I'm obsessed with living at The Villas. It's beautiful, safe, clean, and friendly. The amenities are top notch in the apartment and in the complex. I'm proud to say I live here. I've resigned my lease here after a verrryy thorough search of apartment complexes in the Zionsville, Carmel, Fishers area. It's got the best pool by far. I almost want to keep the complex under the radar because I love this community. The tenants range from young families to young professionals. Shoutout to Adam, China, and Stacey in the office for always being SO helpful! Maintenance too! This neighborhood is booming with growth right now, I hope I can stay here until deciding to buy a home.

I have a friend who lives here! It's super cute and updated! I love the attached garages and the cabanas at the pools! If you're living in the Zionsville area this is the place for you

Inattentive, sloppy management. Adam fails to communicate well or to follow through. We had a very unpleasant leasing experience. Leasing agent China did fine, but when she was gone Adam stepped in only to tell us the price had changed, send us to do our own tour of another unit because he was so "busy", then we came back to find him working out in the fitness center (yes, quite busy!). We have friends who live there and feel repairs needed are met with the same inattentive staff who cares more about collecting pay and leaving every day than what happens with the residents. Walls are too thin and for a newer place, the windows are too drafty and cold. We are glad to have moved on.

The worst run apartment complex EVER! They lie about everything. The ceilings are very thin as you can hear toilets flush, people walking and if there is a dog forget about quiet. The electric bill is outrageous. The insulation is horrible during the winter. The maintenance guy Andrew smokes in the maintenance workshop have seen them also smoke pot. The employee Eli also lives above me and allowed his wife to smoke on the balcony while her children were left alone and would run around. Have also seen Eli smoke a joint as well. They say it's a non-smoking community but that's a lie as I've seen numerous tenants smoke freely and mentioned this to the management and they have done nothing. People also almost never pick up after their pets. I would highly recommend looking elsewhere as they are not to be trusted. If you want to see the flaws of this place, live here to see the truth. This property is also technically not even in Zionsville only the zipcode as the police of Whitestown only respond to disturbances.

We were told one thing and when we got ready to make application, we were told something different. They do not update their website. There is important information they do not put on their website that would be helpful - example - they don't do tours after 5pm. China is very unfriendly and acted as if we were an inconvenience to her. The door states the office is open on Sundays but it is not. We toured an allegedly "cleaned" apartment and there were dead cockroaches on the floor, items from other tenants on windowsills and the ceiling fans were very dusty - NOT CLEAN. DO NOT MOVE HERE. There appears to be a parking issue. Every time we visited, the "future resident" parking was filled up but there were no visitors in the office. Very poorly managed and terrible customer service

This complex did not hold out to what theyPromised my husband at the signing of a short term contract. We were needing a short term lease while we were Moving. 'China' sold is on this complex promising we would be able to move out early and the apt wouldBe rented. There fore we would be refunded for theMonths after we moved out. This WAS ALL A LIE. We signed a '6 month short term' lease and we refunded 87$. While we paid for the total amount for 6 months up front. Be ware this office turns everything around and does not hold up to their sales pitch. Also many kids and dogs running around and loud all hours for the day and night. Kids ridingBikes and skate boards in the parking lots is veryDangerous. We never saw any security officer protolling as we were promised. Parking is a night mare. There are never spots available or those paying rent !!!! When getting home late at night I had to walk 2/3 building down from mine to park, therefore I had to walk alone in the dark. No security available to assist is a huge safety issue. This is a terrible company and office staff to work with. The only good thing about this apartment complex is where it is located. Close to shopping and restaurants.

Wanted to update my review as we have an ongoing situation where they are not paying us the money owed. One of their checks bounced or somehow the deposit was taken back out of our account. Complete lack of professionalism. Not sure who is in charge... but they obviously are having issues with communication or something...

Short version: Rent here if it is your only option. The value is not worth price, I have rented better quality apartments that were $700 a month.Long Version: These apartments are cheaply constructed and have constant maintenance issues. In almost 20 years of renting I easily had 4 times more maintenance issues with my apartment at Villas then all the other apartments I rented...combined. Maintenance issues with my apartment at Villas (it was a brand new apartment when I moved in): The pipes burst in my apartment two winters in a row (they ingeniously ran water pipes through exterior walls with little to no insulation).It was poorly insulated so the air conditioning and heating could not keep up with temperature extremes, once temperature got above 70 or below 50 the HVAC ran non-stop and could barely keep it 5 degrees above or below the outside temperature (this also led to ridiculously high electric bills).My garage door opener broke and after they replaced it would randomly lift as soon as it had completed lowering.Both of the toilets had tank components break in the first 6 months.The plumbing under the kitchen sink started leaking in the first month I was there.The inspired design of the balconies attracts barn swallows (and of course copious amounts of bird feces).The grounds are covered in dog feces all the time.The trash compactor broke every month or two leading to giant piles of smelly garbage stinking up the complex.

Absolutely the best apartments and community I have ever lived in. The staff is above par, and I can't say how happy I am to live here. Pet friendly, nice neighbors, great amenities, and the apartments are without compare. I can't recommend it enough.

I really enjoyed living at the Villas while my house was being built. The office staff is cool and receptive. The complex was quiet and clean. I would recommend the complex to anyone looking for a safe, clean, new, and modern living space. Thanks Villa you fulfilled my need for a great apartment experience during my relocation to Indy. Zionsville is also a super area in the city of Indy. Enjoyed the all around experience.
