The staff were incredibly friendly and welcoming, going out of their way to make sure our stay was perfect. This is an exceptional hotel for the price point. It is right off the highway but in the perfect spot for any amenities needed. The rooms are clean and quiet. Everything was well maintained. No scratched furniture or nicks. The heat and air worked well. There is a pleasant light fragrance throughout. Their breakfast buffet was extensive and stocked. They have alternative milk if you ask. The workout room is one of the best I've seen. Treadmills, elliptical, bikes, weights and more. We needed a late checkout and it was promptly approved. We will for sure be back whenever we are in KC.

This property is almost brand new, built in a newly developed area of Overland Park. Everything about this hotel speaks of food taste in terms of decorations and the rooms area as one can expect from a newly built property, modern, clean and spacious. The two queen bed room had a small sitting area, super spacious, all furniture from West Elm. Nice little office if you have to do any work. The windows open a little, if you want fresh air but be prepared for some major highway noise to intrude and may make it hard to sleep at night. With the window closed, you hear nothing.I would definitely come back and stay again, if the opportunity presented itself.

Newer hotel, this place was absolutely awesome from the moment we walked in. Friendliest of staff. Easy to check in, it's got a bar and many other great amenities. The hotel room was great, I absolutely loved the layout of the room as well as the bathroom! Great closet space as well. Plenty of things to do with in walking distance. I learned this the hard way but if you're not allowed to buy alcohol because of state regulations after a certain time , you can still buy alcohol here at the food pantry. Breakfast here was amazing as well! Highly recommended!

Their ventilation system is noisy while you are trying to watch tv or sleep. It is difficult to regulate the room temp and we kept waking during the night because it would get so hot, even though we lowered the temp to low 60's.Free breakfast was something I wouldn't even feed to my dog. During the week you get what looks like a covid free breakfast, everything prepackaged. It can include soggy brioche with what they call egg and bacon. Neither of us could eat it. Weekends apparently include a hot breakfast with powdered eggs and what looks like sausage patties. They were out of coffee, anything hot, bagels, yogurt, and pretty much everything else. There were a ton of people there for breakfast due to a soccer thing going on but knowing your hotel is fully booked, expect there will be MANY people for breakfast, afterall, it's included in our rate. When we asked about more coffee and bagels and food, the desk clerk just shrugged her shoulders and said sorry. That is unacceptable. We ended up having to go out for breakfast. My daughter is staying at the Lotus and she gets biscuits and gravy, waffles, eggs, etc. Marriots is supposed to be a upper class hotel. I'm very disappointed and this will be the last time we stay at this hotel and will really have to reconsider all Marriots if this is the quality they provide. When we returned from breakfast out ($30), we noticed they refilled the eggs and sausage and put bread out for toast. Btw, when we came down for breakfast it was 830am.
