When selecting your wedding day venue you want everything to be great with all the bells & whistles....well it started off great & became a complete fog at the end. The owners were hard to get in touch with after they received our deposit. Not easily to contact if any questions and not a speedy response. The original plan & house shown the day of the tour all changed the day before my wedding. Found out the owners now live in the upstairs part of the house and found out there was a separate cabin available now. That was fine until the next bomb was dropped. I was only allowed to have 3 of my bridesmaids to stay with me (total of 4 people) the night before & one of them couldn't stay. A month before my wedding, we found out the tables & chairs were not included in the contract, that was an extra fee not planned for. Was hard to get receipts after a payment was made. The owner is not easily available if you have questions or concerns. Was told that the husband (owner) would be directing traffic & parking for our guests. Found out later on he was yelling and snappy with some of my guests....(not the day of our wedding) he smelled of alcohol when we went to make a payment towards our venue bill. With the deposit being 50%, and non-refundable I went ahead & stayed with this venue as our choice. After my wedding rehearsal, the owners THEN asked for a cleaning/damage deposit...I asked if it was ok if the groomsmen & guys could change clothes in the cabin the day of the wedding and it was ok'd... We had guests from out of town that wanted to visit my husband & say hi before the wedding so the wedding party, & pastor was back & forth from the cabin to the barn, so several people were walking around on the grounds....later found out someone had gifted my husband with a bottle of and it came up missing after the ceremony.The day after the wedding my husband and I went to make sure the barn was cleaned, all trash taken out, floors swept & mopped, cans or anything on the grounds was picked up, refrigerator had to be cleaned out & shelves in the refrigerator had to be wiped down. No cleaning products available, just dish soap. Never saw the lady owner until we were getting ready to drive off. She was friendly and all smiles. We left to go on our honeymoon and when we returned to the states found out she had deposited the cleaning deposit check. Called her twice no answer...texted her twice, no reply...TWO WEEKS LATER she sent us an email saying contract was breached due to food being fried in kitchen, makeup on sheets, & she saw 12 people walking from the cabin the day of the wedding. Not once did she tell me these things would be a problem nor could she tell me face to face or reply back to my text or phone calls....Just put a bad taste in our mouths as a business owner & a bad memory in our hearts for our wedding.

Disappointing Three years ago we happened upon this B&B the location is just lovely and the previous owners dream. We enjoyed it so much we thought one day we would love to bring our family. Now during this pandemic we thought this would be perfect and booked all 3 suites thinking this would ensure a peaceful retreat. Unfortunately sad to say the new management has not maintained this gem.In addition to many unkept areas and uncleanliness my grandson along with two of my adult children were severely covered in bed bug bites. My conscience will not allow me not to give this warning especially after finding dead and live bugs along with evidence of possible previous treatments. We actually gave them to the manager and she didn't even want to go into the rooms. It was really hard to believe this issue was not known to them. I really hope they can turn this place around, so others don't have to experience this!

My husband and I will forever be grateful for Mrs. Johnnie and her late husbands hospitality when we got married at their BnB in June 2016! Have you ever felt frustrated? Stressed? Like you needed a peaceful getaway?!? Peaceful oaks is the place. I mean come on.. it's in the name. Whether you're getting married, planning a family vacation, or just want time alone.. peaceful oaks can provide you with the serenity and southern hospitality you need. We rented out the whole place for the week of our wedding. Mrs. Johnnie helped with whatever we needed and she always had a smile on her face! I can only dream about staying again (maybe for one of our anniversaries). If you want a memorable experience, I highly recommend you take a trip down the backroads and into the gravel driveway of peaceful oaks! You won't regret it!!

While there are many factors that came to play in making this an uncomfortable stay, id say the bed bugs "take the cake". So far three of us are covered in bites that started appearing in the middle of our stay. Once we realized they weren't normal mosquito bites we checked in every bed, couch, surface etc. Upon searching we found two live ones and among other dead ones. There were also eggs in the couch. When we talked to the owner she lacked any empathy or even shock a person, who claims this is her livelihood, would have. It seemed pretty clear this wasn't a surprise to her and after our searching makes sense since the place was only cleaned on a surface level. Stains, other bugs, blood marks were pretty much everywhere. Aside from all this the owners came to the property much more often than anyone would like, we were told to get out of the pool because they had to fix leaks for "30 minutes" which was really closer to three hours, and even had the owner ask us to exit the pool in fear of turning it's lights on with us in it (which didn't even work). No blinds on the barn door and no way to lock any doors when leaving the property. Need I go on? Only things getting breakfast in bed here are the bed bugs.

Bed bugs! I didn't knowthat B&B stood for bed bugs. Even though this was the dirtiest place we have ever stayed in, we could almost look past the mouse droppings and other debris but bed bugs, nope. Not a chance especially when we brought it to the owner Lori's attention and all she could do was try to argue that the three bugs, two that were actually live which we provided for her anyhow, with hardly a reaction she claimed they were ticks even though our son has dozens of bites which since yesterday 7/16 was confirmed to be just that, bed bug bites. Two other adults are also covered in bites. I would run as far as possible. Lori didn't offer any sympathy or solution. It's a-shame, I've heard this property was a gem once upon a time.

THIS WAS NOT A B&B EXPERIENCE IT WAS A D&D "DISGUSTING AND DISAPPOINTING " NIGHTMARE...This should get your attention "BED BUGS"!!!My wife and I had stayed here before and enjoyed the stay immensely, so when our plans with the family changed this year, we were thrilled to see this was available. We initially booked 3 nights and only two suites, then the next day contacted management and booked the 3rd suite and extended the stay one night. (2 of our older daughters and partners and 2 of our grandchildren, 8 total). Too many details to list, however some negative highlights here.* Pool guy shows up unannounced asking us to exit the pool so he could electrify it to check for leaks WHAT? He states "27 holes patched not even sure how this is holding water" * Lori stated she cleans intensely and apologized for smelling of bleach. There was no smell of bleach on her or any clean scent in the suites. * Lori stated she takes COVID seriously and yet never wore a mask and when coughing in our presence stated, "it is OK it is not COVID" WHAT?* Spent most of our time outside and still managed to have 3 of us bitten by bedbugs and my grandson severely bitten with dozens of BED BUG bites covering his entire body.* We confirmed these were BED BUG bites on our Thursday outing and informed Lori immediately that we would be leaving the property as quickly as possible upon our return.* I asked management to meet us at the property as my daughter in fact did find a live and a dead BED BUG in the bedding of one of downstairs suites, eggs on the living room couch, blood specks, and black markings indicative of BED BUGS on the sheets, we gave the bugs to management. Management was simply deflective and dismissive and stated they feel these are chiggers or ticks and would have to verify.* There was no real concern and to be candid management statements and reaction were that of someone who knew there was an issue. Management never once asked to go into the suite and see anything to support our claim. Instead of showing any empathy they asked why we did not bring this up sooner and not the last night!!! REALLY? We should be responsible for ensuring sanitation and the well-being as a guest? * While getting our items together to leave and trying to prevent taking BED BUGS home we realized just how unkept this property is.* Mouse Droppings on pantry shelving, stained cushions, stains on hot tub, ripped pool cushions, various bugs in the carpeted areas, under couch completely uncleaned, it goes on and on. And WAIT another "LIVE BED BUG" left for management.To add insult to injury management not once offered anything (not even conversation) after we met to show them the BED BUGS, the next morning I texted to follow up as to how this impacted us and see what their next steps would be. We have not received any communication and have been billed in full for this stay that was completely disappointing and has left us with both physical and emotional issues to contend with.
