Location is the positive aspect of the Florida House Inn, as it is located in the center of town and in walking distance to the boat landing.But the Inn needs an update in service, rooms and attitude.In Sept 2024, we picked this property as we were scheduled to meet on Dec 27th with friends who were on American Cruise ship. The walk from the Inn to the pier is less than 5 minutes.From the time we booked to the day we arrived, the Inn never reached out to us nor responded to our calls or emails. Since we were delayed in arriving for the 3 pm check in, we called from the road and luckily, Julie, the innkeeper answered the phone and confirmed our room would be ready.When we arrived the Innkeeper was busy on the phone and a man took us to the room and gave us the standard welcome envelope and the keys. We were advised about the complimentary breakfast scheduled for 8:30 AM.The rooms are simply furnished - in our room we had a bed, 2 end tables, TV linked to Roku, and a bench at the foot of the bed, and a wardrobe. The toilet is in tiny room with tiny wash basin and the shower is along a wall of the room.We questioned the cleanliness of the room as we noticed black mold on the lower part shower wall, on the shower head.We opted not to sleep under the covers and slept in our clothes as the room was cold and we were unsure on the wall unit for heating.The wooden floor could use refinishing.The major negative: our room was adjacent to the Green Turtle Tavern courtyard with live music that played to midnight and the guests who sang, spoke in loud voices or hang out by the balcony of our room and continued their loud conversations.The complimentary breakfast scheduled at 8:30 AM was basic - coffee juice fruits and freshly baked quiches, served rather hurriedly by the innkeeper and her staff.We stayed one night and that was enough for the experience.

We are staying in a room at the Florida house inn. It's Saturday night and a rock 'n' roll band is playing next-door, quite loud in an open amphitheater setting. We had noticed that there was a folksinger playing at this bar next-door earlier on and were told by the proprietor that we wouldn't hear it, since there was a building between us and the music venue. Even with the windows shut, and a fan on the loud music is making sleeping impossible. So if you're coming on a weekend, beware..The next day, the folks at the inn were kind enough to give us a credit and refund us for the two additional days that we were supposed to stay. We found another hotel nearby. I'm amazed that the town of Fernandina Beach allows the music venue to be so loud in an area that has residences where people sleep. True, the music stops at 11, but some of us like to go to sleep way before 11. I've been told that the music venue next-door is owned by the same person who owns the Florida house inn.

I have never been to a bed and breakfast before so we thought this would be a cute, historic hotel to visit. Thankfully, I only booked this place for one night and it was not worth it. Upon checkin, there was no one working at the desk so I had to look for our room keys in a labeled basket and some other guests followed my lead. I followed the instructions to find the room but couldn't find it so I had to ask a passersby for help since no one worked here. We finally got to the room with 2 single beds and Wow! It was the size of my closet! I've never seen such a small room, not even in London or Paris. We proceeded to explore Amelia Island and then came back to the hotel after dinner. There was a rock concert blasting music next door at the Green Turtle Tavern until the late hours. After the rock concert, I finally went to sleep. The bed was so uncomfortable and tiny that I woke up early at 5 am and I also had a creepy feeling in that room. While there were no AC vents above and no fans in the room, the "do not disturb sign" was just swinging back and forth on its own while hanging on the door. Super creepy and haunted! Packed my things and got out of there fast! Btw breakfast had barely anything offered.

So far when I called, the staff seemed friendly. The access to room was easy and so was parking. However, in the room I was not fond of streaks and scum in shower and on the mirror. Cleanliness in detail should be taken into consideration. There was other people's hair and remnants in the tub. The tv for the amount the room cost per night was the size of an iPad and way above eye level making it unenjoyable to watch. In the cabinet/armoire was an unfolded blanket and crap just laid on the floor in a pile. The AC was right next the head of the bed, the night stand pushed way off to the side and not to mention loud as xxxx! Shouldn't add fireplace as something offered when you can't even use it. If you are looking for a quiet place this may not be it as the green turtle is right next door and can get pretty noisy.

