The good points: very clean, well decorated of the period, well priced, quiet, nice porch, nice sun room, bedrooms large with private baths, accommodating to food restrictions and eggs and yogurt w fruit was good Could be better: the potatoes had sugar on them which was weird and not tasty and in combination with a very sweet muffin was over the top sweet. There is a weird rule about no red wine in the house but white is ok. Many other rules that while reasonable, we're not delivered w much empathy; felt our welcome and comments to us were robotic rather than warm. Maybe just me but I have stayed in lots of B&B and it seemed unusual. But if you don't mind those things then you would probably like it.

A truly wonderful experience. We stayed for three nights and loved every minute. Great room, delicious food, super clean, and top notch service by very friendly hosts. Highly recommended!

Jim is an excellent caretaker! So kind and accommodating. The room and entire house was lovely and quiet. A great place to stay after a long drive. The breakfast was home cooked, fresh, and amazing!

Stayed one night here with my Mom and had a wonderful experience! The owners were very nice and gracious hosts. The best part about the stay was the breakfast in the morning. Wow! Fresh baked raspberry muffins, individual bowls of fruit with yogurt and granola, a veggie omelette with sides of potatoes and sausage patties, along with coffee and any juice you would like. Everyone has their own dining table for breakfast and its served to you in courses. Absolutely delicious and the presentation was beautiful. Rooms are nice and clean, property is easy to find, and we felt safe and comfortable. Highly recommended!!

The owners are lovely people and live on the grounds. They explained everything to us. They understood our diet restrictions and accommodated the best they could. I have no complaints but, I couldn't stay longer than one day. I am looking forward to staying again soon. If anyone gives a bad review it is because, they do not know how to speak up and try to resolve the issues up front.

Instead of opting for a hotel, Paul and I chose Hawthorn Bed and Breakfast. Located in Independence, it made for a bit more driving while we were there, but it was such an upgrade in experience. Staying at the Hawthorn was a very enjoyable and memorable experience. My wife and I were in KC for a few days and we decided to stay there. The setting is very urban and is in a fairly old part of Independence, but that didn't detract at all from our stay. We loved the Gillmour Room, and we liked the easy access to and from I-435, which took us to all parts of the KC area quite conveniently. The food was great, and the 117-year-old mansion was clean, airy, and very charming. The expansive grounds feature big oak, maple, and black walnut trees. The owners were more than accommodating and were very friendly and helpful. At the end we hated to come home to hot, brown, dusty Arizona.

We have never sent a bad review before but this was ridiculous. We have never stayed in a Bed and Breakfast before and assumed they were just like a hotel and you could check in when your plane arrived. They apparently sent a letter stating there was a two hour check in time between 4pm and 6pm which I never read because we get lots of emails from hotels we plan on staying at welcoming us so it was never opened. The man called me in Phoenix and asked where we were - I told him my husband just landed and he informed me if he weren't there by 6 he could not have a key. My husband called him and said they would drive as fast as they could to get there by 6 but he just landed at the airport and would probably be there by 6:10. The man told him if he wasn't there by 6 then he could not stay the night. My husband had to pay for another hotel room because the man would not wait. It never occurred to me that Bed and Breakfasts were not like hotels and it never occurred to me that they had special rules. We were shocked at how un-accomodating this place was and how rude this man was. When Expedia called and explained the situation to him he refused to give us a refund. Still in shock that someone would run a business like this. Totally my fault for not reading the fine print but in all our years of traveling we have never had to read fine print. When you stay at a hotel you just show up when your plane arrives. Lesson learned.

This place is awful. Owners have weird rules and are not the nicest for a B&B. Did not enjoy our stay with them. Felt more like an imposition than guests.
