Current resident here, they have excellent environment and activities going on. They usually host a get together with everyone twice a month. The grass space is excellent if you have dogs. Rent is a little pricey but it's expected in downtown environment but overall this place is nice

Edited to reflect my four years of residence here. Why I did that to myself, I ask the same question every day. Blame it on my laziness and impending transition, or refusal to pay another security deposit. But truly, it's probably my dog's fault I have been victim to all this trauma. Aviare, AKA the old Avana. Same place. New owner. New paint.I have lived here for four years. I would honestly say if you have a dog and are seeking a dog friendly layout, this apartment is rivaled by none. Dogs are everywhere, large and small, seemingly without a weight limit or breed restriction. There are a ridiculous number of grassy areas and even includes a dog park within the apartment complex. The dog park unfortunately has a newly installed landscape bark terrain. Imagine little black pieces everywhere, because they are. It escapes the wired confines of the dog park not uncommonly. You will step on it. It will get in your shoe. There is a pricey dog deposit and a standard monthly dog rent. At around the six-month mark, I did receive a warning of violation for my dog barking, fwiw, in a so called dog-friendly community. Trash is valet, which in other words mean you will be forced to pay this fee monthly even when you are within walking distance of the collecting bins.... and they don't pick up trash on Friday or Saturday. Or even a "holiday" for instance like Halloween. They no longer recycle. Rent is pricey, as expected of downtown locations. A garage is included with same floor entryways and elevator access. There is a garage fob that is needed to grant you access. No garage codes. If you want another fob, you could pay more money, but only if you have another tenant. Guest parking spots can be allotted for a fee. Frequently, you find another car parked in your request spot, it's an ongoing thing. As a single female professional living here, it is not the best, but it is gated. Sometimes you do encounter homeless individuals walking by outside the fence and sometimes sleeping on the side of the fence between the adjacent building.Packages no longer go to the front office. It goes to your door. If you have USPS mail, they have only so many parcel boxes. Mailman can make you go pick it up at the USPS office. I have been the victim of porch pirates numerous times and no longer get packages to my apartment. It's frustrating and highly inconvenient. Would not recommend receiving valuable packages without being home. Dry cleaning lockers from American Cleaners are on site.The complex is decently maintained despite its older age, which I was only privy to after actually entering the building. Would definitely not categorize the living quarters as "luxury living" by any definition. I did not do a prior walkthrough, so given the reputation and the curbside appeal I was definitely surprised by its actual age. The inside of the unit is spacious for the majority of the floorplans. The appliances are pretty old for a touted young professional downtown apartment. When I moved into my unit, there was mildew or air conditioning fluid leaking from the ceiling into my bathtub producing a green stain, which was later remedied after two attempts. There is a plastic piece nailed on three corners to the ceiling above my sink, which makes me imagine a gaping leaking hole. The toilet has persistent black streaks, which after two repairs and no fix, I am told is an expected part of life in downtown.... Nevertheless, maintenance does come within a reasonable timeframe and is fairly responsive. Apartment gym is 24/7 access via card entry. Pretty decent setup with machines and free weights. Again, seems to be on the older side. There is an attached studio with wooded floor and mirrored wall.Noise from neighbors in the hallway have become a part of life. The walls are thin. Expect to hear passing conversation. A lot of this I can forgive, but the icing on the cake is in the last 10 months, my car has been broken into twice. I have lost over $2,000 in property. Multiple police reports have been made to no avail. Calls to the front office result in frustration and no support. Would I do this again knowing what I do now, four years wiser? Between the porch pirates and the automobile burglaries, I think not. Teddy and I will certainly find greener pastures elsewhere.

I have loved living here: the building is excellent, the amenities are top-notch, and the staff is incredible. Best of all is the maintenance team-- they always respond quickly, they're polite and kind, and they work hard to fix any issue (thanks Johnny for fixing the tile). They're not just staff, they're neighbors. I would live here forever, but we got a new job out of the state. It's a shame too, they just gave the building a facelift and it's even prettier now.

