Ten years to the date from when I wrote my original review for this place, the food remains top tier and delicious. My family and I have continued to remain customers in that time, but while the food hasn't lost its quality, the service and state of the restaurant are a different story.Things are looking rough in here these days, and it started around Covid. The booth seats are shredded, the TV, which appears to no longer get any use, is covered in plastic up on the wall in the corner, and you don't even get the courtesy of real glasses with dinner. You get paper cups instead. I was expecting plastic cutlery and was legitimately surprised when real utensils were set for us. The waitress, who's been there for at least the last decade, is now as unwelcoming as it gets. She acts like dine-in guests are invading her personal space and it's almost as though her aim is to make them feel as uncomfortable as possible so they either take their food to-go or just leave altogether. We said hi with a smile as we walked in and she looked flabbergasted that there were people in the restaurant, then she seated us without a word, dropped the menus in front of us, and huffed off. Never said "you're welcome" to any of our thank-yous and only got a little friendlier once it came close to giving us the check -- likely looking for a decent tip.This isn't surprising behavior -- not the first restaurant I've ever been in that's treated guests this way and won't be the last -- it's just disappointing. They have rave reviews for their food, as they should because it's fantastic, but all they seem to care about is pulling in cash. They do a ton of take-out service, so maybe they've just gotten more used to quick, impersonal transactions in the last four years. But the use of disposable cups in lieu of the glasses they once used, along with the state of the dining room, communicates a sense of cheapness and a general lack of respect for their diners more than anything else, so I'm feeling less charitable and less willing to extend them much grace.Get the Mongolian beef, chicken with asparagus, kung pao chicken, chow fun, beef with scrambled egg, war won ton soup, and the potstickers. Forget the fried won tons -- they've shrunk in size by at least 50% and no longer have little pieces of pork in them, so they're not worth it. Everything else is hot, fresh, and cooked to perfection, and the portions are generous. The veggies maintain the perfect amount of crispness, the meat isn't mushy and overly tender, and the sauces are flavorful and rich. But take it to-go unless you like being made to feel as welcome as the plague. Might explain why take-out has become so popular here.

Went in for the lunch special today got the kung pao chicken, white rice, chaowmaing and i must say i was very disappointed. The food was absolutely tasteless the chicken had no flavor at all and the chowmang was cold and nasty. Will not be coming back.

Xing yuan is located in the Marina Village shopping center so plenty of parking. On a Tues lunch, nobody in here but a constant stream of takeout orders.We had the won ton soup, beef chow fun, sweet and sour pork and the salt and pepper chicken wings. Everything was OK, not bad, not great, just OK. The won ton had a decent amount of veggies and cha sui. About 8 won tons that were just OK. The beef chow fun had good flavor and no MSG. Again portion size just meh. Sweet and sour was good although a little skimpy on the pineapple. The chicken wings were very good, a little too hot but great once they cooled down.Service was fine considering we were the only customers in the place ;-).

This is my favorite and best go to spot for authentic CHINESE rice plates in the east bay. Definitely a hidden gem. -CLEAN restaurant and friendly staff -fast service and generous portions-The food is fresh tasting, fresh ingredients, and good rice. (I mentioned the rice because not all places make it the right way!!)-Flavors and seasonings are always consistently good.

we came here for a quick bite. My daughter was craving some Chinese food after her basketball game. Give me the food super fast, and it was very delicious. Lady , super polite. Ambience is for to go place. They can definitely tidy up a little bit. But perfect to grab and go.

Came right before closing to pick up a take out order. Ordered black bean fish, dry fried green beans. Total for this was $31.00!Pretty expensive, i could just imagine how much a full dinner would cost. But like everything else going up, can't blame them.Food is very delicious and fresh. Their black bean fish of always one of my favorite dishes. They use sole fish which i love. It's deep fried then covered in black bean sauce with peppers and onions. Dry fried green beans were also very tasty.

Our family loves Xing Yuan! The food really hits the spot if you're craving Chinese takeout. They're also very efficient, both for pickup and delivery. I can usually pick up my order in 20 min and can get it delivered in 30. I do live 5 minutes away, which adds to the quick turnaround, I'm sure.

Ordered chicken w/vegetables, very bland no flavor & no taste, I never add salt to my food but had to this time. This place use to have really good food until new owners took over & food has went downhill. I took a few bites and left. $16 down the drain.

Best chinese food I've had on the island to date. Delicious won ton soup, chicken with broccoli and garlic broccoli. Amazing alternative to fast food. The food came piping hot and in good portions via delivery. Will order again.

My complaint is service. There isn't any! I went in and ordered food to go. No eye contact while placing the order and none when order was ready. The lady did not even bother to look up from her phone at me! It was a to go order so really no service needed but an acknowledgment would have been nice. Maybe say a hello? Or "May I help you? What would you like to order?" Or even a thank you to show a tad bit of appreciation for my business? As I was about to leave, a party of three walked in and waited at the door. No one greeted them or seated them at a table. After standing there and looking somewhat awkward, they just grinned, grabbed some menus and sat themselves down at a table. Service lacks regardless if you are dining in or taking orders to go. Oh! And the food? It was just okay. The beef chow mein had no vegetables other than green onions. Some shredded cabbage or bean sprouts would have been great but it was just beef and noodles. The beef chow fun had some bok choy but the dish was sweet. Sorry, but I won't be returning. Chinatown is a short trip through the tunnel where food and service is much much better.
