We were actually thinking of eating at JB King in the food court, but they were closed! And this restaurant is right at the front door of this food court mall. It's pretty spacious and at the time we got there, there were tables available. We haven't had dim sum in ages, so it was a treat for us! Service was quick and tea pot was brought to us as soon as you tell them which tea you'd like. **OUR PICKS**BEEF CILANTRO RICE CREPES ~ we enjoyed these! The meat was spread thinly on the crepe and it was possibly minced or puréed like a paste before cooking. It gave it a soft texture with every bite. Flavor was good too! 5/5PORK SHUMAI ~ these were good as any other tea house. Juicy, flavorful and decent size dumplings. 4/5SHRIMP DUMPLINGS (Ha Gow) ~ I liked these! Big shrimp in each dumpling and tasty! 5/5CHICKEN FEET ~ always really tasty and somewhat spicy at most tea houses and these were on point! 5/5CRISPY SHRIMP CREPE ~ these were memorable! The inside had deep fried shrimp in a light batter that stayed crispy even wrapped around the rice crepe! 5/5EGG CUSTARD BUNS ~ I love custard buns and egg tarts but chose the buns because the menu showed them as cute pigs (purple, yellow, pink!) but when I got them, they were weird looking pandas. What disappointed me more was the hard black eyes, ears and noses. It throws off the softness of the bun. Best to take them off before eating! Inside was a good custard filling. But if I ever come back, I'd choose the egg tarts over the buns! 3/5COCONUT CAKE (jello) ~ perfect ending to our meal! I remember eating this years ago in tea houses and it had the same texture and taste! Very nostalgic for us! 5/5All in all, we enjoyed their food. It's a bit pricey, but nowadays, most dim sum is on the pricier end for lunch. They add a 15% service fee so tip is included. They circled this on the bill so you see this charge. Roughly $35/pp."

I've been here a couple of times and I always leave happy. The clay pot rice is super fragrant with a crispy golden bottom. Perfect amount of topping to rice ratio. My favorite is the eel with chinese sausage! It is super healthy and filling. I also really like the pork patty one which reminds me of what my grandma makes for me when I was a child. Service is standard and quick. It does take about 15-20 minutes for the claypot. The restaurant does get pretty busy during the weekend so prepare to have a small wait. Overall, 100% would recommend! All my friends that I took here also loves it!"

Im sure it's organized chaos. I have my favorites and I point on the board but since I don't speak the language, the older Chinese lady becomes louder and near rude when I dont understand.Please can I make a public request to have someone who can speak and understand English as a front person with adequate customer service knowledge. That person can work with rude lady, if needed.Although my favorite items (Baked BBQ pork bun, turnip cake, congee and yellow noodles) have me returning). It was unique and packed with a variety of flavors that made it a memorable choice. We also tried Koi's BBQ Combo, and the BBQ pork was particularly flavorful and well-prepared.However, I do agree with prior reviews that this spot is on the expensive side. Additionally, there is a surcharge added to the end of the bill, so it's important to factor that in before ordering. Due to this surcharge, I had to reduce my overall rating."

