. Later that evening we saw another mouse. So I don't think this will be resolved any then soon.

DO NOT MOVE INTO BLUFF CREEK APARTMENTS - Safety, Negligence, and No Insurance CoverageMy experience with Bluff Creek Apartments has been a nightmare that I feel obligated to warn others about. This place is not safe, management is negligent, and tenants are left without proper protection when things go wrong.Recently, I was injured when a pantry door fell off its hinges and hit me in the back while I was making a sandwich. What makes this injury more infuriating is that it could have been prevented. My mother-in-law submitted a maintenance request on Thursday in advance of my wife, infant daughter, and me arriving late Friday evening, and the onsite office staff assured her the issue would be fixed by first thing on Friday morning. However, when she followed up later in the day, she was told they wouldn't get to it after all. She even warned them that she had family coming over and didn't want anyone to get hurt, yet the repair was still ignored--leading to my injury. The apartments had ample time to fix the pantry door, preventing my injuries.After the incident, Alayna from corporate told me to pay for my doctor's visit out of pocket and submit my receipts, with the promise that the insurance would handle it from there and reimburse me. I followed their instructions and submitted receipts totaling $232. However, once the apartment's insurance company contacted me, I was told that the apartment's insurance does not cover injuries sustained on the property. This directly contradicts what I was told by Alayna in corporate, and the miscommunication only added to the frustration of an already preventable situation.When I informed Alayna and the Bluff Creek Apartments management about their insurance not covering personal injuries, I was offered no solution as I said I would rather settle things outside of court. I informed the insurance company that if my claim was denied, I would involve my attorney, and I made it clear that I was open to resolving this matter outside of court. Despite this, I've received no further communication from the apartment's management or insurance company about a resolution.This experience exposed just how poorly managed Bluff Creek Apartments is. Basic safety is clearly not a priority, and tenants are left vulnerable. The fact that the property doesn't carry proper insurance to cover injuries on-site is alarming. This is bound to lead to many lawsuits in the future.My wife and I used to live here five years ago. My mother-in-law still lives here, and I now severely fear for her safety at Bluff Creek Apartments, which is owned by BSR Property Management. According to BSR's mission statement:"The mission of BSR is to provide an exceptional living experience for residents at a community they are proud to call home while creating value for our shareholders through strength, profitability, and growth. BSR conducts business with integrity and strives for the highest ethical standards by always treating partners, team members, residents, and vendors with respect, honesty, and fairness."They talk about integrity, but this company has none. I wonder how the shareholders would feel knowing there is such a massive lack of integrity, and that this situation is far from ethical, contrary to the standards BSR claims to uphold.I will also be sending a copy of this review directly to BSR's shareholders and CEO to ensure they are fully aware of the negligence, miscommunication, and lack of integrity taking place at Bluff Creek Apartments. It's important that those in leadership know how residents are being treated and how these failures jeopardize both tenant safety and the company's reputation.Under the Consumer Review Fairness Act (CRFA) and the Federal Trade Commission (FTC) regulations, I am legally protected from any form of retaliation or suppression regarding this review, as it accurately reflects my experience and is shared to inform others about the risks of living in this community. I really hoped to have better things to say. I wanted to live in these apartments for a long time, and finally made the move just at the start of COVID. They lied about the apartment from the start. tried to put me I. one that did not have a w/d when I specifically asked for one, also tried to put me i. one with an abundance of stairs whenI was clearly on crutches and ina walking cast. once that was past, they put me in an apartment with chewed up cupboards they swore they would fix and it's three years later and they still have not done so. the bathroom sink has a chip thru it that is rust stained that they won't fix, same with the shower. water leaks in the ceiling every about 6 months, and the latest one? we are on 1 month and they still have me living out of boxes because they "can't find the time" to fix it. Their maintenance lies. They broke a hair appliance of mine that cost over $100 while I was there and tried to say it was already that way. I have been injured by the negligence of this complex maintenance and grounds keeping crews. Their manager does not return phone calls. I am severely disappointed in the experience, to say the least. they consider themselves upscale, and I would have to disagree on a very very major level. do not choose this place unless you are desperate. they are better than woodland trails, but not by much.

The website is deceiving, I would tour the apartment before signing a lease. My apartment wasn't updated, there were chips in the wood everywhere, mold on the walls and in the vents, mouse infestation in my building, and the maintenance crew enters your apartment without knocking and past business hours. One time, they tried to enter my apartment at 6:30 PM on a weeknight, and barged into my apartment to look at the issue once I opened the door. These apartments are gross and I wouldn't recommend that anyone lives here. The staff, maintenance, and apartments are not safe for anyone to live in.

Don't move here. And if you do, don't move to building 7. My shower was always broken and their "fix" would last a month or so. Water was always shut off for repairs at least 5 times a week. Gnats were always present during the summers. Management is also extremely rude once you're moved out. I had a package accidentally go there and the lady I called treated me like trash and have now lost my package due to them getting rid of it. So thankful that I no longer live there

I love this place! The office staff makes this place feel like home, and the Maintenance staff has responded to all of my requests within the day! The guys did my screens and repaired my garbage disposal and the guy had it in and running within 10 mins. So happy with my decision to move here!
