The Waverley is wonderful! I've signed three leases so far. My apartment is beautiful, and I feel very safe. The location is perfect. Their clubhouse, pool, hot tub, and deck are amazing. They host community events and have great staff, including maintenance. The property is clean. No regrets here!

I LOVE The Waverly! The staff is so friendly, the maintenance team is great (they came out on a Sunday afternoon to fix our AC), and the location is awesome.The apartments are updated and functional, with free wifi and most utilities included. The apartment community feels safe and the residents are very friendly. The pool, hot tub, and grilling area have great views of downtown! The gym is a little small, but there's a YMCA around the corner and the Cultural Trail is a few steps away. The apartments also have enough deck/balcony space for chairs, which is more than most apartments downtown can say.Location is awesome- you're a short 10-15 minute walk away from Monument Circle and Mass Ave and you're right by Fletcher Place/Fountain Square. The interstate is about a minute away, which is super convenient. You have access to all of downtown's amenities, but you also have privacy and security. I don't know why people complain about the train tracks/helipad so much- our apartment faces the train tracks, and helicopters go over fairly frequently, but it honestly isn't that bad- you get used to it quickly. It has NOT affected my sleep at all, and it's not even loud enough to have to turn up the TV volume. Plus, only about 1/4 of the apartments face the train tracks, so there's plenty of quieter options. The apartments that face the tracks are also the ones with the best city views, so it's a fair trade-off in my opinion. Unless you're a super light sleeper, you're probably fine.That said, my one complaint is the parking. Everyone gets a designated parking spot and one roommate even gets a private single bay garage. But the garage is veerryy narrow and it's hard to even get your car inside. The guest parking inside the complex is always full, but there's also plenty of free street parking nearby, so it's not a huge deal. Parking in a city isn't going to be convenient anyway, and a lot of other apartment complexes will charge over $100 for an unassigned parking spot- The Waverly gives you the first private garage spot for free.All in all, I love living here and would definitely recommend it to anyone! For the price and location downtown/by the interstate, you really can't beat it.

I really hate to give something one star but I also REALLY don't want you to make the same mistake that I did.My roommate and I had to pay a ridiculous amount to break our lease 6 months into it because the lack of sleep was seriously affecting our health and lifestyle.We lived at the apartment closest to the train tracks (incredibly loud) + the helipad (feels like you are honestly in the middle of a war when it lands) + the prison lights that shone into our window each night.We tried absolutely everything to sleep - noisemakers, fans, ear plugs, etc and I wore a Fitbit to bed and averaged 15-17 wake ups through the night.We both are not light sleepers and we were incredibly disappointed with the staff when they wouldn't work with us to find a solution outside of being forced to pay a ridiculous amount of money. Think twice before you live here - we wasted a lot of money and lost a ton of sleep

Maintenance did a fantastic job! Chris and team are great, but besides that my roommate and I had a terrible experience at the Waverely.Let me start by saying I have never taken the time to write a review in my life. We lived at the apartment closest to three train tracks (incredibly loud) + the helipad that brings in any life line support, the news helicopters, and the military helicopters. Not to mention the prison that shines a spotlight in your bedroom and living room at night.The helicopters would land at least once an hour (all day and night) and the freight trains (at least 25 trains a day) would honk and the screeching breaks would be incredibly loud (again all hours of the day and night). We tried absolutely everything to sleep - noisemakers, fans, ear plugs, and a $50 sound machine but nothing helped. My roommate wore a Fitbit to bed and she averaged 15-17 wake ups through the night.We both are not light sleepers and we were incredibly disappointed with the staff when they wouldn't work with us to find a solution outside of being forced to pay a ridiculous amount of money. My roommate even emailed someone at JC Hart about the issue and she never responded. The buildings have ZERO insulation so you constantly hear your neighbors stomping around or playing music at all hours of the night. My roommate and I had to play a ridiculous amount of money to break our lease because it was truly affecting our health and lifestyle. No wonder there are so many apartments at the Waverly that are being leased for corporate to temperate housing. There are so many other complexes going up downtown - I highly suggest that you look elsewhere. Your sleep, sanity, bank account, health will thank you later! :)

Ah, Waverley. As in "Wave your sleep goodbye". Indianapolis downtown heliport - serving everything from the news crews, to EMTs, to military - is less than 400 feet away, with helicopters landing and taking off at least once an hour.East-west mainline of CSX - a major FREIGHT train railroad, is also less than 400 feet away. With 30 trains a day on average, the honking and screeching of the breaks is incredibly annoying and unnerving to say the least.On top of that, the buildings have minimal insulation, so you can hear your upstairs neighbors stomping around all evening long accompanied by rattling windows and pipes.No wonder many apartments are being leased as corporate or temporary housing.I'd say look elsewhere... There are many new complexes coming in up in downtown Indy.

This is a decent place to live for young people new to Indianapolis. I lived there temporarily during an internship, and tons of people I met at work lived there, so it was super convenient for meeting new people. The apartments themselves are pretty nice - relatively new but nothing too special. Any Waverly staff I dealt with was extremely nice, but I mostly talked to the company that found me the place through work, and didn't deal with the actual landlord/staff much. The location is close to downtown, but BEWARE! It's feet from train tracks frequented by SCREECHING FREIGHT TRAINS 24/7!!!!!! Also, ITS RIGHT NEXT TO A HELIPORT. Please, please at least look more closely at google maps than I did before moving in. I cannot stress this enough. Waverly would be a really lovely, livable place for young people who want to be within walking distance of downtown, but the train literally rattled my windows at night. Another strange yet valid complaint: this complex is REALLY jammed in there. The people who laid out this place were like, "OK, how many apartments, parking lots, and garages can we fit into the least amount of space without having to build over 3 stories? Average car is 5 feet across? Let's make the garages 5 ft 5 inches wide." Seriously, the streets, the garages, the hallways, the stairwells are all so cramped. I had to carry my groceries in front of and behind me in order to walk down the hallways. Oh, and no elevators. #lazypeopleproblemsOtherwise, the pool and grills have a pretty great view of downtown, the crappy little gym isn't anything special but it gets the job done when it's cold outside.