We could order another plate of their crispy tofu with black pepper & jalapeno. Follow by stirfry ong choy with fermented tofu . who would've thought fermented tofu goes so well together with the leafy vegetables. Hainan chicken dipping sauce were so delicious except I didn't like that. The chicken was refrigerator cold, I know that's how it was supposed to serve . Our two least favorite dishes were the shrimp vermicelli clay pot & the roasted duck noodle soup. Shrimp Dumpling (Har Gow): 4.4/5The texture of the har gow is to my preference - Optimal balance of softness, thickness, and chewiness. Filling was also optimal for all 4 that were provided. The shrimps are nicely cooked and well-seasoned. Texture of the shrimps were crunchy and I enjoyed it. I did dip this one in soy sauce, but it could have sufficed even without the extra seasoning.2. Siu Mai: 4.6/5My personal favorite item was this item. Four are provided to you. Size, temperature, and flavor were all very nicely done today. Each item actually came out piping hot, so please don't burn yourself. Texture wise, there's a nice crunch from the shrimp mixed with the pork. I split mine in half to cool it off and get a cross section. Optimal amounts of both proteins are provided. Flavor wise - Delightful. I love the balances of salty, sweet, and some umami from the sauce and fish roe. 3. Steamed BBQ Pork Buns: 4.1/5Seems to be your average buns. They came out nice and hot. Dough itself was still very fluffy with a good ratio of dough to filling. The meat was the standard red color. Flavor was also quite standard - well-seasoning with what I believe tasted like oyster sauce, soy sauce, and sugar. 4. Shrimp Rice Noodle Roll: 4.1/5Texture of the rice noodle rolls were nice and thin. Good chewiness and softness with some body to hold its shape. Ratio of the rice noodle and shrimp was alright. The shrimps are plump, but they are smaller in size than other places that I have tried. Light seasonings and balanced flavors overall. The sweet soy sauce has a nice umami and sweetness to it that just compliments this dish. 5. Pan Fried Green Onion Pancake: 4.0/5Very crispy pancake with some subtle flavors from the green onion. Lovely golden brown exterior. The outside texture is very crispy and the inside has the slightest bit of chew and pull to it from all the flattened out layers. Nothing too extravagant about this item, but it did pair well with a protein.6. XO Sauce Stir-Fried Rice Rolls: 3.9/5This dish always needs some kind of a protein to it because it's just rice rolls. There wasn't a significant amount that contribute to it, but I appreciate the shredded meat provided between the rolls. Personal preference, but I enjoyed the thickness of these rolls. They seem quite thick, but pair well with a protein. Nice spice and flavor from the jalapenos. Regarding flavor, some more flavoring would've elevated it. The sauce has a lighter taste to it that seemed to only be on the outside charring layer of the rice rolls.7. Salt and Pepper Fish Fillet: 4.2/5Definitely the protein that helped elevate the rice paper dish. Both paired fairly well together. Nice flavor of salt. I think I would have preferred a strong scent of the black pepper, but it was still good. They came out nice and crispy. Texture wise - Optimal. Slight crisp exterior and the interior was cooked to perfection. Not dry and just breaks apart with a soft interior.---------Quality: Fair All food items were good overall. Temperatures were desirable and very palatable. My two notes would be the shrimps used and BBQ buns. One of the buns had a crack running through the top, and I usually see that with frozen, thawed, and reheated buns. The shrimps aren't the biggest concern, but the size is smaller than others that I am used to. Price: Fair Between the three of us, we paid about $21 each, which I deem a fair price for what we got. Considering we got 7 items and still had leftovers afterwards - Ideal for a simple, but nice lunch date out. They have a variety of items from dim sum to kitchen menu items, so the price will range and vary depending on what you get. Service: Very efficientThe waiters and waitresses here took no time in seating us, checking in on us, and managing each table. They checked on us multiple times and there always seemed to be someone overlooking the tables. Each time we made a movement to signal for something/someone, they were usually already on their way over to us.Ambiance: TranquilSeems like a very nice and quiet area. The interior is quite large and did get a little drafty, but that wasn't too big of a concern here. We were seated at a large table and ended up huddling together to one side. Tables and space seemed fairly parted, so we were able to enjoy our lunch and talk comfortably even in the quiet space.Location/Parking: Fair to optimalThis place seems to be your average dim sum restaurant. The plaza is not one that I visit often. There are a variety of different stores presented here. Parking doesn't seem to be a concern at all. He knew that I liked egg rolls and he would bring me an order every time he went. I went with him the first time and it was a great experience. It was close by, they served great portions, really great prices and you can sit down in a comfortable setting. I kept coming back. Flash forward and COVID hit, no longer working at the office, then the shelter in place lifted, life resuming back to our new/old normal and having to go back to the office. I kept meaning to come back but it was always one thing after another that I couldn't. Finally, after work, my friend and I decided to come here since we wanted a no fuss sit down restaurant. We got very lucky that we found a parking spot, one of 3?? Parking is not easy. We arrived before the dinner crowd and I can't imagine what we would have done if we had come back later. Most likely we would have given up and gone elsewhere. Street parking was full as well. The restaurant is on El Camino, easy to find. It looks a lot smaller on the outside but there is plenty of seating and spaced in such a way that you don't feel like you are next to the other seated parties. My friend and I were able to catch up and have a great conversation without shouting or feeling like everyone was listening to us. It seems that ownership has changed and prices are less than other restaurants in the area but more than they were. To me this was the ultimate value in the past with their price and portion size and also catered to the sit down crowd. Many food deliveries were picked up while we were there. Service was standard, get our order, bring our food. I enjoyed the seafood chow main, the egg rolls were okay, I remember them being so much better. Most likely I will skip getting the egg rolls next time.I really wish the parking situation was better. I think if that was the case the restaurant would get more customers and people would be more inclined to stop by. Since it is what it is...I just have to plan my outing if I want to eat here."

