You chose the right cheese! I had a yummy tuna sandwich. I asked the young lady that took my order to choose my cheese. She did a great job. The Phillie Cheesesteak is the reason I'm here. I've heard great reviews from my friends. So, I had to pay a visit. Their hospitality made the ambiance great!

I was on a work trip and I was looking for a lunch restaurant. When I entered the restaurant I was greeted by staff. The staff were friendly and polite. I ordered a small chicken Philly sandwich. The chicken Philly was phenomenal and delicious. The bread was soft, chicken seasoned well with the onions and cheese were the perfect additions. The ambiance was customer friendly and vibe was upbeat. A great place to go get a delicious sandwich.

My fave Philly place! I drive by 3 others in order to go to Franks. The bread is soft and delicious. The meat is always cooked perfectly and the cheese, meat, onion and pepper ratio is on point. They also have great macaroni salad. The employees are friendly. The decor is cluttered and outdated but who cares? If you're looking to satisfy your cheesesteak craving then this place will do it.

My best buddy and I rolled in here for lunch on Wednesday afternoon! We specialize in excellent sandwiches. The cheesesteak is what we consider to be the pinnacle of the sandwich arts! We were both very excited to have discovered "Frank's".The cheesesteak sandwich (#4) did not disappoint. The meat was delectable, the cheese was creamy, the onions and bell peppers, and banana peppers gave it an impertinent personality.The bread was soft and authentic Philly. The service was very efficient and friendly, the young lady at the register was a total cutie pie. The "dining room" was a bit of a disappointment, 6 or 7 efficient tables. The ambiance was kind of tired and grubby.I do want to mention the hand-cut fries which were very tasty and fresh.Sadly, Franks did not measure up to our uncommonly high expectations. We have been patronizing another cheesesteak emporium for many years.The sandwich was 4 stars, but the overall grade is 3.

Such a great spot! So glad i found this near me. The philly cheesesteak and the chicken cheese were AMAZING, ive also tried the italian sub which was perfect. The sides are tasty and enhance the meal. Will definitely be back!

So I have been eating at Franks Philadelphia for as long as I can remember. I always get the same thing and it's always good and it's always consistent.Recently I paid a visit to Philadelphia and I went to both Geno's and Pat's because everybody told me when you're in Philadelphia you have to go get the absolute best Philadelphia sandwiches on planet earth.Guess what, the best Philadelphia sandwiches on earth can be found right here at Frank's Philadelphia in Costa Mesa. Don't get me wrong Pat's was good and Geno's was great but neither one of them are as good as Frank's. Still, my biggest complaint about Frank Philadelphia is how they want to take cash only. I placed a couple big orders with Frank's and they've accepted my credit card but I think it's total BS that they don't take credit cards. But guess what, Gino's and Pat's also only take cash so maybe it's a Philadelphia thing. Bottom line is if you want to grill good Philadelphia sandwich go to Frank's in Costa Mesa and save yourself a trip to the East Coast because Gino and Pat have nothing on Frank!!

Cute little hole-in-the-wall type of place with solid sandwiches. A good cheesesteak with a great price, lots of flavor and wonderfully friendly staff. I'd order it without the banana peppers next time because it was a little too tangy for my liking, but still very enjoyable. Great quick spot for lunch if you're in the area.

Superb customer service! Mike & staff are awesome. Waited in line before Super Bowl for Phila Eagles cheesesteak sandwich + fries. They had a ton of catering orders before my order. They also offer my fave Tastycake Krimpets. Haven't seen those anywhere else in CA! Met fun East coast Philly customers in line. Was great to get my "Philly fix".