My daughter and I just moved here about a week ago. The office and maintenance staff have been very friendly and helpful. The apartment is very spacious with lots of extras. I've loved living here so far. The location is great and the maintenance team always responds quickly. It's a very pet friendly community, although I wish the residents would clean up after their dogs better, (but that's on the residents.) The apartments themselves are nice. I love the flooring and the layouts. Plus the bathtubs are amazing. The pool is gorgeous, and they have some cool things for the residents like live local musicians and free wine!

We really are a community here in the best sense of the word. Everyone is friendly, caring, and respectful. I love that this is my home! The staff is the best I've ever encountered! Kerri gave me a tour when I first came and she made me feel so welcome and at home. She was very knowledgeable and efficient. Now that I live here she and the other ladies are still just the best! They are always consistently glad to see everyone and are here to help. Something else I love is the maintenance staff! They are very friendly, helpful, knowledgeable, thoughtful, and so caring. I am blown away by everyone here! The whole staff here understand that this is home for everyone who lives here and they treat us all with great respect and genuinely want to do everything they can for us and our homes. Thank you so much! You guys are all appreciated more than you know!

I had a horrible time living here. The walls are super thin. I was frequently woken up at night by either a neighbors dog barking, the upstairs neighbor just walking around, emergency vehicles driving by, or sometimes the next door neighbors being "intimate". At one point another resident actually threatened me while living here, and wouldn't leave me alone. After the pandemic hit the pest control/air filter replacer guy didn't have a mask, and instead of getting one, just handed me the air filter, told me to do it myself, and didn't treat for pests. I didn't use the pool often, but the few times I tried to, they had it closed with no explanation why, and it wasn't on the maintenance day. They also seem to try and squeeze as much money out of you as they can. I paid $50 total for my garage door opener and apartment key, and I got no money back even after returning those items upon move out. On top of rent and water, you have to pay an "admin" fee, pest control fee, and a hefty trash fee each month. They didn't make it obvious that I had to let them know SIXTY days in advance that I was moving out at the end of my lease. After the lease ends it auto-renews monthly with an additional ~$300 a month tacked on until you give them a 60 day notice. They also took almost half of my security deposit for really minor things. There are just better places to live, I'm currently paying $60 less per month for an apartment that's over 300sq ft bigger.

It's cheap here. Location is all you pay for. If you want freedom to walk in your own apartment past 10pm--this place is NOT it! Due to the cheapness of the construction here, your neighbors can hear you walk and doing so past 10pm warrants excessive noise warnings. Forgot to wash something for work tomorrow? Well sorry, you must wear it dirty because doing laundry past 10pm in your own apartment also warrants an excessive noise warning. Walking in my fourth story apartment causes everything to shake--I am only 113lbs--this makes no sense. I have to tiptoe even before 10pm or downstairs neighbors complain. Using the restroom after 10pm and showering for example will likely also warrant a noise complaint.

our experience here has been less than ideal (mostly just with things breaking and not working properly what seemed like more often than not), however, little did we know the worst was yet to come! This summer our air conditioning had started to give out and so I put in a request to have maintenance come and look at it/fix it if it was an easy fix.. they come out, tell me its the batteries and change them and then leave... a few days pass and our apartment is still hot.. so I put in request #2 for them to come in here and tell us everything is working just fine. everything was not working just fine considering the temperature was creeping up into the high 70s.. fast forward to request #3 for maintenance to come in and FINALLY find something wrong and "fix" it... for it to break again! fast forward to maintenance request #4.... they realize that they have to call in a part that takes another week to come in so basically i could not stay at my apartment for about three weeks because it was NOT livable considering we are in Oklahoma and in the summer it is consistently 95+ degrees outside. With all of this going on, our utility bill skyrockets to 130+ dollars over what it normally is, AND these people expected us to pay FULL RENT when we were not EVEN ABLE TO LIVE IN OUR APARTMENT. Not to mention how unhelpful the staff has been (and how rude the front desk worker Kerri was...). They offered to reimburse us 100 dollars for our utility bills that we would not even have had to have paid in the first place if the unit was fixed correctly the first time + this would not have even covered the extend of our bill. One of the maintenance workers greeted me with a lovely attitude whenever me nor my roommate was able to answer his calls because I was taking a final for school and my roommate was at work.. all in all, these people do NOT care about their renters and I am extremely disappointed in how they have handled this situation.