The sticky rice is less seasoned than the Shanghai-style but still flavorful especially with the saltiness from the salted egg yolk. I have to try them while dining in to give a fair assessment. For take out, the service is decent except they won't give you ginger with the vinegar which I think is BLASPHEMOUS and inauthentic. When eating dumplings... you gotta have the ginger...!They also sell dim sum at astronomical prices and very strange fusion and seasonal dim sum like brown sugar boba deep fried pumpkin buns so avoid those dishes no matter how good they sound! Service is fast, they get A LOT of take out orders and are pretty efficient and timely. No sooner and no later than the designated time. Overall: I think it's okay, I want to try their bentos which look pretty affordable at $15 a box. I will give it another shot."

So I just sat down and ended up eating there instead of takeout like I originally planned. I pointed at the menu or food item to order. I got thousand egg porridge, seafood porridge, pig blood dish and chicken feet. I didn't like that chicken feet, it just wasn't the texture I prefer but there was nothing wrong with the quality. The blood I added to my porridge and it was so good even on its own. The sauce on it is great. Wish they had fish sauce for me to use on the side but not surprised they didn't. Should've ordered some duck to go because it looked so good. This is not a place that's good for people who have no idea what they want and I'd suggest looking up the menu beforehand. This is also not the place where you should expect good service if you can't speak Cantonese/mandarin, they do not give any additional service other than taking and bringing your order in that case. However, this is the place if you want good food at a great price and conveniently right next to the parking lot elevator. I will definitely stop by again."

You may even witness yelling across the dining room (as you quickly turn around to see what's going on) only to find out the staff arguing. Not uncommon...lol Fortunately, everyone who helped us was friendly with straightforward service.Items ordered were prepared nicely, light, flavorful, crisp, not oily and delicious. 8 items approx $75 with tax...then the restaurant will charge you a service fee of 15% for lunch and 18% for dinner. The restaurant was also really noisy and crowded. Definitely need to use your outside voice in here. Customer service: 2/5 - Minimal. Waited for 15 minutes and the servers didn't even check in on us to take down our order. Couldn't flag down a waiter so I went to the counter to pay. An automatic 15% tip was included in our bill which I didn't notice until I paid. The party next to us pointed it out before paying and the server said it was a "mistake" and remove the charge from their check. Overall, I would not come again to dine-in since there are so many better restaurants in Chinatown. I might order the roast pork to-go but I definitely will check on the cuts first."

Upon entering, I saw Alice the owner working at the cash register. Really glad to see her still at the helm. The interior appeared to have gone through a slight upgrade. Cleanliness was still excellent.We were seated at a large round table. Our group of 10 elected to eat family style. We each picked a dish, so we ended up with a table full of food. Overall, the quality was quite good. My two favorites were the Salt and Pepper Pork Chop and XO Sauce Seafood Combo. Judging from the absence of leftovers, I'd say the others liked it as well.Service we received was terrific. The staff were friendly and attentive.Many thanks to Li for organizing this dinner. If you don't want to have to wait, get here right when they open. Otherwise, you'll be stuck waiting a long time to be seated, especially with a party greater than 4. Once it gets busy, you'll have the expected liveliness and hectic dim sum ambiance. The place is casual and can be crowded so be prepared. I guess the only thing to note is that you can easily run up the bill. But that's the case anywhere that you order a la carte. It's worth it though! So arrive earlier than lunch time, and arrive hungry."

We got chow mein, duck, green beans, steamed pork buns, har gau, egg tarts, look fun with char siu, potstickers, dried scallop and pork sticky rice, green onion pancake, and veggie and pork bean curd.My favorites were the chow mein and the steamed pork buns. The chow mein had thin noodles and had really good flavor. The steamed pork buns had char siu in it and it had a nice sweet crispy crust on the top of it. It was a nice complement to it. All of the food was very good and we all left very stuffed. We will definitely try to come to this place again next time"

The staff was super nice and accommodating; our waiter moved us to a booth, so my boyfriend wouldn't be facing the harsh sun. The inside of the cafe was also clean and spacious enough. THE BAKED RICE WAS GOOD. My only complaint is that my pork chop was 40-50% bone :( my boyfriends was maybe 25% bone, so maybe I had bad luck. If you like your baked rice super saucy, this is the place for you :)"