READ THIS BEFORE BOOKING!!!! The toughest part of this NEGATIVE review is where to start. As we sit in this room late at night with the LOUD sound of some local band BLASTING through our room, so loud we cannot even turn the TV up loud enough to drown them, we are tempted to pack up and drive home. This band at Green Turtle Tavern next door has non-stop been CRANKING for HOURS and HOURS. Trust me, if you want a minute's peace after dark, FIND SOMEWHERE ELSE TO STAY. And Green Turtle Tavern and The Florida House Inn are owned by the same people, they KNOW WHAT THEY'RE SUBJECTING THEIR GUESTS TO without any forewarning. There are many other places to stay here, and we have stayed at several, and had a very peaceful stay. DON'T EXPECT THAT HERE. They have reserved parking but not enough for everyone here nor do they police who parks there. Expect to drive for a long time and park a long way away and haul your stuff as there is no unloading area. Getting to the room was a bit of a challenge thru all the yellow construction tape.The room you ask? You probably shouldn't. The floor on the deck was extremely out of level and the room was even worse. The poster bed frame didn't even come close to lining up with the ceiling, the bathroom cabinet legs didn't touch the floor as the floor is out of level and the cabinet is nailed to the wall, the closet door wasn't even held in the track, and the beautiful fireplace, well, they say they're just for decoration. Expect a nice romantic evening here cuddling in front of a crackling fire? FORGET ABOUT IT. Barely any water pressure and wait a while to get some fluctuating heated water. Leddy's Porch for a bite was less than stellar, deep fried just about everything.So in a nutshell, unless you're planning on going to Green Turtle every night you're here, plan on no peace, no relaxing, and definitely NO QUIET. Use your favorite rating app and find some other place. Have had some bad stays at places but have never come this close to packing up and driving home in the middle of the night just to get away from somewhere.This was recorded just outside our room around 11pm after hearing this for FOUR HOURS. Loved my stay in July 2021. I was traveling solo and had a sweet little room with a queen size bed. I could not have asked for a better location, with everything walkable. I had no idea how wonderful the grounds would be and that it would be right next-door to a bar with live music. While this may sound like a problem, they did a great job of keeping the booked rooms away from the bar and, my favorite part, I was able to sit on the porch of the hotel and listen to the live music without being in the middle of a crowd. Highly recommend!

My friend and I stayed at the Florida House Inn for a girls weekend. Overall we had a very nice experience, but we are pretty down to earth and low maintenance. If you are looking for local charm and a place that is very quaint and cozy, this is a good find! If you are looking for a quiet, relaxing typical hotel, I would look at the Hampton Inn a few blocks away. The Green Turtle bar is right next door, and since it is an old wooden house, it sounds like you are at the show. This was totally fine for us because we were up late anyways, so if you're out and about late, the music ended around 11pm. I just pictured my parents staying here and knew that wouldn't have gone over well without any warning. Housekeeping doesn't clean for a two night stay, which I think is typical for Bed and Breakfasts, but just a heads up.Breakfast is included-you can eat in the dining room or outside on the cute patio. The food was really yummy and felt like a home cooked meal. A few veggie options but minimal gluten free/vegan. The patio is adorable with bistro lights, ivy, and a mermaid fountain.The room was cute but very tiny. Our twin beds were very comfortable, but if we had planned on staying in to watch tv, our plans would be derailed as it just had a tiny 90s tv with one station. We used our laptop and free WiFi to watch Netflix.The lobby is cute and feels like the living room of a house with a kureig and water bottles. The staff was very friendly- you can tell it is a chill, down to earth, local place!

Centrally located and a short walk to anywhere. The rooms here are nowhere close to handicap accessible. The claw foot bathtub proves to be a challenge. The shower curtain fell in the middle of the night. Not a ghost. Poor maintenance. Front porch is a great place to hang out and people watch. Parking is minimal so get there early. If you miss your childhood 19" tv, and a loud AC window unit this room is for you. The bed was super soft. If that helps because the bar next door will keep you up. They do have a mermaid bar was located on premise. It felt like Cheers somewhat. Appears locals hang here. The bartender needs a new position. We asked for 5 diff drinks. If you Google how to make a drink I don't need it. Oddly she could make an old fashion. If she shows up on time. The staff is very friendly. I would not stay here again. It should be a law against an up charge for a room due to its location on the 1st floor. Especially if you don't have handicap availability. With that being said I didn't book the room but I would stay elsewhere for the price.
