Moving here was a very important decision; this move was a fresh, new start and an upgrade from where we were living. Picking the right community to call home was really important to us because we needed a place as beautiful and positive as our future plans. We toured half a dozen places in the area, but knew instantly that Springhouse was going to be our new home! We got a place with a beautiful, quiet view of the woods and farm, and a spacious, clean apartment at a great price. Springhouse has the most helpful, professional, and friendly staff and maintenance team you could ever ask for, gorgeous amenities (the pool is my absolute favorite and we use the gym almost daily which has been so helpful in getting healthier), and we finally live in a community where all of our neighbors are friendly and nice! I love it here. Springhouse was an important move and perfect decision, as it became our beautiful home and was the place where my fiancé proposed! This place will always hold that beautiful memory and will forever be our first home together as a married couple and I'm so excited and grateful for that. Beautiful property and apartments filled with beautiful memories and love. It's a place I'll always come back to and will always recommend. Thanks to Peyton for getting us in here quickly and smoothly and always checking up on things!

I recently lived at Springhouse and would definitely recommend it. The location is convenient, with quick and easy access to the Watterson, the finishes on the apartments are up-to-date (granite countertops and stainless steel appliances), the amenities are lovely (the saltwater pool feels amazing!), and the staff is excellent, from the leasing agents to management to maintenance (even replacing my dishwasher promptly when a part broke). I would often pass through the clubhouse to grab an afternoon coffee and they were always friendly. Anytime I had a question they promptly got me an answer and maintenance concerns were taken care of the same day. I took off one star for some small stuff that would be easy to fix: -The HVAC in the units is very loud, and my bedroom was right next to it. You could hear it cycle on and off and it was very loud when blowing, especially at night. -Water pressure was really puny in the shower, and I had to spend about twice as long rinsing my hair as I usually do because of it. -The water heater didn't get water as hot as I liked, and would often run out of hot water by the time one person took a shower. If two people took a shower at the same time, someone would get cold water! -Finally, I wish that the cardio equipment in the gym had TVs on them or in front of them. I can tell others did too because I would often see that they had moved equipment to face the TVs, and signs were even taped to the equipment telling residents not to move it. Overall, I would recommend this place. I moved when my roommate wanted to move out and wish I hadn't -- would love to be looking forward to another season in that great pool!

I will say that I am either a love or hate type of person. I will say hands down, this is a wonderful place. The management goes above and beyond what you expect. Water heater need adjustment, FIXED! Bug problems, FIXED! Need filters replaced, FIXED! There's a saying, you get what you pay for, and never have I ever believed this more than ever. The staff here, Julie and Josh are some of the most caring and amazing people. The homes are beautiful with high ceilings and clean interiors. The community here is friendly and highlight the best that Louisville has to offer. I have met so many wonderful people and friends for life here. A bonus is thebeautiful trail in the back that contrasts the busy city with a secret forest and farm.Simply, if you want somewhere to live where you don't have to worry about sketchy management, beautiful amenities, and a carefree life. Springhouse is the place.

