Great surroundings to live in

So I don't live here but I occasionally apartment and dog sit for a resident. The building itself is very beautiful. Exposed beams and bricks throughout. There is a library sitting area on the second floor that offers a range of books and games to use.An outdoor area that features gas grills near the outdoor pool. Also featured is some very interesting metal sculpture art. Very pet friendly, many pet poop disposal stands throughout the building and secure outside areas. Convenient location in the warehouse district. Only one block to the World War II museum, magazine pizza located within half a block and many other restaurants within walking distance. Parking can be tricky but can be free if you find a space.

I lived in the Cotton Mill for over 2 years. The building is in a nice location and away from the French Quarter. The streets get busy due to the close proximity if the convention center. The building has a nice courtyard and 24 hours security. The negative is that there seems to be ALOT of short term rentals so people are coming and going with suitcases and treating the building like a hotel (leaving garbage in the courtyard, partying at night). The building manager does little to enforce rules and it is not uncommon to step in dog poop in the hallways.Our landlord was the WORST ever. Good luck if you rent there.

You don't have to own a dog to live here...but it sure helps! We spent an impromptu weekend here after meeting new friends at a Yelp event in NOLA. Dogs everywhere. One of our new besties happens to be a dog sitter/walker so every dog/owner that came by was greeted cheerfully.Nice pool that seems to get a lot of action. I've lived in several apartment complexes that had nice pools but they were never as lively as this one. There was definitely a social atmosphere day and night. The courtyard was bustling and conversations were easy. I didn't see many children, but that doesn't mean they weren't there. Security was everywhere and you can tell they love their residents. You can't beat the location. The Rusty Nail is right across the street. Dino's is across the street. Cochon is across the street. Ugly Dog Saloon is across the street. Shell gas station is across the street. Access to the Interstate is across the street...NEW ORLEANS IS ACROSS THE STREET. The buildings are old brick and although I only saw one apartment (which was nice), I could tell that there are some pimpin' pads throughout. This place is perfect for people looking for a hip place to live that's in the middle of it all but far enough away that you don't have to smell it.

I bought a condo in the Cotton Mill for just over 300k and after just two short years I needed out of the drama. There is no parking per se, the manager is never around, always calling off sick. The courtyard is full of dog poop, the gym is not clean and smells. The maintenance team are over paid and do as little as they can. Front desk/Guards are a joke. Barking dogs, and stupid drunks everywhere...sounded like all the windows were open and you could hear every drunk conversation, siren, and loud douchey motorcycle that went by. The vaulted ceilings and exposed brick are nice, but the building is on the wrong street. A ton of short term rentals over 70% so people are coming and going with suitcases and treating the building like a hotel (leaving garbage in the courtyard, partying at night). The building manager does little to enforce rules and it is not uncommon to step in dog poop in the hallways. I moved out of the entire state and will never return to the deep dirty south!!

Location location location. This is pretty dead on with the location. They have a courtyard and pool which is shaded with trees. The two bedroom apartment has a bathroom and bedroom downstairs, a small but efficient kitchen, pretty decent sized living room and two story ceilings, the master bedroom is a nice size with a walk in closet and private bathroom. They have the sun ray grill on the street level which has weird hours. But is still the closest thing for food. The two story windows and ceilings make the whole apartment feel bigger. With the exposed bricks and original hardwood floors it makes the apartment feel like a loft. It's got the loft and vintage feel with all the modern amenities. The only downfall to this place is the parking situation. It's off street parking with no private lot and is first come first serve. For Mardi Gras and all the big festivals and events you won't be able to get your car out and if you can you won't be able to get another parking spot when you return. Other than that this place is really nice.

I don't really get the hype. Sure it's a great location, the security people are really nice and on top of their job, and they have some cool amenities, but how do you sleep at night living here? I have lived in a lot of cities and never experienced a louder place in my life. It sounded like all the windows were open and you could hear every drunk conversation, siren, and loud douchey motorcycle that went by. The vaulted ceilings and exposed brick are nice, but I really don't get the appeal.

I have written an extensive review on this place. NO, NO, NO. Yes if you come from NYCity and move in you can deal with the noise. But otherwise it is dogs barking from, yeah pretty much all night/day. Our landlord was the worst ever REDBEAN REALTY and WWJC LLC (scared to think what that means because they were the most unchristian people I have met) and I have been in property management for over 28 years. The people there are friendly and the security crew is great and the in house manager is probably really great, she keeps everyone informed of things going on in and around the complex. But the dogs, the cats coming and going, the condo to condo noise level and the outside noise level is rough. Parking except for one vehicle is tight. But the worst was our management we dealt with. That's pretty much it. It's convenient for a lot of things in that area... maybe another management or location in the building would have made our visit better. But the people and security they made it worth the stay.

We LOVE living here! Condo fees go a long way here - the grounds are always kept, the gym is outstanding, and the staff are great! We love seeing Gary at the front desk - he is always super personable. The condos are beautiful - all the beauty of the old industrial architecture with modern amenities. The location is great, with lots of really good restaurants and about a 15 min walk to the French Quarter. The only reason I can't give it five stars is that the walls are paper thin, and noise is definitely a problem. But it comes with the territory of living in an old historic converted mill.
