First time renters nightmare. We had high hopes for this place even though the neighborhood is kinda shady. Go there at night and you will see what I mean. It's bad. They advertised one apt but when we showed up to look at it, it wasn't available. We were showed another one and that too wasn't available as a tenant was still in it with no firm move out date. They took a deposit after doubling it and never had a unit to move into (the claimed they had one who's tenant was declared deceased (which was odd to me because I work on John and Jane Doe case files for local, state and federal agencies along with families of missing persons) and then wanted us to pay more for that unit which we were hesitant to as they still had no firm move in date for us) but I was willing to overlook it as they promised to have a unit ready once the family of the decedent claimed the property in the unit (they also asked us if we wanted the mans couch and other items as the family only wanted select items. This was really creepy to me and I told my boyfriend flat out, no. After 2 more changes to the move-in date and after nearly 3 weeks in total, we opted to find a ready to move into unit elsewhere and kindly asked for our deposit back, only to have them refuse to give it all back.We took them to court and won all of our money plus court costs and the woman (regional manager) who came to court left in a hurry once judgement was handed down (before the judge told us we could go get our money anytime as we won the case) and when we showed up to collect our money she was gone (of course) and the women in the office had some maintenance guy stand next to her and tell us how they needed to wait for "corporate" to pay us and how it wasn't their responsibility and how "that's not the way this is going to work buddy". Wow, how unprofessional. We went back to the courthouse and obtained the legal paperwork needed to start the garnishment of their banks and went back to the office to speak to the regional manager and get the bank info needed. She again was not there. We spoke to the regional manager on the phone and she flat out called us liars and said she would not pay us, that the bailiff said she would "get something in the mail" (yeah the letter we hand delivered lol which is what the judge told us we could do...which she would have known had she not ran out of the courtroom after she lost!) and how she was going to call the police for harassment (because we told her that we needed the corporate info and bank info cause if she wouldn't pay us we had the legal right to garnish their bank and we intended to. This was NOT harassment.) if we did not leave and never come back. That she would not give us one dime period. After explaining to her what a legal judgment entitled us to, she said she would have to talk to corporate (we sued Aspen Walk Apartments. Not "corporate") which by the way she refused to give us even the name of and denied it was who we assumed it may be (from other documents we had) or contact information to, and we were not happy with this explanation and let her know as we sued Aspen Walk that they needed to pay us and that we would be looking to garnish their bank account which we had all legal rights to do, and that if we did not hear from them in a timely manner that we will be taking them back to court and will win again, because they are scammers. Even the judge said that they had no right to keep our money and we could collect it anytime, that day, which is why we were there. The judge was the one who told us if they didn't want to pay us then to get their bank info to garnish it so it's not like we were doing anything wrong to be threatened and screamed at the way we were. Also they admitted depositing our money into an out of state bank account which is illegal in Oklahoma (it just be held in-state in an escrow account and used only for the purpose of renovating the unit when a tenant moves out). They also said that $200 was for the deposit and $200 was for a "first time renters fee" and that they would only give us back the "deposit of $200" which they claimed was a "full deposit refund" which is illegal as well and what prompted us to take them to court. This place is really a horrible apt complex with shady people running it and lots of reports of drug use and illegal activity. Even their Facebook has posts with drugs and ill behavior along with the fact they write fake reviews online to boost ratings when REAL reviews reflect their true nature, it's really a sad situation how fraudulent these folks are. Hopefully this review helps new renters and others looking for quality apartments avoid these people at all costs. In conclusion we did get all of our money back over two weeks from the date ordered by the judge and the check came from the company we assumed was corporate which the regional manager denied it was (more lies) so now we can finally put this hellish experience behind us.

This place is HORRIBLE. No AC and when asked to fix it they never would do it right so the electric bill was like 1800$ There is so much crime and lots of homeless people. The dog poop is so much that you can't breathe or even consider opening your patio door. The manager Mary Ann treats you with disrespect by making bogus charges and then yells and hangs up on you when you try to resolve the issues. She's a terrible person. Worst place for kids. Too dangerous for them to play outside. They offer to take money off your rent if you leave a 5 star review. This place is sketchy at best.

Hiii MaryAnn!! Remember me? My apartment almost blew up bc they would not fix the AC and the only maintenance man fixed it half ass. I have a special needs baby and you do not care!! every time you would go outside the smell of dog poop is CRAZY!! Lived there my full lease agreement and respected you and the property. Cleaning up after homeless people digging in the trash. Respected you and the property until we couldn't take it and left without fixing paint etc but can't get that in return with a WORKING AC or some window units? But its ok bc you actually got the cops called on yourself bc you was literally trying to fight the residents. Lets not forget that.. The amount of police activity is CRAZY! Wish I could post the videos of the shootouts and police chases and child molester arrests bc some of the apartment kids were getting snatched! we got to witness on just your normal average day! HAHAHA pic included is one of the many nights so you know it's real. Front row action. Good thing we were always packin! Enjoy the first warm day of the summer and you have to evacuate bc people are cooking meth in the oven right next door! Also enjoy the days the detectives will always try to get you to snitch bc you always see crazy things and people dying! A 14 year old was found shot across the street *in the pic* in the breezeway *the car in the front getting chased by cops ran all through our apartment* ALSO I DONT OWE RENT WHEN MY LEASE IS UP , I MOVED OUT AND PAID THAT MONTHS RENT AND YOU STILL TRY SCREWING ME! I bet it's miserable showing up for that place and being the face of that place MARYANN!