We absolutely love this place, the apartment is bigger than what it looks in the pictures and they are beautiful to say the least. The community is very quiet and has great schools close to it . We love Jeffrey, when you talk about top of the line customer service this is him. I would highly recommend not living here. I can finally write this review since I moved out, Yeah!Biggest issue worth addressing: Stink bug and ant infestation. It's bad, they're everywhere. Stairways, grass, and in my home. For 13 months, spring fall and winter, there was stink bugs in my apartment. This is something I reported to property management several times and continued to face the entire time I lived there. THEY DIDNT DO ANYTHING TO HELP. Stink bugs would get in through cracks in the cheaply insulated doors and windows. On average, I killed about 5 stink bugs a day in my apartment. Then when the stink bugs stopped around the hotter temps of summer, we had an ant infestation. I LIVED ON THE FOURTH FLOOR, NO WHERE IS SAFE. My neighbors and I had to put cinnamon on our door steps to try and mediate the problem, but they also got through the cracks of the cheap door and into my cat's food bowl :(. Secondly, disgusting neighboring tenants. My neighbor, also notoriously known in the community for parking in two spots and never being towed, would make her dog use the restroom on the balcony and leave it there for months!! Piles of dog poop collecting on the balcony, urination on the bannister. Yet, the property management complains about a flag hanging on my railing and not this? (photos included)Third, I provided a notice to vacate via email, which is legally considered written proof and followed requirements in my lease and they confirmed back with confirmation of my intent to move at the end of my lease... 4 months later because I didn't fill out a notice to vacate form (which is not even stated in the lease) they billed me for another month of rent at the end of my lease and claimed my lease was legally being extended because i didn't provide a notice to vacate. So if you are considering moving here, do not forget to fill out a notice to vacate form of your move out day 60 days in advance even if your lease is a set timeframe. I tried to make my case that what they were doing was wrong but they said they wouldn't handle anything unless it was in court.I dealt with electrical issues in my kitchen the entire time i lived there. Outlets randomly not working and lights flickering in the kitchen. Trash service notoriously not picking up trash!!!Being billed at least $50 a month for amenities but the club house not being accessible 24/7 is ridiculous. especially with it only being available M-F, 9-5 when most people work. AND majority of the time their snacks and drinks that are not complementary, but are part of the billing, are usually not even stocked. Property has not correctly uploaded addresses and mapping of property buildings to map applications. So very frequently, my friends would not know what building to park at and my packages were delivered to the wrong buildings.The neighbor who forces her dog to use the bathroom on her balcony would keep my mail as we had the same unit number and neighboring buildings... even though my correct name and address would be on the packages she wouldn't return them or give them to property management. I only found out it was her withholding and stealing my packages because Amazon's delivery confirmation photos showed her door mat. (that's the community you'd be moving into, bad people). I asked property managements help in getting my packages back and i was brushed off by the front office, given no assistance, and had to leave a letter on the neighbor's door begging her to return my packages to the correct address on the mail. She only gave back two boxes and kept everything else that had been wrongly delivered to her. The pool has ridiculous hours! Also LOTS of sweat bees by the pool. And the gym never restocks water supply. We did have radon testing done on the property which was very frustrating to handle, maintenance requesting 48-hour time frames to visit. And then we tested POSITIVE so there was also the infuriating experience of them installing the treatment. Also the realization that I had been exposed to radon in my apartment for the last five months... The location of the property exports to Westport, if you are not familiar with this area, let me just say that it is the absolute worst commute to experience during rush hour, from either direction! Something else extremely important and worth mentioning: failure to uphold to propane storage safety. A big perk I utilized on the property was the free propane grills. Great idea until every time I would consider using it, i'd find the tank's valve completely open and the control knobs on! This happened at least 5 times, so evidently there is high risk of gas leak and fire with this bad property management. There's a lot of other great apartment properties just down the street form this one that Id highly recommend!

This place used to be a great place to live until new ownership took over. Now this place is an absolute disaster. You are forced to pay for a trash valet service which in theory is awesome except for the fact that they actually don't pick up your trash! I have gone a week without my trash getting picked up all while watching the trash valet guy on my ring camera intentionally ignorning my unit. But don't you dare complain! If you do you'll be threatened with a $100 fine for a phantom "trash violation". It doesn't stop there! If you have any questions at all about anything you will get a response saying the property manager will get back with you but they never do. They claim to respect privacy and an "option" is given when requesting maintenance service to have them come at a time when you are home. Again, in theory awesome idea except for the fact maintenance shows up whenever they want and nearly resulted in our cat escaping. Not to mention we recently received a note on our door stating our building had radon and people would be in and out of our units with less than a 48 hour notice! So If you want to live in an apartment complex where you pay for a trash service you don't receive, doesn't respect your privacy, doesn't respond to any questions you might have, and is completely contaminated with radon then this is your spot!

We love Springhouse! Everything and everyone we have encountered at Springhouse makes living here such an enjoyable experience. Julie and Peyton are so wonderful and take the time to get to know their residents. After the very first time I met them, they have always welcomed me with a smile/pleasant conversation and greeted me by name. They are always thoughtful, as well, leaving move-in and birthday gifts. The apartments are spacious, clean, and safe. Our maintenance staff is quick, courteous, helpful, and knowledgeable. I have never lived at a community that does so well at mitigating problems before they begin. Springhouse is everything we hoped it would be and more after leaving a less-than-stellar management experience elsewhere in Louisville. We cannot say enough good things about Springhouse!

I would give zero stars if i could. The outside of the apartment is nice. The inside is ran down. Also Josh is a nightmare to deal with. Constantly brags about how he has this job as the property manager. But he does not take care of his residents and is down right rude. I could play voicemails he left me that should be reported to top management. Needs a new manager desperately. A lot of other ppl have had similar issues. I moved out and love where I live now!!!

Update: I would not recommend these apartments. Management is dishonest, rude, and unprofessional. The units are nice by first glance, but then, you begin to see damage and experience so many maintenance issues. Maintenance will argue with you about a reported, faulty item resulting in no fix for months. Breakers flip and phones are down all the time. Josh will remind you in every conversation that he has 5 years of property management experience. Every. Damn. Time. Who brags about 5 years of anything?? I stayed there a year. I paid significant money to wait on getting things fixed, have management and maintenance argue with me, get harassed and lied to by management, etc. Also, there is shady business going on there at night, including vandalism and theft of vehicles while they boast about having an LMPD officer onsite.
