Terrible management, loud obnoxious neighbors with razor thin walls, brown grass and dying shrubs if you're not a road-facing unit. Mouse droppings everywhere if you're a first floor unit. Extremely overpriced for what you're getting and absolutely no effort to even maintain this place year over year. Stay long enough and your rent will skyrocket and your quality of living will most definitely continue to decline. With so many rental options do yourself a favor and skip this apartment.

Let me start by saying Susan is a very nice lady and has been as much help as she can be through this. However, she only has control over so much. My wife and I moved into our apartment after selling our home, to give us time so that we may welcome our child and figure out where our forever home will be. NOW for the issue... Prior to signing anything, I made myself very clear that I did not want to live beneath anyone for every obvious reason you may think of. Well, after being told by management that the above neighbors are hardly heard, and that everything would be fabulous etc. we proceeded to sign a lease and move in.. Regret swiftly loomed as we were greeted with what sounded like a rolling herd of buffalo above our heads and non stop noises. We reported it and even had to get the Lenexa Police Department involved due to retaliation.. You may be wondering, what did management do? Well, they did respond and after some back and forth, they mutually agreed with said neighbor above to move out and issued him a 30 day vacate. Throughout and after all of the issues with this neighbor, we nearly begged and pleaded to be moved to an upper level unit, as initially requested when we were looking. We requested this to avoid any future issues so that we may rest easy and be comfortable when our child arrives. Instead of working with us and understanding where they went wrong in the very beginning, they slapped us with warm email explaining that there's essentially no way out unless we want to pay $4,000 just to break the lease or pay $4,000+ as well as another $800 deposit and additional $800 non refundable pet deposit to STAY ON THEIR PROPERTY.... so unfortunately we are stuck and they have not offered to work out a deal with us. Based off other reviews and my own experience, I fully expect to hear EVERY move the new upstairs neighbor makes. This could have been avoided had I been listened to, but instead, I was ignored and mislead. Now we are stuck. Believe me and others when we say "razor thin walls", because that is 100% accurate. Not what I expected when we decided to make a home here, and prepare for our little one in January. If you don't mind listening to your neighbors, live here. If you do mind, then keep looking. I will be letting anyone I know of that is looking for an apartment in this area, to avoid Mansions at Canyon Creek.

DO NOT move here. The main manager is horrible and petty. Charging me 130 for final water bill which is usually around 36 dollar. Also, charging me 200 to paint the garage, I left that place spotless. Do not expect to get what you deserve when you move out or they don't renew your lease without proper warning. Annoying but true

The assistant property manager is down right snobby, Shelby. I emailed her a couple times about moving in and she seems nice over email. However when I went in she was not nice and acted like I bothered her while she was texting when I came in to deliver my application to live there. After she didn't inform me I need another 300 dollars to save the apartment she got an attitude with me telling me "well it was on your paperwork you should of gotten." Due to her attitude I knew I didn't wanna pay the amount of money it cost to live there and I wanted to take my money elsewhere for the next year. So now I'm buying a home so I don't have to deal with terrible so called "property managers" again.

Poor management. Over priced and disorganized. Poorly maintained property. Unprofessional staff. Uneducated and lack of service. Dog waste bins are overflowing daily. Moved here after selling my home and can't wait to move out of this place. The most unprofessional people I've ever encountered. Very expensive place to live. Expensive electric bills - 2 bedroom electric bill is over $200 a month. Water bill is outrageous at $100 a month. Too bad I didn't read the review from a year ago. Other reviews on the renter sites is what I read first and they aren't even close to how ridiculously bad this place is.

I lived there for a year and had ongoing issues with management almost the entire time. I was blamed for things that go wrong with the apartment. The apartment management controls the water bills and I was overcharged for water several times and could not get resolution. The electric bills were excessively high due to inefficient heating/AC equipment and the poorly insulated apartment. The assistant property manager is who I interacted with mostly as the manager hid in her office. There are other of higher-end apartments available, I would seek those out before coming back to The Mansions At Canyon Creek.
